Thank you for posting. We've all waited a long time for this one. Never understood what the hold up was given that apparently the money was all in place and the city had signed off on everything months ago. I just hope it actually ends up looking like the renderings we have seen. You know how this goes in Dallas.....Austin continues to blow Houston and Dallas off the map with all the well-designed new towers getting announced and underway there. Anyway, this is good news Maconahey.

I can see the site from my office and it's still an active parking lot. As of last week there was still a sign saying monthly parking is available.
The same construction management company doing Park District was slated to do this project. Maybe it's been delayed so long they are now waiting for Park District to wrap up before breaking ground?
I heard a rumor earlier this year that they had encountered an unexpected issue with TXDOT right of way from the Olive exit that impacted the original site plan. If this is true I don't know if it was ever resolved.

Two things, its the slowest month of the year for apartment rentals. We still have 400 people a day moving into the region, unless that stops flowing I don't see a slowdown and that number has actually increased this year.

From what I have heard inside the apartment leasing business is that there is a small blip of too much high end product opening all at the same time in the same are of urban Dallas. They are all trying to grab anyone they can to fill up their buildings and lock in leases. I agree if the influx of people moving stays the same then it is just a small blip and it moves forward.

The new entity they seem to be working with on the project is Art Space. http://www.artspace.org/

Well.. At least the project is not dead! The project still remains the full tower? I keep seeing a tiny 6 or 7 story building in some renderings and that makes me nervous..

Probably what you are seeing is the base which is where the artist lofts are located. The tower portion is the only way the project can really financially work. The developer can not afford to just build a few affordable artist lofts on a pricey site in the Arts District so yes the tower is very much moving ahead. The city approved of the entity hand over a few weeks ago that was required to clean up the financing and the introduction of ArtsSpace in the project.

I'm' not worried about considering Parks for Downtown Dallas has multiple renderings all over their site for the Park they are about to have a groundbreaking on I am not worried that another entity hasn't updated their website. The website for the company I work for took months to add updated contact info because of who they hired to run the site. Does it mean the project is a sure thing no, but it's not exactly an indicator of anything either.

I hadn't thought about this site in a while, but reading this thread made me look out the window.
There are bulldozers out there right now clearing the site on the Pearl street side. The parking lot has not been touched yet as far as I can tell from up here.

It's that weird strip right by the Olive exit ramp that wraps around Museum Tower. It looks like the work goes the length of the Pearl Side of the lot, but it's hard to tell for sure from my vantage point at Renaissance Tower. I'll try to get a closer look.Tucy wrote:Cool! Wouldn't want to have just bought into Museum Tower facing this or be selling a unit on that side...Lower levels will certainly lose some of their view.

What your seeing is the City working on sewer. Doesn’t look like there’s been any permits pulled on this project. Last activity was 2016.

A spokesperson @ ZOM in Miami replied to an email inquiry that I made last month that construction on the project would be underway by July. Who knows....We've all been around the block with this one for years now. I hope this moves forward soon.

I hope this guess started this Summer. This is one of the projects I've been excited about and feel like it will complete the Arts District along with the new Hall Arts Residences. We need this building!
