Intra-city relocation, from Cedar Springs Road to the Arts District:

http://www.dallasnews.com/business/real ... trict-move

An Uptown-based energy firm is making a move to downtown Dallas.

EnLink Midstream Operating now has its head office on Cedar Springs Road near Turtle Creek.

The company is the largest tenant in the 2501 Cedar Springs Road office building.

But EnLink has notified the Dallas economic development committee that it plans to shift its 285 workers to the One Arts Plaza office building in the downtown Arts District.

Glad to see that the improvements at ground level are due to be completed by May. I was walking around this building yesterday and puzzled by the fact that it looks just as it did many months ago. Perhaps I shouldn't expect much change on the outside though... not with just 2 or 3 months of work ahead. But, glad to see it getting some updates, either way.

Ashley Furniture Industries Inc. will build a $65 million, 850,000-square-foot southwest regional distribution and fulfillment center on 358 acres in eastern Mesquite.

The project will have a full-time employment of 350 workers after it opens.

Mesquite has agreed to provide tax abatement incentives and will waive development fees for the project.

I'm always happy to hear about relocations that occur in areas other than north DFW. I'd love to see the east and south see more jobs and population growth that will eventually lead to Downtown Dallas being more 'central' in the metroplex.

How Dallas-Fort Worth became a top U.S. headquarters wrangling region

http://www.bizjournals.com/dallas/news/ ... p-u-s.html

There are a few reasons why corporate America likes North Texas, Kramp said, including relatively affordable housing, a talented workforce, Texas economic incentives and connectivity to other parts of the country.

"Texas has already been extremely pro-business," Kramp said. "With tax abatements or some sort of skills development or workforce incentives, companies continue to expand and relocation here and incentives are part of that. I also don't see this sun setting anytime soon."

British tech firm to double its size with HQ relocation to Dallas

http://www.bizjournals.com/dallas/news/ ... th-hq.html

"We have done a lot of strategic work in evaluating global markets and it's clear that in the next five to seven years North America will be leading the market globally," Willis said. "North America is an important market and this relocation will, in an effect, take advantage of it."

The Dallas office is centrally located in North America, gives Zinwave access to a tech-savvy talent pool and is a favorable environment to operate a business, he said. The history of Dallas' telecom industry also played a role in North Texas landing the new corporate office.

Civitas Capital Group — a financial firm that works with global investors — plans to move its Dallas headquarters to the city's Arts District in downtown Dallas by this summer.

The company has signed a lease for 24,724 square feet of office space within One Arts Plaza in the Dallas Arts District.

http://www.bizjournals.com/dallas/news/ ... allas.html

I believe they are already located somewhere else in the CBD, so this isn't much of a 'win' for downtown.

Yes Energy Plaza I believe...1601 Bryan Street, Suite M-200 Dallas, Texas 75201 https://www.civitascapital.com/contact-us/

Energy Plaza is seeing some real emptying of space. Will we see someone reinvest and make some decent upgrades beyond when they simply turned the fountain into a flower bed. They have so much plaza space a restaurant seems like a no brainer being right at Thanksgiving Square as well.

Dallas city manager calls for bolder approach to luring corporate relocations, jobs

http://www.bizjournals.com/dallas/news/ ... ch-to.html

On the economic development front, Broadnax called for a more assertive approach to attracting new corporate headquarters and other businesses to the city.

“We have had a wait-and-see attitude toward relocations and/or bringing in new businesses,” Broadnax said. “It’s kind of like, ‘They’re going to come to us regardless.’ I think we need to do a little better than that.”

Leading the charge in developing a more proactive economic development strategy will be Raquel Favela, who starting April 17 will fill the position of chief of economic development and neighborhood services, Broadnax said.

West Plano's $3 billion Legacy West development has landed another big name business.

Boeing will locate the headquarters for its newly formed global services division in the 250-acre mixed-use project at the Dallas North Tollway and State Highway 121.

The aerospace giant will join Toyota, JPMorgan Chase, Liberty Mutual Insurance and FedEx with offices in the new development.

The new Plano office will be home base for the division's 20,000 employees.

http://www.dallasnews.com/business/real ... st-project

20,000 employees? That's insane!

EDIT: On second thought, perhaps 20,000 is the TOTAL number of employees in Boeing worldwide and they are simply saying Plano will be the 'home base' for those 20,000 employees. The wording is a bit ambiguous, but there is no way 20,000 employees are all going to be working at Legacy West.

EDIT2: "The Chicago-based aircraft maker plans to have the new division up and running with a few dozen professionals by later this year."

So it's only a few dozen professionals. It still seems like an important move, but not as crazy as I had initially thought.

To a place in the metro with zero mass transit options and car clogged roads. Sigh. I'm glad I don't live or work up there. That traffic even on backstreets is going to be a real long term headache.

It's not unlike Boeing's corporate move to Chicago. The executives and some corporate staff office in Chicago, but most of the work is done in Seattle and Alabama. Boeing Services runs the software, support, and maintenance (parts) for its clients. The move is probably due to being in a central time zone with easy flight connections to/from most U.S. cities (being able to support both Seattle and Alabama).

Lone Wolf is leasing 25,000 square feet in downtown Dallas' 717 Harwood office tower where it plans to relocate its U.S. headquarters, according to filings with Dallas' Economic Development Committee. The company plans to have 150 jobs in the new location.

Lone Wolf is asking Dallas for a $150,000 economic development grant to set up the new office.

"This building can accommodate the future growth potential for the company which anticipates potentially leasing up to 100,000 square feet over time," according to the economic development committee report. "Also, the downtown location offers a favorable ability to attract technology workers in specialties of information technology, software engineering and systems architecture, along with other related fields."

https://www.dallasnews.com/business/rea ... own-dallas

I have no idea if the city paying $150,000 for 150 is a good deal or not, but, regardless, I'm always happy to see jobs come to Downtown, and 150 is a very decent amount (with potential for more to come).

Very true. It sounds like they are Toronto-based, but currently located in Las Vegas. They still have plans to remain in Vegas, but are expanding with this move to Dallas. I don't see any mention of them already being somewhere else in DFW.

Internet marketing firm to relocate co-headquarters into Dallas' Galleria Towers

http://www.bizjournals.com/dallas/news/2017/05/03/internet-marketing-firm-to-relocate-co.html

Internet marketing agency Ansira Partners plans to move one of its two co-headquarters to the Galleria Towers in North Texas, which recently underwent a significant $19 million renovation.

The $19 million renovation gave the Galleria Towers — a three-building, 1.4 million-square-foot office complex — a new shine that has convinced some companies to expand operations at the property (like Amazon.com's significant expansion, doubling its footprint) and to relocate to the towers (like Kimley-Horn's relocation).

Banking giant Comerica Bank (NYSE: CMA) has extended its massive office lease in its namesake skyscraper in downtown Dallas, which keeps the bank in the tower where it has been for a decade.

The Dallas-based financial services company has renewed its lease for 222,000 square feet of office space at Comerica Bank Tower at 1717 Main St. in the city's central business district.

This new lease will take Comerica's real estate commitment to the tower through September 2028. Comerica has been in the Dallas tower since the bank moved its corporate headquarters to Dallas in 2007.

I had no idea their lease was almost up.

There were some high hopes for Comerica when it moved to Dallas. At the time, it was a Fortune 500 company, unfortunately it grew a smaller player in it's segment rather than a larger one.... Kinda surprised Comerica has not been absorbed by an other bank.

As far as Texas based banks, is Frost bigger now?

In the current cycle, new office development has primarily been focused in the Legacy/Frisco and Uptown submarkets. Legacy/Frisco has secured a number of large corporate relocations and expansions, while most of Uptown’s new tenancy has come from Dallas’ central business district. Although this has caused vacancy concerns for downtown office buildings, the long-term outlook for the CBD is strong. In fact, we’re already seeing signs of the pendulum swinging back toward downtown, especially in the Arts District/Ross Avenue corridor.

This is basically re-iterating what a lot of us have already noticed, but it's always good to have the media also spreading the word and drawing more eyes to the area.

Savills Studley is shifting its operations from Addison to the Chase Tower on Ross Avenue downtown.

Sources: Smoothie King preps headquarters relocation to Dallas (Cypress Waters)
Candace Carlisle, Dallas Business Journal, 11-27-17

Dallas-Fort Worth could lure another international headquarters to the region, with multiple real estate sources saying Metairie, Louisiana-based Smoothie King Franchises Inc. is preparing to move its global offices to North Texas.

Real estate sources say Smoothie King Franchises, a subsidiary of SK USA Inc., plans to move its corporate operations into roughly 20,000 square feet of office space on the ground floor within the soon-to-be completed Signet Jewelers building adjacent to The Sound at Cypress Waters. The building is slated for completion in March.
...
With Smoothie King owning, operating and franchising more than 900 retail locations in the United States, the Cayman Islands, Korea and Singapore, sources say it makes sense to locate near a major aviation hub.

"A Dallas airport would give them the ability to continue to build more branches and reach them in a timely manner," said King White, founder and CEO of Dallas-based Site Selection Group.

White, who has a history of helping big Fortune 1000 companies with their site selection needs, said North Texas has become a hub for retail talent in the United States, and that talent is helping attract companies.

He didn't know about the rumblings behind Smoothie King's real estate search, but he said he wouldn't be surprised, especially considering Jamba Juice's move earlier this year from California to Frisco.

"If they are coming to North Texas, it would clearly be based on a decision to attract talent," he added.

The red hot growth in Dallas begets yet more growth and expansion, from some of the largest to smaller companies:

Indiana marketing firm shifting operations to Dallas
by Steve Brown, Dallas Morning News, 01-03-18

An Indiana-based marketing firm is moving its operations to Dallas.

LST Marketing is relocating its head office from Indianapolis to a building in Dallas' Knox Street district north of downtown.

The company will open its new headquarters in the Travis Walk building at 4514 Travis Street.
...
Taylor said the company will maintain a presence in Indianapolis. About 10 people will initially work in the new Dallas operation.

"We are growing pretty quickly in Dallas, and I think by the end of 2018 we hope to have 25 to 30 employees," Taylor said.
...
"LST Marketing's new corporate office underscores the level of growth we're seeing in our region," said JLL's Brad Selner. "As more companies make their way to Dallas-Fort Worth, the business opportunities for firms like LST Marketing continue to mount."
...
"We looked at probably 15 different spaces - everywhere from the tollway and LBJ to Central Expressway and downtown and Uptown," he said. "We are looking to be in a more urban walking environment and we wanted a space that represented what we do as an agency."

I love these small relocations, they are easy to squeeze into existing office space and they usually grow once they they get here.
