I wonder if the actually mean six or twenty six. Six million is… pretty low and probably wouldn’t attract such a big tenant. But twenty six million seems pretty high.

The Netflix House development work at The Galleria has started. I guess it will open in early 2025.

Honestly I think the whole concept is tacky. Definitely not a step in the right direction for a mall that wants to fill its vacancies with quality tenants. I think Netflix House would be better suited for Grapevine Mills or even Stonebriar. I wish Dallas still had a nice secondary shopping center to compliment NorthPark & HP Village. Galleria hasn't filled that void since 2016ish. If Galleria/Stonebriar/Willow Bend were to mesh into one shopping center, it would be the perfect combo of quality tenants, along with a wide variety of experiences and shopping.

I also think it’s the wrong idea for a space as big as Belk, I’d much rather it take the American Girl space or go to Stonebriar or Grapevine Mills. If the Dallas Galleria was on the same level as Houston’s maybe it would be fine.

Also keep in mind the size of that mall in comparison to the Dallas Galleria. It’s a new concept, but seems like a risk worth taking. It will energize the former Belk dead zone and if successful there’s probably nothing else like it, which will be good for the mall. I don't know what the Galleria will do with the empty American Girl space. The mall does need a good movie complex, so maybe they tear it down or do a major refurbishment on it. It is an albatross on the mall presently and definitely needs to be addressed.
