Wonder if this was a sudden decision, or the new owners pushing them out. It's a very tough corner, as there's no parking. With that being said, I'm not really a fan of Brazilian Steakhouses nor do I see the appeal. I haven't been to one in probably 10 years. Be curious to see who ends up taking that space and how long it might take to lease. I do think a Neighborhood Services type restaurant would be cool. I also noticed something on the TABC website, that a restaurant called ChinoLatino is applying for a License in what appears to be either the Green Gator spot or Mercy Wine Bar. Address goes back to the same company that just opened Sanjh at Water Street.

City council members publicly confirmed HEB is the store that is going into the Fry's area. The vote we talked about a few weeks ago is in fact for their in-store BBQ restaurant's liquor license.

Very Cool! I wonder if they'll sit on it for awhile, or how long until we may see some movement. This would be great if they can get it moving. Reminder how LC almost fumbled the Whole Foods deal off MacArthur .It's insanely wild that Dallas county does not have one single HEB. I know Frisco and Plano are their flagship locations but it would be great if they could make this one a flagship considering the location and space.

The ordinances and the TX DOT plans were published. The vote was in the Jan 25 council meeting for the liquor license. The only gas station I know of there was a Chevron on the NE corner. I think the NW corner has apartments on it.

If you look at a map, itsjrd1964 is correct. You may be visualizing everything at that intersection in terms of the northeast-to-southwest direction of 161 as you travel down it as if that went north-south, but the old gas station is definitely on the east side of MacArthur and the north side of 161, with apartments on the northwest corner across MacArthur.TXGunLover wrote:The Chevron on the NW corner was demolished several months ago. Yea, this seems to be turning out better than I thought. And it's more imposing on the skyline than I had anticipated for only 10 floors. Curious to see what comes of the rest of the property. Whatever happened to the apartment complex with retail that was approved next door?? Appreciate the pics!

While it's not poking out above the LC skyline it's definitely filling it in. Makes the entire place look more concentrated.

Noticed in the P&Z that KOA Partners is bringing a project forward for a mixed-use development including an up to 20 story Ritz Carlton Residences. It would be on a plot of land right next to the Ritz. It's currently the large parking lot that sits right behind the shopping center with Tom Thumb. There would be restaurants, possibly a high-end rooftop restaurant in Phase 1, and could include apartments & possibly another hotel in a Phase 2. Stay tuned!

Obviously Alamo Drafthouse is closed. Sony bought the parent company, but all the Alamo's in DFW were owned by a franchisee and not by Alamo. They were not included in the Sony purchase. Alamo has stated they're trying to re-enter the Dallas market.

I wouldn't hold my breath, but we'll see how it all plays out from here. Do note, even if Alamo were to re-enter DFW, Houston only has 1 location despite being a similar size.

Yesterday, a man came to my door and he was bringing a petition to be signed about this very thing. It has to do with the Ritz Carlton wanting to expand with some high rise apartments at the corner of Leland and Byron Nelson Way (replacing their employee fenced in parking lot). 7-20 story living space. Also shops, etc. It is the block of land from Byron Nelson Way up to Northgate. It would require adding a light to that intersection and would be a significant traffic increase. So, if I have this right, this makes WFAA8, KERA, and Univision the only local broadcasters in Dallas, with CBS11, NBCDFW, and Telemundo in Fort Worth, and now FOX4 in Irving.

Aren't they located in that same general area where the city has planned a major rework of streets and a new residential tower? I assume all of that would come down including the broadcast tower.

I always thought that broadcast tower was an eyesore and the Fox4 building downtown is pretty old and looks a little rundown.

The other locations thus far took 1 to 1.5 years from the start of construction to open.
And in all fairness, this one in Irving is going to be a bit more complex since it's not a greenfield / brownfield (blank slate) like the other sites.

I'm seeing that YOLK is now open at Star Park... Also, looks like Moxie's is finally under construction at the Sandman Signature Hotel. I've never seen a hotel take longer to build than this one. It's already been 3 years of construction and they're not even close to being finished. I mean, it's a 6 story hotel.
