Proposed development by Lake Waxahachie would have 2,800 residential lotshttps://www.waxahachiesun.com/business/ ... e3dc3.htmlDevelopers for the Haven Ranch subdivision addressed the Waxahachie City Council and Planning and Zoning Commission during a joint work session Dec. 7. The proposed development would be located off Hunter Pass on the south side of Lake Waxahachie.
The property’s 1,200 acres is in the city’s extraterritorial jurisdiction. The development would consist of 2,800 residential lots with three different lot types. There would be a six-lane divided boulevard going through the development. The project includes two elementary school sites and a neighborhood commercial retail site. A wastewater treatment plant or a lift station/force main would be constructed to serve the development.
The subdivision would feature a 200-acre regional park, Haven Park, which would later become a city park. The park’s amenities include a fishing dock, mountain bike trail, pedestrian trail, playgrounds, bird watching stations, and pavilions. The subdivision would also have two amenity centers along with neighborhood parks.
Developer Bobby Samuel of Green Brick Partners addressed the council and commission members.
“We are initially putting in the neighborhoods throughout this (development) that are anchored by a 200-acre regional park on the north end,” Samuel said. “That is a natural area that we wanted to keep intact, but program that into a pretty extensive open space area that can be used by anyone, and that would be developer funded.”
A similar subdivision for this location was proposed in 2007 for 3,300 residential lots that saw a developer agreement with the city. However, the developer did not follow through and that agreement is considered defunct due to milestones not being met.
Under the current proposal, Haven Ranch would be constructed in 10 phases, with the developers wanting the city to annex the different phases over time.
