Because this area was essentially that, an industrial suburb, back then. Twenty years ago VP was a giant rail yard with a monstrous power plant, a huge grain silo, endless lines of tracks lined with boxcars, filth and a sewage treatment plant. You gotta remember, Dallas used to be an industrial based city prewar era. And where Uptown is was nothing but shanty houses. I would wager, with the increase in demand, that these garden apartments will eventually be torn down and turned into multiple high rises. When that will be is the question.

I had some friends who lived there when they were first built, around 2002. Being able to park in their complex and then walk to the AAC for games was a eye-opening experience for someone who lived in mostly suburban small towns before that, and my apartment was in far northwest Plano, which was BFE then.

Other than the pitched roof, and the gated parameter, it's really not all that different than what we see going up in Oak Lawn, East Dallas, Cedars, etc... When you think about it, I'm actually surprised it's as dense as it is considering when it was built. Simply removing the parameter fencing could help integrate it with the neighborhood better for the short term. That'll probably buy it another decade or so...

I don't think so.. IMO, it would have be redeveloped entirely.
On Houston St, Where the fence meets the sidewalks you'll notice that the apartments are not at street level. They were built at an incline. Ideally you would want to activate Houston St. With retail.. The W Hotel has nothing facing that side of the street.. its kind of odd.
Further more, within the fences you have streets that intertwine one apartment block with the other.
The garden style simply doesn't mesh with it's surroundings.

These apartments and the property is being very well maintained. Probably won't see this change until the next big development cycle after it is surrounded by high rises.

...at least half of that land should go toward a park and expansion of Museum of Nature and Science.

Today was an interesting milestone for this project. The escalator installation began. The logistics of installing the escalators into the narrow vertical lobby/atrium space is very complex. What you can't see from the outside is how the escalators need to be carefully threaded like a needle between the large beams that span across the space at various levels. It is quite exciting for our design team to finally see this day come. The installation of the remaining escalators will be ongoing for the next day or two. All of the pictures below are of the one escalator installed today (1 of 6).

LOVE that density! Shots like this also show how close Victory is to being completely built out. There aren't *that* many lots left!

Those apartments do have decent density I'm sure, what has really always bothered me is the way they address Houston St, a fence with a parking lot behind. Bleck.
Insane to see how dense the area has gotten. Nothing but exciting. And that rooftop view down Lamar is a stunner.

It appears that the last floor has been poured for the garage and now steel is going up--for the theatre I am guessing.

Matt is correct. That's the structural framing for the perforated corrugated metal panels that will cover the entire garage facade. There will also be decorative light fixtures mounted over the metal panels.

This theater will be a nice long afternoon lunch for the Amazon employees, unless they decide to walk over to the Aquarium.
...or for Amazon employees attending team building exercises at the Fountain Place office, this theater provides a welcome quite break from all the connecting, collaborating and communicating. "You guys want to walk to the movies or to the museums?"
I'll stop for now, but there are so many scenarios to present. Really, though, the most potent experience gained with downtown Dallas city-building by Amazon is taking the community over the cusp, active participants in the maturation of this suburban Sunbelt city into the next great American city for the world. Same thing could be had in Atlanta or Houston, for sure.
Frankly, that hard-core advantage Dallas has over other Sunbelt population centers, plane and simple, is Fort Worth. Two Arts Districts, Two Botanical Gardens, Two Zoos, Two Symphony Halls. The regional pitch from North Texas should be above and beyond any from the Sunbelt.

What bothers me about some of the development in Dallas is that too often buildings do not relate well to the pedestrian realm especially at street intersections.

We had the perforated corrugated metal panels and decorative light fixture mocked up. The perforated corrugated panels will lap over the white metal panels at the cinema level up to about 8ft below the roof. There will be 350 of those lights spread across the full height of the garage and cinema on all three elevations.

Very cool. It sounds like a great mix and I do think the additions of the new towers in the area and the conversions going on in West End will really pull it all together and hopefully make it super successful.

I tried to summarize everything new coming to Victory Park (based on that article). Most of them didn't have names currently, so I just listed them by the team behind the restaurant. I count six new restaurants, one movie theater, and one co-working space with a day cafe. The teams behind most of these restaurants have a solid track record, so I have confidence that Victory Park will be a hit once all of these are open.

Because of its disappointing history, VP will suffer from a skeptical public until they deliver these restaurants. I know people who will not lease there because the reputation is so bad. I think their plan will ultimately work. But with 2018 deliveries, don’t expect to see any buzz until late in that year.

I've been working in Victory Park since August and I'm very impressed with the way things are turning out down here. I hope these places all open and STAY open. Granted, mistakes have been made, but the potential is definitely here for Victory Park to become a wonderful part of town.

Maybe saying it will be a 'hit' was the wrong word choice, but I think, starting mid-2018, Victory Park will be on the upswing, and I see things progressively getting better for the neighborhood.

That's good to hear. Unless there is a recession or something that causes things to slow-down in all of Dallas, I think VP will do just fine. They have some solid teams backing a good number of restaurants. You can't simply open one or two cool bars/restaurants in a dead area and expect them to last. The area needs vibrancy, and these six new restaurants will provide that. The movie theater could potentially bring in people from Uptown as well.
I suppose the only downside to this area is, one nights where there is an event, are people (especially commuters from the suburbs) going to want to deal with the extra traffic just to go to these restaurants?
