Dallas Arts District: Hall Arts Hotel & Residences

I was checking up on the FAA submissions and noticed the Hall Arts condo was submitted and approved during the hiatus back in September.

Description of Location: The site is located north of downtown Dallas, bound by Flora Street, Leonard Street, and Ross Avenue, and it sits approximately 4 miles southeast of Dallas Love Field Airport, as the crow flies.
Description of Proposal: It is a mixed-use project with an 8-level podium and a 26-level condominium tower. The tallest and closest corner of the building to Dallas Love Field Airport is 440' above grade.
Work Schedule: 11/14/2016 to 09/06/2018


440 for the Arts District??

Can't wait.

This project and Flora & Olive Tower are going to be great additions to the Arts District. I only hope the proposed narrowing of Pearl Street goes through, too.

Anyone hear how he is doing selling the condos? I do think this project will really help the Arts District.

This is such pivotal project for the Arts district. The narrowing of pearl will give the district a more pedestrian feel. There is a dire need for more commercial too. It's not very lively. The mixed projecs will help tremendously.

I work pretty closely with alot of hall associates so i have a little info on this project.. its definitley a go, they are working on everything right now, i know they even have an agreement for a pretty big flag on the hotel portion of the project plus the ground leasing is already being worked on, so its moving forward even without hearing anything.

Are they marketing condos or do they plan to start doing so soon?

How's that retail leasing at KPMG Plaza going?

They are starting to transition to marketing the leasing for the condos now that they have the hotel portion all signed and done.

The retail leasing at kpmg plaza was a mess to say the least but it wasn't really on their end, they had some issues, but I believe they signed a asian style restaurant to go next to flora st cafe and should be moved in sooner than later

Thats the last design i saw so i think that is the official rendering, but i could be behind on that.


On phase 3, office tower, I was told that is still a ways away.. probably like 2022 - 2025 range

I am more curious if they will ever be able to finish the City Performance Hall. It just looks odd in its current single phase. I hope the retail here in the building makes it enough of an energy to help feed the Arts One Plaza, Belo's long-empty retail space and the hopefully coming soon Flora Street Tower retail.

Great news! This area could definitely use some more retail.

It's strange, but the Arts District and Victory Park both have fantastic pedestrian friendly infrastructure, but neither of them have much for pedestrians to do.

Perhaps it's wrong to say there is not much for pedestrians to do. It's just odd that this place has nice wide sidewalks, and the roads are built with pedestrians in mind, but a place like Uptown has been much more successful at gaining foot traffic.

Every time I go to the area, it's always a nice, pleasant area to walk in, but there isn't much foot traffic. A park is certainly a good way to bring in consistent traffic, but the museums and arts venues generally just bring in people from all over DFW and they tend to only visit ever so often (I suppose similar to what the AAC does to VP). Maybe I just haven't been to the area at the right times, but whenever I go to the Arts District, the foot traffic isn't there, but, like you said, perhaps it's just the lack of residential there.

With this and also the other nearby Apartment towers kicking off Ross and the Arts Distric will seem much more alive with people. I never thought this one would finally go up but so glad to see it.

man, this portion of Hall's complex has really shrunk over the years. just a few years ago it was to be 39 stories.

You look up Crescent Hotels & Resorts and their portfolio has a bunch of Courtyard Hotels and Hampton Inns. http://www.chrco.com/portfolio/

HALL Arts Hotel and Residential Tower Will Bring Added Vibrancy to Downtown

The Dallas Arts District development will look to add to the neighborhood's street-level activity.[/b]

HALL Group broke ground on its more than $250 million development including the
HALL Arts Hotel and HALL Residences located on Leonard Street between Flora Street and Ross Avenue.
The 25-story residential tower will include 44 luxury homes ranging in size from 1,600 square feet to a
10,000-square-foot penthouse. The eight-story boutique hotel will include 183 rooms and will house original art in each room.

“We’re very excited because we think it will bring more vibrancy, more people on the street. Having a 183-room hotel
should bring 250-300 people every day … going to restaurants, walking around,” said Craig Hall, chairman and founder of HALL Group.
The area currently sees more than three million visitors each year, and now art-goers will have somewhere nearby to stay.


Hall and his wife, Kathryn, plan to move into the residential tower once completed, making the 6th and 7th floors their home.
The project is set to be finished by the fall of 2019. Dallas-based HKS Architects Inc. designed both the hotel and residences.
Dallas-based Emily Summers Design Associates will lead the interior design of the HALL Arts Residences, and New York-based Bentel & Bentel will work on the interior design of HALL Arts Hotel. The Office of James Burnett will be the project’s landscape architect—the same firm that worked on landscaping for Klyde Warren Park.

Typically, floor-to-floor heights are greater in office buildings than in condos or hotels.

Hall (the guy building it) seems to think it is 25 stories. I think you might be counting floors in an obsolete rendering?

I will be curious to see how condo sales go, hope they go better than Museum Tower. That could be an indicator if they go well here.

I drove by last Sunday and didn't see any construction vehicles or activity on the site. May have changed since then

Doesn't look like much is happening, they "broke ground" on April 21st and we don't see much here. I don't doubt that they will it's just interesting that so much time is going by with nothing.

So.... was the "ground breaking" (2 months ago) just marketing? ... or has something started to happen?
