Still I wonder how they will tackle that ADA parking in the future. Surely there is a way to provide adequate access for the ADA needs of a venue like the AA Center and not keep just a sizable open parking lot.

I forgot the name of this development, and I'm not entirely sure if this area is still considered Victory Park. This is just north of Wooddall Rogers right across the street from where the Hard Rock Cafe used to be.

PNC Bank buys naming rights to plaza outside Dallas' American Airlines Center

On the heels of buying the US operations of BBVA (locally, the former Compass Bank), PNC has snagged the naming rights to the plaza south of the AAC from AT&T.

Just to add and clarify,

The "solutions center" is nothing more than a traditional-sized bank branch, and according to the article in the Dallas Business Journal, their goal is for it to "begin operations by at least Q2 of 2021."

Will be interesting to see how they do parking on that small corner lot. It will probably end up being a drive thru ATM and the rest surface parking. lol

Thanks jrd, and Tucy.

When Compass Bank was bought, BBVA kept their former headquarters office in Birmingham but added senior staff at a BBVA USA parent headquarters in The Woodlands, Texas. It later moved to the Galleria area of Houston. With PNC's pending acquisition of BBVA USA, I haven't heard of PNC saying they're going to sideline either city (Birmingham and Houston), and as far as I can tell Pittsburgh still has a lock on the headquarters in a way Detroit didn't with Comerica.

Still interesting to imagine what scenarios would lead to this new national consumer bank system adding office jobs in Dallas rather than Houston or Pittsburgh, though.

From September 2020

Local developer offers glimpse at future development possibilities in Victory Park

Hillwood owns an 8.5-acre parking lot along Victory Avenue, where on the southernmost portion, Victory Commons One is currently being built. Two more office towers could eventually join it, the company revealed earlier this week.

"It's always been in the plans, that we would have three buildings there. We could potentially combine the second and third buildings into a larger complex, but we always thought about the eight and a half acres being for office buildings," Reese said.

The three towers combined could offer up to 1.5 million square feet of new office space, according to marketing material released by Hillwood.

So far, no tenants have been announced at Victory Commons One. Hillwood is marketing and leasing the property themselves. The project, which is being developed in partnership with San Antonio-based USAA Real Estate, is expected to deliver by November 2021. Reese says USAA Real Estate is not currently attached as a partner to the future buildings.

I am also disappointed to see the brewery building covered in stucco. I was hoping to see the old brick like the rest of the West End. Was the old brick too fragile? Did removing the gray paint damage it.

Yeah, that's definitely disappointing about the Brewery building. They may as well have just razed the thing if stucco was what they were going to do.

Ya, good god, what a waste. This brewery building is quite imposing on Woodall when you're going WB - the highway bumps right up against it. Having a cool, urban, brick façade would have looked so nice on this thing but no... now' we just get what looks like a Plano tilt wall flex warehouse sticking right up off the road...

Leave it to these developers to turn potential into a dud. Stucco trashitecture will look like ghetto slums in twenty years.

It is definitely disappointing. I suppose maybe there was no hope for the brick after removing paint. I would've been fine with just repainting the brick after all the remodeling was complete than going this route.

Also, there could've been this from a design comp awhile back:

While I don't think it's very likely, I do contemplate if they have any intention for applying thin brick veneer tiles around the windows. . .

I guess there's a snowball's chance that this development will ever be built, especially in the wake the announcement of the Hunt buildings in Victory Park.

Oh that building is still being planned? Would be better if they buried the garage or at least moved it under the tower and left the land next to it for some park/green space. Just my opinion.

I35 is nothing but ugly garages. Funny how "Highway Architecture" the one thing we thought Dallas did well isn't som much the case

I'm sure if someone shows up and is willing to lease space sure they will move ahead but not until they sign on the dotted line. Projects without for sure main tenants are not likely. Demand for office space is in sharp decline due to Covid. Certain projects will start like maybe the Trammel Crow one on McKinney Ave but all you have to do is look at the Central Market store/office/hotel as one of the many indicators as well as lots of space in Dallas is now up for sublease like Ubers sort of second HQ in Deep Ellum. Office projects will be quiet for awhile while the office market figures out how much of the workforce will be coming back in to work. Many office tenants are still planning on reducing space requirements so they can just have employees come in for bi weekly office visits and keeping the rest at home. The Vaccine is nice but its not working fast enough leaving politics aside and with the number of COVID mutations scientists are still unsure if all these vaccines will stop it from having a continuing affect on the workforce environment.

What are everyone's thoughts on mixed-use buildings, similar to what One NewPark is supposed to be (really hope that building & the rest of NewPark happens, by the way). Anyways, I feel like actual mixed-use buildings could be great for Victory Park (and the rest of Downtown). Wonder if the Victory Center could be reworked into a mix of residential, office, and maybe ground-floor retail/dining?

Maybe that could make it a little more feasible in a COVID/post COVID world? I don't know, just my thoughts. ¯\_(ツ)_/¯

"BOKA Powell was engaged in a design competition for a high-profile mixed-use site at the apex of Woodall Rogers and IH-35 in Dallas, formerly occupied by a brewery. The developer’s ambitious plan includes a high-rise condo and apartment development with street-level retail and a host of amenities, including a pool deck offering front-row views of downtown Dallas."

I believe it was an all residential tower. Would be nice to have more residential in this area.

The apex of decibels from 24-hour interstate travel, and the daily apex of an ingestible fog of burned fume particulates including hydrocarbons and brake pads. Wouldn't even want to walk my dog there, let alone live there, and I imagine many Texans still don't realize why the worst part of cutting a freeway through an urban neighborhood is what it continues to do in citizens' bodies -- even worse than what it did/does to walkability, pleasure, connection and future potential.

Where is the PNC Bank? Are we talking Victory or Harwood? If it is across the street from Rolex that sounds like Harwood but have to admit I am not sure where the bank is.
