Like I said before the whole fiasco started the developer will have pictures and artwork done up maybe even a piece of the tear down will be turned into sculpture. Mind you by then it will be a distant memory. The News cycle was quite serious with all the CoronaVirus news and Trump stuff that this story blew up cause it was a distraction from the doom and gloom. Any other day and it would have not been as big of a deal.

While the new plans will still include high-rise office and residential, retail and a public park, De La Vega said some of the buildings are being redesigned to include better air filtration systems, touchless technology and more natural light. He also emphasized a focus on health and wellness, starting with a proposed four-acre public park.

I think this entire project is a pipe dream. They may get one or two 10-story buildings, but that's about it. Eventually, I see mid-rise apartment buildings littering most of the site.

Leasing of the office tower is being handled by JLL. De La Vega is hoping an anchor tenant will be secured before the project is ready to break ground.

"Otherwise, it would be difficult to finance," he said.


This is the key point many of us already know but nice to see it written out in plain language. If he doesn't sign a lead tenant he will probably start selling off the land or be like Spire and just sit on the land for a decade hoping something pops up. His only advantage I would say is that by offering a project with more health and safety features related to the spread of COVID he could snag someone looking to make a splash by moving staff to a new "state of the art" facility. Even with a vaccine, it will take years to eliminate the fear completely and that is if it COVID-19 doesn't evolve making the vaccine useless.

This interesting. Originally, the plan called for the following:

"Plans for the first phase of The Central include a 17-story office building, a 320-unit apartment high-rise, a 430-unit apartment project by JPI, a 300-room full-service hotel and a 150-room limited-service hotel. There will also be 110,000 square feet of eateries and entertainment space"

What's interesting now is that 17 story component is now all residential. Also, important to note that JPI announced in August 2020 that they were going to go big in 2021 in DFW. The link you posted also shows 700+ units in the 17 story tower. It makes me think that these, or at least some of them, won't be large luxurious apartments..which goes in line with what JPI said in the latter parts of last year.

I haven’t been through there in a few weeks, but there is definitely a long, low slung Dallas donut that is decently far along. This may be underway, but I’m not sure. I was pretty surprised to see the progress on the aforementioned complex itself.

I think it may be more of "confused" "announcement." 750 apartments in a 17 story building seems unlikely. I don't know what that site is, but it looks like they may have cobbled together a set of random statements from the developer's earlier description of their first phase and created a useless mess.

17 stories is in the description of phase 1 (but for an office building) as is a total of 750 apartments (but in two separate buildings/developments).

JPI is building the doughnut apartment complex that is apparently under construction (430 of the 750 units that were supposed to be delivered in phase 1.

Jus think if there was no pandemic the amount cranes in the sky there would be right now. high rise projects going up left and right with those projects completing in roughly 2 to 3 years I’m guessing on average. I hope everything will bounce back and we see a flurry of cranes popping up in the coming months. I’ve heard there will be big changes with projects getting underway in 2021 but I’m not holding my breath

JPI is already developing another apartment complex to the north of the development, which will bring 430 units to the area.

Well, thats a good sign except I doubt Streetlights highrise will be as nice looking as the concept renderings we have seen previously. Prepare for this project to be very piecemeal rather than a truly unified coordinated project. Since apartment rental developments are still such a strong market even in the pandemic the lead developer is easily able to just sell off parcels to these rental unit developers and wait around for office tenants to show interest. After all, this developer doesn't have a proven enough track record to pull off such a large project so having residential already filling in some parcels gets some movement while proving the project can move forward if a big tenant signs onto a proposed office high rise. There is very few big fish that will sign on just because you have control over such a valuable parcel they want the KDC's of the world to be involved so they know what they are getting will get done.

Hope for the best prepare for the worst. In this project's case, the worst was already defeated when the surrounding land was planned for a Sam's Club and that project was sent to the curb. Any highrise residential is a welcome sight here.

We don't know how execute the style properly and the stucco quality looks cheap

That's because the buildings themselves, the one plus fives, are trash buildings built using cheap material for poorly designed architecture to maximize profits. In twenty years, they will be new slums.

I made an inquiry into purchasing or renting a one-bedroom apartment at this project (called the Jefferson Innova). Lowest they said was $2450 for a 650ft apartment. Don't know who would pay this kind of money for this area with nothing around it right now. I've run by this apartment project almost everyday and this has gone up to fast for my liking.

Its JPI they over charge and under deliver on their "luxury" properties.

Oh and let me guess, they claim they are located in Uptown near all the best hotspots for living working and play.

Update: Surprisingly their website says they are located in Old East Dallas
our Old East Dallas apartments will accommodate every lifestyle. Our new apartments in Dallas are located just outside of the city’s most popular areas, including Downtown, Deep Ellum, and Uptown.


They don't mention Knox/Henderson or Lower Greenville which they are closer to than Deep Ellum but I guess that doesn't have the same Google juice.

Welp, the FAA inquiry is certainly one of the more exciting things we've seen in regards to the entirety of The Central in at least a year... So that's good. And as tamtagon said, it is nice to see many of these proposals/inquiries around the city pushing height up, and yes, I'm aware many of them don't break ground. But as he also said, it's nice to see 400-500 ft become a common number rather than 200-300 max. Things are changing, I think. Slowly, but surely!

Here's to hoping some of the larger structures start sooner than later in The Central. The area needs the push.
