Hopefully it will someday have a new DART line going by near there as well. I think this area could really pop if they could get a noticeable building up. Also the bullet train will be coming in near there as well.

Not a huge fan of this design. Dallas seems to only build boxy buildings with giant podiums. They should combine both office towers to one so we get something with more height. I understand we need parking but do we have to see it?

I like the taller buildings' design but regardless I have a hard time seeing this project happening.

Yeah I don't see it happening. Especially if it's primarily focused on office. They need to invest in the area with more Residential. Then follow up with office products later on once the area is cleaned up.

The best thing about these new renderings is that the Eagle's Nest seems to stay intact. It would make a fantastic Food Hall space or a market. Those high ceilings, the tall stained glass windows, all the ornamentation. It would be a real show stopper.
Hopefully they can kick off at least a first phase to get leasing going and show that there is demand. There's very little brand new office space to choose from Downtown, and nothing of this magnitude and quality. The location is perfect too, wedged between the CBD, Farmer's Market/Deep Ellum, Convention Center, The Cedars, future HSR station, and all with I-30 access and the potential for killer skyline views.
I could do without the name "Newpark" though.
***Also, did anyone notice that in one of the nighttime renderings there's a silhouette/reflection of a building with the CNN logo right over I-30? It's faint but it's there. Maybe AT&T will relocate CNN and some Warner Media operations to Dallas?

But Hoque has the cheaper Pilgrims Pride land, which has less visibility and less office potential, for the kind of multifamily midrises being suggested here.

I doubt AT&T will bring a serious Time Warner move to Dallas besides some executive moves into the main HQ.
These renderings certainly are more refined and the fact that NTCOG has it just means they are helping shop the project around for other new locating companies.

It isn't just Dallas, Austin does it too and in fact their largest new office project going up now has 15-16 floors of parking with the tower on top.

KDC has been involved since the first public announcement of the Smart District project (almost two years ago).

They appear to be going for residential primarily at the beginning. Not as much office space as they originally focused on. I don't know if there is enough of a market for this kind of tower in this geographical area of the city since there are several towers coming on the Downtown/Uptown/Victory Park/Deep Ellum market. AMLI Fountain Place, Flora & Oliver Tower, The Victor Tower, The Stack, & East Quarter, just to name a few. I enjoyed the video.

Wow, it looks like they're pretty serious about at least starting that One Newpark building early next year. I'd rather have the district start going up all at once rather than piecemeal, but at least it's a start.
The modern architecture should be a nice addition. With such a grand vision, I wonder if they know about a corporate relo or two that we don't. I keep thinking what a huge boost the Tesla HQ would be Downtown. It would change things immensely. I know that Austin has been rumored as a front runner, but maybe that's being used for bargaining power. Austin wouldn't really provide them that much of a decrease in costs, and it's not the most regulation averse place either, which is what's driving them out of California.

The four-star hotel stacked between the office and multifamily chunks would be nice if it happens. Could it help convince Hillwood to try something more multi-functional, if it worked here?
Architecturally I think it fails to look like anyplace at all except what investors think is safe to look like. Nobody will ever feel like they're at home around this district, or care that much about a "neighborhood" of this type of building, but they're not invited to be citizens there in the first place, as much as shoppers and tenants.

I love it! Hope it happens. Southeast Downtown is starting to look like the new Uptown, with this, wrapping around to the Farmer's Market and towards Uber's campus.

We all might want to collectively check and see if Hook & Ladder 4 is going to get new digs some time in the (near?) future as another way to keep tabs on what's up. I did a very quick/short search, and, found it's been in at least 2 locations not terribly far from one another during it's existence as #4.

Fire Station 4 is on the older end of the department's stations but did not make the cut for the last bond election to be replaced. Other large cities have allowed fire stations to be built in the ground floor of high rises and that could kill two birds. I don't know if the city has ever been made that offer, I do know that the city has turned down previous offers for land swaps/replacement by developers. I was just laughing at the metamorphosis of the fire station in the video. The stations that were approved for replacement/or new construction in the last bond election were Stations 36, 46, and new Station 59.

I would think the sky bridges would only be necessary if a single tenant occupied space in multiple buildings. Otherwise they're pretty pointless. I'm thinking they're showing them more for marketing purposes?

They've got to fix that script at 1:15 where they say the 90-minute-connected Hou+DFW economy will be a connected region second in size only to Tri-state NYC. If you're going to count two MSAs as one investment labor-shed to investors then you cannot act like LA MSA is all by itself and doesn't have two more MSAs immediately bordering it. We might add up to more than LA all by itself, but not even close to its Combined Statistical Area.

^seems like there was one or two other gaffs, but that one stuck out to me, too. I'd rather see PR stuff more like, the HSR and NewParkSmartDistrict will help boost North Texas into the third largest economy in the country.

This is being proposed by a developer who is unproven for massive projects like this. Sure its got the same construction management company that built Legacy West behind it but their man power just boosts the construction side. It means nothing if the company doing the marketing and leading the overall development are not able to get leases signed or banks to sign off on construction loans. Its not easy to build a status like a Trammel Crow who if they announce something like this people are more likely to believe its a possibility. I know no one wants to hear this but Spire also thought it could propose a massive redevelopment of empty parking lots. Bold renderings are nice but unless a big tenant says yeah I am willing to bet on this project its going to remain a Bugatti's and Neiman Marcus bags while pushing a baby stroller fever dream.

As much as I'd like to see this work, I just don't think it's possible. It's basically disconnected from the rest of the Downtown area & the South side of Downtown has no draw to want to be there. City Hall can't pull in folks & of what I've seen of AT&T's District, that won't do it either. All of those hideous open parking lots will remain empty for years to come, IMO.

So we have this on the south side of downtown and De La Vega and that massive development on the north side. Can Dallas absorb that much new space? Especially now?
