That rendering shows exactly what’s wrong with that plan. Their “green space” is across from another plot of small “green space” which surrounds that massive hole the crescent had right there. Why doesn’t Crescent Court’s retail do well? No question it’s because Cedar Springs from lower Mac to the trail is a car oriented mess with no foot traffic outside 10pm - 2 am on weekends.

The worst part of that statement of mine is those who are anti-urban redevelopment walkable, transit etc will misunderstand what I mean when it comes to my expectations of individual transportation and its role in urban Dallas redevelopment. We will all see what we want in my statement condemnation and validation depending on what side of the discussion we agree with.

The FAA knocked this one down to 289', which is not new news. But, I must've forgot a circularized case was still pending for 399'. Feedback was due a week ago from aviation parties.

Did this one ever start? A post earlier said the expected start date was Oct '18 but the DMN article noted that "Current leases at Cedar Maple Plaza run through 2020, so any new construction is still a ways off."

They're sure letting the maintenance of the existing buildings go, which is sad to see. Such a shame and such a waste.

Hopefully they're rethinking the entire design as it is a step back in urbanity. Build out the original 1980s plan and scale it taller if needed. That plan blended in with the neighborhood and was pedestrian friendly. They could probably even squeeze out more rentable office space and retail space than their proposal. I don't see why this has to be so hard for today's Dallas developers.

Couldn't really find the old thread for Maple Terrace, and didn't think it was worth starting a new one... so I'll post this here since it's same neighborhood and a block away. But Hines has purchased the Maple Terrace Apartments. Curious what that might mean. I know in the past new residential towers and I think there was even a rumor of Four Seasons looking to build a hotel here on the available land.

Not on that site nothing has started. I don't believe any move-outs have even been seen on the site.

Was supposed to start in October but maybe some of the other projects underway in Uptown have taken some of the momentum away from this one. Never know, maybe they did a redesign and will have something to show us soon.

Granite Properties is a real-life example of this hold-and-develop strategy in Uptown. The company purchased three low-rise buildings in the Uptown area in 2011 and plans to transform the site into a top-tier office product within the next three years.

"It's currently called Cedar Maple Plaza," Granite Properties Senior Managing Director Will Hendrickson said. "We've already been through the entitlement process, and we are now in the process of winding down the current leases we have in place."

Once the leases run out, Granite will launch construction in the first quarter of 2021, creating a new office product with 17K SF for restaurant development.

I like the building, but the valet drive up in that location is odd and reduces the urbanity of this streetscape.

Also, isn’t there a 30 story apt bldg supposed to go up next to this? That will be a nice change to that area. If only we could get a better project on the former Old Warsaw land as well.

I've seen no evidence that this project is near breaking ground. With so many other buildings under construction, this one may sit on the shelf for awhile.

Here's Steve's headline almost exactly two years ago (about this same project); he does love any opportunity to use the phrase "booming Uptown district":

Yeah they label it like its gonna be Klyde Warren but it will be a green space that security will run off people if they don't like what they are doing. They talk about it like they are gifting land to the city for a public park. I am all for more public spaces in our urban environment but it's not like people will use this lawn to walk their dog or have a picnic. It is a manicured lawn like every ranch home in the suburbs. Green but largely for show and never used. Is it better than a valet parking lot yes it is a valuable space for the office workers nope.

That's 2401 McKinney (Trammell Crow with Pickard Chilton designing).

But GFF is also the designer of 2500 Cedar Springs upcoming for the Ryan Companies.

And behind that is the planned Quadrangle redevelopment.

Yeah I agree, valet should be moved, but this would be nice to see for the area (I think?). Definitely would be some good height and at least there's some ground-floor action.

I don't like the layout of the project but sure do like the height. This thing will tower over the immediate vicinity. With a 6/1/22 construction start date, does this mean that structures there will be demolished before then?

Since Trammell Crow tower on McKinney will begin construction after the first of the year & Harwood #14 is emerging from the ground now along Harry Hines Blvd, I suspect this tower will be put on the back burner for some time to come. The Uptown market appears to be settling in for a time period of absorption of space. Even Harwood has put the brakes on announcing its #12 tower despite the fence banners on its site.

Uptown tower project gets a green light thanks to major bank lease and funding

A major Uptown Dallas development is set for a June groundbreaking thanks to a new tenant and funding.

Granite Properties has been working on plans for its 23Springs office tower across from the Crescent for almost four years.

The 26-story tower would replace three small office buildings at the corner of Cedar Springs Road and Maple Avenue.

Bank OZK — formerly Bank of the Ozarks — just signed a lease for more than 110,000 square feet of space in the project and will provide construction financing for the development.

I like the building, but HATE that the city approved it to be set back from the street with a valet lot at that major corner. All parking should be pushed out of sight from major streets in Uptown.

I don't expect anything less from the uptown area. Despite its density it is shockingly unwalkable and I don't see that ever changing. It's a pseudo-urban neighborhood and I'm largely burned out on caring about developments in the area since that's apparently what folks there want.

Yea, I've given up as well. It is what it is at this point. Dallas has a small area it could actually create a very vibrant urban experience unique to the rest of the Metroplex, but continues to allow designs found in Legacy - Plano.
