Nah, at some point that just seems too long plus you would have to get the 1% to agree to mass transit passing through their neighborhood and even a romanticized historical trolley is bastard of crime and lower income petulance too repugnant for their golden paved streets.

Here are some update photos from different directions. Interesting how it looks fatter/wider traveling south on Central and slimmer if you are going north from DT. Most of the exterior work is completed now.
I don't know...it's not very sexy or exciting. Then again, this isn't Uptown, it's Knox.

I stare at this all the time while walking my dog and it is definitely blah.
And although I can't believe I'm making this distinction, at least it's not in what I think of as the "good" part of Knox. Thank God the Broadstone, which IS in the best part of Knox, decided to go with underground parking and prioritize activating the street. Meanwhile, this blah building can at least up the density of the area.

Second crane came down this weekend. Not much more to see here I guess as the next few months will be focused on the interior.
They target 2020 to start move-ins. Four years ago it probably seemed like a good plan. Can’t help but wonder if all the development in the immediate area will dampen leasing pace. How does it impact a marketing focus on the shops and walking in the area when it feels like a never-ending construction project.

That will settle - it is pretty telling that we consider a building like this to be infill now. 10 years ago this project would have excited us.

It looks more finished from a distance than it actually is. The base lower levels are a mess of construction still so I can see why a mid-2020 finish out could be the plan. Leasing has slowed until Spring so if they were to open any time soon they would have a hard time getting very many leases.

They have been finishing interiors on the first few floors. Still have some final touches to finish around the project, particularly landscaping and the park on McKinney Ave still to go. They testing lighting around the top a couple of months ago, but dark ever since. Nothing striking, just lit the lip of the roof edge white on the south end of the building. Hard to see from this angle. Seems impractical in that those “penthouse” units on the top two floors would be lit up like a mid-day sun all night. We shall see.

This will certainly make an impact on 75 lit up at night. As people cruise into the urban center more of these bright LED lighting schemes will unveil themselves giving the city a more LA, Las Vegas element. Everything in this area so far has been lower when it comes to residential and all the office towers are not upgrading to similar schemes so this will be a loner for now. I expect though those new high rises going up north of Mockingbird station and the planned high rises in the DART parking lot next to Mockingbird Station will also feature some flashy LED lighting as well.

Here’s a screenshot showing about one third of the little park they will build across the alley. The alley has been completely rebuilt in the past couple of weeks. It runs north to south splitting the screen in this shot (Nove on left, future park on right). No work started yet on the park, but that was always going to be the last piece. It shouldn’t take more than a couple weeks.

This one is almost done. They advertise that the property is now open. Here are some recent photos, several were taken from their Facebook page.
The park is also substantially complete, they need to add the fence and some outdoor furniture - but what a nice amenity for their residents. This is a former SFR lot across the alley facing McKinney Ave and sandwiched between two separate townhome communities.

I toured it recently, they are charging $75 for parking in the garage with every lease and that's not even a reserved spot. Its $75 just to park in the building you live in on a first come first serve basis. They do that in Downtown Dallas and of course many cities do so in deep urban areas but do all NOVE properties charge for parking in the buildings own garage? I know none of the other buildings in the Knox Henderson area do.

This week, they have been testing multicolored lighting effects at the top. It’s been bright white for a few months, but I’ve seen red, purple and green so far. Not a fan of any of those. I think blue might work.

Well, that didn’t take long. It’s been open about a year. I thought these sales usually took a couple years in order for the place to lease up to 80-90%. Not sure what occupancy is, but I suppose this is either an indicator of investors opinions of Dallas’ apartment market OR just how hot Knox District is at the moment.

Kairoi is co-developer of both Austin's 6XG tower (below) and the new 1,000-footer there. The only other tower they manage here is the Katy at Victory Park (3111 N Houston) but maybe this sale indicates some interest in not only owning but perhaps developing a tower here once Austin cools off.

Would love to see them develop in the Dallas market. Let's hope this acquisition is an indicator of further investment in DFW for them.
