Hillwood just doesn't seem to understand urban design (neither does Crow really for that matter). I really don't expect to see much more than some office buildings with restaurants and retail at the bottom. I think the developments will be successful, but better things could've been built ultimately. I also doubt that they'll be linked well (the brochures will sure show them being linked perfect though haha).

It's not my money, but I would have liked to see retail along the parkside too. Having the exclusive tenant lounge and lobby face the little one acre park seems like a bit of a waste.

That is most certainly the North End Apartments land... Use the pool for The House in the background for reference. You can also see Cirque (bottom of pic) and The Perot (peaking out at top) as other bookends. Note: my image is flipped when opened. If you are looking at it true, the Cirque is bottom/right and Perot is bottom/left of pic.

It will be interesting to see what they do on the Houston st. side. That side of the North End Apartment is dying for some street interaction. To bad the W, and the other builds on the other side have their buttholes (parking exits) facing the street.

Yeah, this is definitely very pie in the sky. With that said, I'm completely okay with that, because I'd rather see something very ambitious done here even if it means we have to wait a while for it.

The only way I could see this happening in the near future is if we got another Uber-caliber relocation.

That's how I feel about all of these plans that come out showing multiple high rise towers. The only one that might pull that off is Harwood if they can secure enough takers for Harwood 12 and if and when they do is there demand for another one of those? Probably not.

I know it's crazy ambitious, but I would hope that would be the next evolution. It's a large piece of prime real estate, and I'd rather just see it stay as the North End apartments until there is enough demand to really go big. We don't have many pieces of land of this size in a location this good left, so best to just sit and wait. If this was a sea of surface lots, I might be in more of a rush to see this developed, but I'm okay being stuck with this apartment complex for a while.

I totally didn't take into account how close the North End will be to the new Museum Way DART station. Perhaps once things start moving forward with D2, we might see a bit more interest in this particular development? I know it's very ambitious and pie and in the sky, but having this much real estate in a location like this attached to a DART station will be pretty damn attractive.

I went to Chipotle yesterday. Line was out the door. There needs to more fast casual in the area. Jimmy John's is still there; but it's Jimmy John's... I'd like to see maybe a Torchy's or something along those lines.

Pretty good actually for a Thursday at noon. What's interesting is that a lot of the new restaurants are more dinning options. They don't actually open until after 4pm. So I think the area could use more fast casual restaurants; especially since the new hillwood project is bringing in more office folks.

Aqua S originated in Sydney in 2015 and has stores across Asia as well as in Virginia Beach, Virginia, and Houston, where it debuted in 2018.

It's being brought to Dallas by a franchisee, Minh Yam, and will open in Victory Park, at 2375 Victory Park Ln., #140, a couple doors down from Mesero and almost across from Tristan Simon restaurant Billy Can Can.

This is a pretty minor opening, but Fiction Coffee opened up their stand in One Victory Park's lobby. It's open from 7:00am to 2:30pm and so far seems to be a welcome addition. Now something just needs to go into the large retail space that has sat empty for years...

Northland Properties bought the land – almost 2.5 acres – from Hillwood, the original developer of the 75-acre Victory Park project.

Currently the blocks are used for surface parking.

The two tracts are Lots A and F. Great to see another hotel coming to VP and the arena completely surrounded by construction.

Lot F is the almost exclusively handicapped spot lot. I wonder what the implications of removing those dedicated spots are.

I would have never thought we would be looking at most of Victory Park being built out at this point. Very exciting especially with lower Uptown bumping up next to all of this with even more high rises and hotels.

Yeah and it would be nice if those apartments across from the union and next to Perot museum get bulldozed and turned into a mixed use development better connecting VP with lower uptown.

Those apartments need to be bulldozed yesterday. I suppose it's only a matter of time, but gosh they have been such a waste of space that destroys the walkability of that area.

Anyways, happy to see more Victory surface lots building up. This area is a far cry from what it was just a decade ago.

North End would've fit a pro baseball park nicely (outfield west) as well with a lot of quirky extra space to spare for high-rise action to block evening sun if you think a little outside of typical ballpark structures and where the mid- or high-rises are actually a part of the ballpark and not separate. Even more, what if the whole field was elevated 50-100 feet above ground to allow for oh, all sorts of things year-round below it at street level. . . Crazy talk.

Let's airlift the original Rangers stadium and plop it down right there. Its design would compliment AAC nicely and feel like a natural extension of the brick West End aesthetic beyond the freeway. Lift it off the ground like you say to allow for street-level activity and baby you've got a stew going.

Sandman has a long way to go as far as name recognition. It was a Canada-only chain until now. The first US property just opened not long ago in Plano adjacent to Granite Park/Legacy, but took quite a while to get built and opened. I wouldn't get too excited about this possibility (or the one at the Blue Star-Las Colinas corner) just yet. I get a lack-of-cash-flow feeling about Sandman, besides the uphill name recognition issue.
