Has anybody else noticed the exterior look coming together on the west side? Lots of glass, which appears to be very dark but the exterior starting to show up looks very light blueish/grey. Maybe somebody will get a closer look and a picture soon.

This part of downtown is really starting to gel with hotels, residential, restaurants and office in this area.

Makes me wonder if there are any plans to eventually replace that RREAF Holdings building. It seems ripe for demo for a much larger mixed-use project especially with the pending addition to Klyde Warren.

We need more residential doesn't need to be 40 stories to make a positive impact on the overall health of downtown.

^Totally agree with that, but residential units in the greater downtown area - CBD, East Dallas, Oak Lawn/Uptown, West Dallas, Oak Cliff, South Dallas/Cedars - has increased steadily for years now and shows no sign whatsoever of coming to the end of "a cycle."
These taller residential buildings are more expensive, 'more' permanent, reinforce the sense of high density and will allow the overpriced Dallas Donut stick apartments to become relatively less expensive. Greater Downtown should have 500,000 residents; we need more dwellings per acre for sure.

Are you defining greater downtown the same as the area Downtown Dallas Inc says now has a population of 70,000?

Any idea of what the current population of that area might be? I would hope it would already be close to or above 500,000.
EDIT: I just looked up the numbers. As of the 2010 census, the population inside Loop 12 was already above 500,000. (I came up with 545,000, which includes a little bit of population just outside Loop 12, because of the way census tracts fall.)

It's nearly half-built now. I expect the main structure to be completed by late February.

With what is happening on Ross and Flora and all the way to the Park this part of downtown is coming together really nice. If they can come up with a plan to redo Flora along the Arts District it should all become super activated.

I just hope this activates restaurant and retail between Olive and Leonard streets. The Arts District feels pretty dead most of the time.

The boutique hotel should help a little (more so than the handful of lux residences I'd think), but we'll have to wait for the Atelier to start filling up to bring a bunch more bodies down there on a regular basis. Followed by the JW Marriott which should have a much bigger impact than the Hall hotel.

This project connects way better to the street than Museum Tower.

The City has an updated Master Plan for Flora street/Arts District coming so if they implement anything from it that will improve things. Flora Street is in need of an overhaul it's piecemeal of 80's design elements and the early 2000's AT&T Performing Arts additions are part of the problem. Lots of the granite stone they implemented in the '80s as the sidewalk are dangerous and not ADA compliant and in need of replacement. The Arts District Museums and Venues have been pushing for it along with some sort of better solution to Pearl that makes it safer for pedestrians to cross.
All of this rests on the city to actually implement the Updated Master Plan and the city of Dallas is bad about doing master plans and never doing much after but in this case you have AT&T PAC and the Museums who pushed for the updated plan and will push for actual projects to come out of it.

I wish the wall in front of the Dallas Symphony that fronts Pearl Ave would get torn down. It would open up the Symphony's plaza area to a view of this tower and the rest of the Arts District and downtown. The Symphony would certainly look more inviting. I walk on the sidewalk next to this wall all the time and giant pond cypress trees that line Pearl on this end would stand out even more.

I believe that idea was already proposed the problem is Pearl. Keeping Pearl in its current NASCAR speedway format and taking down the wall creates other problems. If the wall comes down some slowing mechanisms need to be put in place for more than a few reasons.
