Yeah, Hall held onto the underground garage for decades waiting to redevelop it into what we see now. He is going to wait on the large parking lot until there is actual demand for a tower of that size. He was stubborn about that garage and is focused on more Frisco development. Uber and AT&T moving to Downtownish aren't and wasn't enough to prove a point on Downtown being an attractive location for relocation. You need something like a Boeing or Amazon who wants a significant amount of space in a signature tower.

That would be lovely^ The surface lots around the Dallas World Aquarium and those directly south of the Hall Arts Hotel are worthy of world class high rises. Just visualize how dramatically different the skyline would look with an 800ft+ skyscraper in either of those 2 locations. I really hope Hall is waiting to build something significant here, it'd be a shame to watch the last open tracts of land downtown settle with uninspired mid rise buildings.

Hall has nothing up his sleeve. What a total disappointment this development is downtown. So he builds an 18-story tower that would look better out on the LBJ freeway. Wow 18 stories. Better stand back, that's approaching the 22-story new Dallas height limit. Too bad Dallas has been taken over by progressive socialist thinking. Used to be a city where men were men. Not anymore. So many posters here would say well at least he took up a surface parking lot. GTFO. Dallas needs real men and real risk takers not millennial men.

Um I will take this entire project at this height any day over the dead zone that existed in the heart of our Arts District for years and years. I am hopeful we can attain an urban demand for some supertalls in our future. We are fighting headwinds from companies that would rather be in campus formats in Las Colinas and Collin County.

Agreed. Slightly smaller rival metros like Atlanta and Philly or ones with labor areas that are slightly more populous overall but very sprawly (Boston, DC, Bay Area) all do at least have one 100% location where you can tell a large share of "the talent" wants to be. DFW had Telecom Corridor but that peaked in the dotcom bubble.

Places like Kendall Square (Boston), Center City West (Philly), and Tech Square (Atlanta) have been able to harness walkability and infrastructure to appeal beyond their original primary user base. For investors that's important. And we need that signal to be in Deep Ellum/DTD/Uptown/Victory/Design District/Riverfront/Trinity Groves, rather than in Las Colinas, Legacy, Southlake, or Galleria "Midtown."

Great photos texasstar. Your eye never disappoints, but these last two are exceptional. I love that you can create a "visual context" for these evolving projects in downtown. You make the "hodge podge" seem like it may be going somewhere.

Hope Hall can eventually build that third phase of this development across Ross Avenue. He sold phase one at a profit, so he should have some funds for going forward at some point.

1 unit sold in Month 1. (the unit Craig Hall sold to himself). (1 per month) 48 remaining (Just for the record, there was another deed recorded, but it appears to only convey parking spots and storage space; rather odd. I suspect there might be a correction coming.)

Dallas County Clerk. https://dallas.tx.publicsearch.us/ It goes back quite a ways in history... it purports to go back to 1800. I haven't checked that out.

No way it goes back to 1800. Texas wasn't even a state- it was a rural Spanish outpost, and I doubt the few Indians who lived here kept very good records.

I know DCAD uses 1900 as a default year for anything before a certain date, so this could be a similar system not meant as an actual year. 1800 could make more sense for that reason, since people might see 1900 on a deed and think it was accurate.

Regarding the above, Dallas County was formed in 1846. However, the first survey (John Grigsby Survey) which encompasses the heart of Dallas, was patented with the Texas General Land Office in 1842. That survey is massive, 4,605 acres, relative to what became the standard, 640 acres. At the time it was part of the “Nacogdoches District.”

The John Neely Bryan Survey (640 acres) was patented with the State in 1854. Unless destroyed by fire at some point, there should be Dallas County Clerk records dating this far back.
