If the height has changed (I just assumed somebody hadn't checked their facts), maybe it *will* be the tallest residential tower.

Precluding another economic meltdown soon, I would expect the height of both Flora Olive Tower and AMLI Fountain Place will be exceeded by another residential tower.

They didn't waste any time, digging fast and getting forms ready to go in the ground.

I'm glad they're not wasting any time on this one! This building is going to do so much to tie together and complete the Arts District.

I'll be happy about this when the less expensive component finds funding.

364 luxury units, and I believe 52 affordable units. Also 15,000 square feet of ground floor retail.

That's good. I've always felt the arts district lacked life.

Is everyone ready for Jimmy John's Arts District? I assume the ground floor retail will fill up with one location.

Can somebody confirm what the actual height of this building will be? I’ve seen some articles saying the tower will be 39 stories and 440 feet, and other sources (like in the link below) saying 41 stories and 540 feet.

They filed with the FAA for 39 stories and 441 feet.

It's very interesting that the very developer of The Atelier themselves, Daiwa House Group, wouldn't know what size building they're putting up in Dallas.

It almost doesn't matter whether it is 540 feet tall what with the fact that Museum Tower, south of The Atelier, is already 560 feet tall at 42 stories.

If at 540 feet tall and 41 stories The Atelier would still be shorter and pose less of a risk to flight patterns than Museum Tower already currently does.

Has a developer put up a building taller than what their initial FAA filing shows, especially in a situation where the building right next door and just south of it is already taller?

Interesting ...

In San Diego, Sunroad Enterprises built higher than what was allowed by the FAA and naturally, the FAA forced them to remove the top few floors from their building so that it was no longer considered a hazard. Oops! haha It's not exactly what you're describing, but I'm guessing this sort of thing would cause developers to think twice about diverging from their filings.

All this talk about the FAA and height regulations makes me think of the Kai Tak Airport in Hong Kong. Former airport, I should say.

The website for the building says nothing about lofts, just says 364 luxury tower units.

https://www.atelierdallas.com/cs/dallas ... tments.asp

But it is mentioned in this July 2018 D Magazine article.

Perhaps the artist lofts are managed and marketed separately?

I think that is the case. I'm pretty sure they are also separately owned. I wouldn't really expect them to be mentioned in ZOM Living's press releases about the tower.

I found the "answer".

As of June 2018: "More than 50 affordable artists' lofts in the project on Flora Street will come later."
