Can't wait until this starts to rise over the top of KPMG.

Am I wrong in thinking the hotel portion won’t rise above KPMG, just the residential part will?

Yes that is correct, it's a much shorter building.

I am hoping this tower looks better than the renderings for sure. To me personally every angle in the renderings it looked awkward trying to show the separation of the hotel and the residences. The massing just didn't look good to me but I am happy to have the hotel and residences even if they are in the upper range rather than middle.

The hotel portion is only a fanny pack on the overall tower's design and height. Most of the tower height will come from the condo tower.

I believe that is correct, it is an eight story building so the next level would actually be the roof.

Installation of the unitized curtain wall facade has started on the west side of the building:

Got a chance to see the glass this morning. Looks nice from what I could see but need to see a larger section.

The hotel flag may *possibly* be under "The Luxury Collection" brand. Just birds talking because that's what they do. We'll see. I imagine that if this is accurate, it'll still have a name (e.g. Hall Arts Hotel) followed by the words "a Luxury Collection Hotel". Also, if this is the case, I wonder if the residences will be under their umbrella as well. . . would seem to make sense.

Nice pics, the residence tower is thinner than I had imagined. Maybe is just the way the rendering look.

I mean, it's just some quirky trend or anything, that's just what happens in high-demand areas when FAR is the binding zoning constraint. You have a given amount of square footage you can build, and people will pay more than the added construction cost for it to be higher up, so you get narrower towers on a given size of land.

Looks like they are about on level 11 or 12 on the residence tower, those tall floor plates are sure noticeable.

Those white/silver panels on the exterior are interesting and sort of resemble the exterior of Wyly theater, was that planned to be that way?

Even NYC didn't "get" those to happen at this aspect-ratio until relatively recent new leaps in composite-reinforced concrete technology that's both making their residential Billionaire's Row supertalls possible, and, for us non-NYCs, making slenderer buildings able to be engineered and delivered at a lower price point than before.

So it visually does read like a new trend.

Too funny... It looks like something on one of those 'engineering fail' videos. I'm sure, once it's all completed, it'll look 'intentional'. haha

Not sure how nice this pattern will look IRL, but the renderings clearly show that the stripes don't line up vertically. I guess it's supposed to look random like a bunch of barcodes stacked on top of each other.

Glass curtain wall has started going up on the residential tower and it appears they are on the 15th floor which accounts for the missing 13th. So that would leave 13 more? She's about to peak over the top of KPMG tower here before too much longer.

I was never a big fan of this project, but now that I see it under construction I think the skinny tower will look great next to the big block-size towers surrounding it, adding some much-needed texture.

Downtown Dallas' first Arts District hotel will open this fall
The first hotel in downtown Dallas' booming Arts District is set to open this fall.

The 183-room boutique hotel is apart of the $250 million Hall Arts project at Ross Avenue and Leonard Street across from the Meyerson Symphony Center.

Along with the hotel, the project includes a 28-story residential high-rise with 44 condominium units priced from about $2 million.

The hotel will have more than 6,000 square feet of space for private events. A rooftop pool at the hotel will have views of downtown.

The new hotel will be managed by Latitudes: Lifestyles by Crescent Hotels & Resorts of Virginia.

A new restaurant is headed to the already saturated Dallas Arts District this fall, slated for the forthcoming HALL Arts Hotel.

Ellie’s will debut at the corner of Ross Avenue and Leonard Street, named for CEO Craig Hall’s late mother who’s described as a “trailblazer for women’s rights” and one of the first women to enlist in the U.S. Navy, according to a press release.

The Aliz, one of the existing 13 Latitudes-operated hotels, has this to say:

“Managed by Crescent Hotels & Resorts, Aliz Hotel Times Square is also a member of Preferred Hotels & Resorts.

Crescent Hotels & Resorts is an award winning, nationally recognized, top-3 operator of hotels and resorts. Crescent currently operates over 100 hotels, resorts & conference centers in the US and Canada. Crescent is one of the few elite management companies approved to operate upper-upscale and luxury hotels under the brand families of Marriott, Hilton, Hyatt and IHG. Crescent also operates a collection of legendary independent lifestyle hotels and resorts under the Latitudes Collection umbrella. Crescent’s clients include premiere REITs, private equity firms and major developers.”

https://www.alizhotel.com/grand-opening.html

So will the HALL flag be listed in other rewards/reservations networks unless they also join Preferred or something like it?
