Dallas: Medical District

With the continued growth of the Medical District, continued growth of Southwest's corporate campus, and the growth of Love Field, it's natural for these types of establishments to pop up. Quick fast food or fast sit-down establishments will be served very well, and I personally think that is a great thing for the area.

Sam Ware is in talks to purchase the huge former Parkland Hospital campus on Harry Hines Boulevard northwest of downtown... The more than 38-acre medical campus ... includes more than 1 million square feet in more than a dozen buildings, parking garages and raw land... Potential buyers who have looked at the Parkland real estate have considered everything from reusing some of the existing buildings to tearing down structures to build new apartment, hotel, office and medical facilities.

...More than 30,000 people work in the surrounding medical district, which treats more than 3 million patients a year. It's located adjacent to two rail systems - DART's commuter rail line and the Trinity Railway Express, which connects downtown Dallas and the medical district to Fort Worth.

Is there a market here to turn some of these buildings into professional buildings like at other hospitals? Or do the County and University force their professionals to take space in captive buildings?

Parkland's Doctors all come from UTSW so no professional space is really needed for Parkland, and UTSW seems to have more interest in expanding north. Children's had been mentioned as a potential candidate but nothing has come of that yet.

Children's will probably show interest in the things like parking or other smaller purchases they need to keep control of their hospitals access for the future. The bigger hope would be that Children's would want to purchase land for a future expansion which to my knowledge we have not heard is in their cards.

My question is how much if any of Parkland is or should be protected by its historical context? I am not saying that we need another Kennedy Assination Center but I am curious if any current restrictions might be on the older buildings because of its involvement with such an important historical event.

Also, the outpatient center is located in the old building due to those design flaws by Parklands previous bad upper management. So how much of the existing buildings have to stay and how much can be torn down for some developer to open up the rather cramped site.

I would imagine the southern triangle, Amelia section south of Medical District Dr and Harry Hines would be the easiest to sell off for redevelopment first. It has a few small one story buildings plus it's separate enough a developer could throw up a hotel or apartment complex without too much effort.

The evolution of The Bridge should land a facility at this abandoned medical complex. A huge step for humanity furthering a unified function of medical school and public hospital.

-A complete treatment and wellness teaching hospital clinic is the foundation this facility serving the homeless population. The whole gamut of cleanliness is provided from a medical POV, anywhere from minor out-patient surgery to infectious disease medication to a good bath.

-Psychological, emotional, social and physical disability screening identifies the cultural orphans unable to adequately care for themselves; temporary, short-term, on-site housing is provided until a thorough assessment is completed and the individual is relocated into permanent assisted residency somewhere in the region.

-Those among the homeless population capable of eventually taking over complete care of themselves are provided temporary, short-term, on-site housing until a thorough assessment is complete and the individual is relocated into transitional residency somewhere in the region with a job.

-Hobos, the segment of the population intentionally homeless, have access to the teaching hospital clinic, and safe place to convalesce until moving on.

Exclusive: Sam Ware to give new life to former Parkland campus

The longtime Dallas developer and business partner Jeff Blakeley of Dallas-based Dreien Opportunity Partners LLC are under contract to buy the 1.4 million-square-foot property, with plans to give it a second life as an amenity-rich destination called The District.

"You could not replicate this today for under $500 million," said Ware, who calls this a "once in a lifetime," opportunity.

Some of the proposed plans include:

Convert the emergency room tower into a hotel to cater to the Medical District. A hotel flag has yet to be selected and a hotel study is being conducted to determine demand for rooms.

Build small condos that can be sold at a price point ranging from the $200,000s to the $750,000s.

Develop micro-unit apartments by combining two patient rooms into a 500-square-foot apartment that can be rented at a discount compared with Uptown rents.

Retrofit rooms to offer a wide range of senior living capabilities from assisted living to memory care.

Bring in a variety of amenities ranging from valet services, a high-end workout facility, eateries such as a 24-hour diner called Scrubs, a grocery store, high-end 7-Eleven store and other amenities doctors, nurses, patients and residents might need to stay in The District.

Convert a two-story underground MRI facility into a parking facility to add up to 900 parking spaces to the campus.

Wow... That does check a lot of the boxes of what this area needs. It's surprising to see that they intend to do it without knocking down buildings and starting from scratch. I'm anxious to see what comes of this...

Sounds like a pretty large project, but I do hope it comes to fruition. I'm especially excited for the micro-unit apartments as well as the condos. We've got more than enough 'luxury' rentals coming, so it's always nice to see some variety.

I think these are very clever and innovative uses of the buildings. Ware is both catering to the natural population of the medical district and offering them something they can't get anywhere else. My initial reaction is that he can make this work.

Much of this seems to be targeted at the doctors and hospital employees. There is every reason to think they will enjoy living near work as much as the millenials do in Uptown. Throw in the late hours and weird schedules of the medical professions, and living near work becomes a very compelling proposition.

UT Southwestern Medical Center is expanding its footprint by 650K SF with a third tower, D CEO reports.

The cost of the project, part of the first phase of the $875M West Campus Facilities Replacement Plan, will come to $480M. It is projected to finish in 2020.

Anyone know what's going on at the old Dallas Air Motive site (corner of Forest Park and Bomar) across from UT Southwestern? I've noticed them demolishing all of the existing buildings over the past couple of months.

Yeah, last renderings I saw removed Tom Thumb and just had a generic grocery store. Seems like they just never got the funding for demo/construction and probably lost Tom Thumb in the wait.

Parkland Hospital is planning a memorial park on the hospital grounds to remember John F. Kennedy. It will be called the John F. Kennedy Park for Hope and Healing. The hospital wants to raise $2 million towards implementation and construction of the park. Parkland wants to have the project done by May 29, JFK's birthdate.

Plans are in the works to improve landscaping and add better sidewalks to the District, especially along Harry Hines. Eventually the planners want to add 6500 trees and 21 miles of sidewalk.

^ Yet only two counties in NE Texas have public hospitals. All the other counties seem to do just fine without them. That doesn't appear to support them being a "necessity".

There's way too much nuance in my opinion to try to lay it all out. I'm not trying to get roasted for grumbling about paying property taxes. Hospitals are good. Nobody likes taxes, but they are necessary in some cases.
