Was just there tonight. I had no idea about Hero. I wonder if South Victory is something too or just upgrades. Both Mesero and Billy Can were busy. Popbar was busy too.

I'm surprised one of these new developments doesn't include hotel space, even something in the 250-300 room space with some apartments, condos or office space would be useful here.

Yes, a friend and I drove by it last night on our way downtown and it appears they are in the throws of Tom Thumb finish out. I could see what appeared to be a floral or Starbucks like booth near the front inside. They appear to be progressing rapidly on the Tom Thumb. Not so much that they can start stocking but I would think they could open this month or just in time for November 1st.

That's exciting!!! I can't wait to turn this into my normal big box grocery stop. It's going to be really convenient for me Downtown when I need the traditional grocery store type stop.

I know honestly its almost walk home from work weather and I might have to reroute myself to stop by there on the way home occasionally on my way back to Oak Lawn. Kroger Cedar Springs is a smaller store so sometimes I need options because they don't have any. That Kroger is in the middle of a remodel but they are not adding space so I need more transit accessible options. Riding DART to Cityplace Target is such a slog that feels more out of the way than convenient.

3099 Olive got FAA determination for up to 453' at highest point. I didn't notice it being mentioned yet, but, there it is (possibly again).

Good grief I just went there on Sunday, glad I did.

But, I will say this...I took some family from out of town to some of the same places we have been before. It's been years since we have been to VP and it was dead as a doornail on Sunday afternoon. WV still knocks it out of the park and VP doesn't.

Yes it was open Sunday but that seems odd that they were closed a couple days before that. Maybe they had an issue that forced them to close for a day? Maybe?

They were closed for renovations. But sometimes those renovations mean shut downn

I finally visited Victory Park tonight after having not been there for about a year. The amount of people walking around was pretty low, but it's about what I expected. Billy Can Can and Mesero were both busy, but everything else was dead (couldn't tell how busy Imoto was because you can't really see inside of it). There's still a lot of retail space that is still in progress, so maybe once that is all completed, things will be better. I think the best Victory Park can hope for is to provide restaurants/bars for people to visit before and after events at the AAC and House of Blues, and also for people who live in Victory Park as well.

In victory this morning and it's pretty active considering not much is open yet until 11 or 12. Good number of people out walking riding bikes etc

It's inevitable that a 'convention trade' hotel finds its way somewhere in VP near the stadium, I'm only wondering when. Something along the lines of The Anatole with as much meeting & exhibition space extending use of the arena. The constantly refreshed presence of 800-1,000 super heavy consumers cycling through such a hotel would improve the viability of every retail operation in Victory Park, expand the DCVB efforts and underwrite the variety and vitality of the residential environment.

Right ! I agree I think VP needs another big hotel and another office building and another big residential and it should be fine.

Once Victory Park Lane gets more built out the area will be worth walking.

Under construction now are Ramen, Dibbs, Coworking/Coffee, a liqour store and Hero.

Already open are Imoto, Billy Can Can, Mesero, It’s Sugar, W, Neo, Cinepolis and sundry smaller shops.

So it’s getting there.

The parking lot that was the old Mandarin site, across from the W, is closed. The crew is on site taking down the parking equipment. They say they are there to start work on the new Hines residential tower. 39 stories. From the horses mouth, “This place is going to be one helluva mess come December.”

Why a mess? Are there other current projects underway? I don't see why it would it be problem.

Yeah according to the last documents I saw the Hines tower won't even touch the Parking Garage originally built to connect to the Mandarin Hotel. The Hines tower will have its own parking garage to sit entirely on the current footprint where the old tower was meant to be built. The garage already built is planned to maybe one day have something built on top of it but not much height maybe a floor or two of office space I believe.

Construction is about to start on a centerpiece tower in Dallas' Victory Park project.

The 39-story skyscraper will be one of the tallest Dallas buildings outside of downtown.

Houston-based developer Hines will build the apartment tower across the street from the American Airlines Center arena next to the W Hotel. The Olive Street development site is one of the last vacant tracts in the 75-acre Victory Park development.

Called The Victor, the almost 500,000-square-foot high-rise project will have 344 luxury apartments.

"The name is a nice nod to its location and the resurgence of Victory Park," said Hines' Corbin Eckel. "For residential, it's definitely going to be the tallest building outside of downtown.

"Victory Park is unique in that there is not the same height limit there is in Uptown," he said. "The zoning in Victory Park lends itself to taller buildings."

Are those TWO STORY units? It probably just looks that way based on the configurations of the windows... but man, that would be cool. I've always loved two-story units tucked into mid/high rises.

That office building was too small; the two or three office components to join VP in the future will be along the scale of the legacy towers of the 80s. Harwood will throw up at least one office tower on that scale, but has the land, flexibility and perception to continue medium scale and expensive.

I'll take it! Definitely nothing to write home about, but I'll consider this to be more of a top tier infill project rather than an iconic project. Those are really good quality renderings too, kudos to the design and marketing team for pumping those out.

I like it. It's pretty slim, though, no? When this was first announced, I felt like the plot of land was already small, but it looks like they are only using about half of it? I don't really mind, I'm just surprised.

I wonder if they are planning to have bigger/more expensive units facing the pool. That portion of the building certainly looks nicer, so I'm wondering what the reason for that is.

There's nothing wrong with this. The parking garage actually has a nice design to it. It's refreshing not to have any downsides with a new development. What's sad is that it took a Houston developer to accomplish this. Our local developers, especially Harwood and Trammell Crow, need to catch up.

It's developments like these that weaken the argument from local Dallas developers that things have to look like sh*t, have near zero pedestrian friendliness, and ample exposed parking in order for them to make a profit.

The Victor, with a price tag of more than $150 million, is scheduled to be completed in the second quarter of 2021, says Houston-based developer Hines. Preleasing will start in the fall of 2020. The average rent will be $3,800 a month.

Highlights of each single-level floor plan will include 10-foot ceilings, private balconies, flexible living spaces, and floor-to-ceiling windows, as well as Quartz countertops, stainless-steel appliances, wine fridges, wide-plank wood flooring, and Italian-made custom cabinets.

“Our work has been largely influenced by the thriving Dallas arts and culture scene, and we have introduced a number of commissioned pieces as a means to experience the work of local and international artists within the framework [of] public living space,” Eric Ragni, principal of Houston’s Mayfield and Ragni Studio (MaRS), the project’s interior architect, says in a release.

Studios, one-bedroom apartments, and two-bedroom apartments will range from 635 square feet to 2,144 square feet.

Sheesh, what a hefty price tag. Before this tower was announced, I was already concerned that we may be overbuilding luxury apartments, but if someone can justify building yet another, more expensive apartment complex, then perhaps things are going well.

I'd like to think this has more to do with timing, rather than mindset. Land is getting more scarce, especially in places like Victory Park and Uptown, and demand is high, so I expect, from here on out, that the majority of developments will be pretty high in quality, regardless of where the developer is from.
