Wildcat Ranch, between I-20 and US 175 near Crandall, is planned to have 3100 homes on 900+ acres of land. The first homes there should be done late next year.

This looks like it's just outside the city limits of Crandall but will easily double the population of that small town overnight. Took 100 plus years to get to 3,000 residents and boom, 3000 new homes.

While I'm not typically a fan of these master planned SFR communities... It is good to see it happening south for a change. It would be good to get some growth down that way.

The price point is right and is definitely a good option for people looking for new homes. There is a lot of land out there in play. Between Kaufman, Terrell and now Crandall there is much going on and Terrell is obviously seeing it's share of new projects. They opened up a new apartment community out there last year and someone out there told me it was the first new apartment community build in Terrell since the 1980's.

Curious whether or not Kaufman County decision makers are still working on commuter rail into the city. I think tentative plans even had trains from Texarkana and Tyler running through Kaufman County on the way to the city....

The Crossroads at Terrell
DALLAS – August 15, 2018 – On behalf of RealtyLink and Oakridge Investments, CBRE announces an initial slate of tenants for the Crossroads at Terrell, a 190,000-square-foot retail development at the northwest corner of Interstate 20 and FM 148.
The Crossroads at Terrell is a 255-acre master-planned regional retail and mixed-used development servicing the eastern side of DFW and the greater East Texas area and is located adjacent to North Texas’s first Buc-ee’s Travel Center and a 52-acre future Baylor Scott & White Health medical campus.

These new tenants will join Film Alley Movie Entertainment Center, a 74,000-square-foot movie theatre, bowling alley, and entertainment facility which is under construction and scheduled to open in 2019.
“Texas is a growing market that RealtyLink has been looking to get into for some time,” said Phil Wilson with RealtyLink. “With Dallas-Fort Worth adding well over 100,000 residents per year over the last several years, The Crossroads at Terrell is a great place to start. The development is located in a dynamic regional trade area with a population of more than 230,000 that serves all of Kaufman and Van Zandt counties, making it a primary retail development and commercial hub for the entire region. Kaufman County is the fourth fastest growing county in Texas and the fastest growing county in North Texas. We are excited to get started on construction immediately.”
In addition to Buc-ee’s and Film Alley, the development is gaining momentum from a number of restaurants who have already opened, including Taco Bueno, Panda Express, Freddy’s Frozen Custard, Starbucks, Chipotle, Whataburger, Discount Tire, Taco Cabana, and Dairy Queen. Marriott Fairfield Inn also opened earlier this year.
Andrew Lehner with CBRE in Dallas is marketing the project on behalf of RealtyLink. Shop space, restaurant space, and pad sites are still available.

Cartwright Ranch (and no, not the one on Bonanza), a ranch in Crandall with 1350 acres, has recently sold to Centurion American (the Statler and Collin Creek developer) for a 4000 home development. The area has already been annexed by Crandall. Construction is planned to start soon.

The size of all of these mega housing developments is quite stunning and most of them are really far out from the city. Paints a very suburban picture of our metro future.

A new community on the way in Kaufman County will include 2,000 new homes.
Houston-based developer Hines has purchased the more than 600-acre High Point Ranch property on U.S. Highway 80 between Terrell and Forney.
The big residential project will be developed in nine phases starting late this year, according to Hamilton Realty Finance, which arranged funding for the deal.
Hines obtained more than $12.9 million in financing to purchase the property and pay for predevelopment costs, according to the lender.
“Hines plans to break ground on the first phase of lots in the fourth quarter,” said Hines’ Greer McDowell. “The community will feature an amenity package including a pool and clubhouse overlooking a lake, hiking and biking trails along the creek, and pocket parks throughout the community.”
The first phase will be sites for about 200 homes. The entire project will be developed over 10 years, said McDowell.

^^^Technically, this property is right outside of Terrell's border, at the interchange where Highway 80 splits off from Highway 557.

I keep seeing in various threads about major housing developments stating price ranges of 300K give or take in areas S/SE/SW from Dallas County and can't help thinking that a really big boat was missed not getting these exact same houses built in the 150-200K range many, many, many years ago.

Thing is, you would have been waiting a long time for those areas to get built up.

Another big land sale east of Dallas will bring sites for more than 1,000 new homes.
Atlanta-based Ashton Woods, one of the country’s biggest homebuilders, bought the 344-acre tract in Forney’s Gateway Parks community near U.S. Highway 80.
Gateway Parks is part of a 2,000-acre mixed-use development being built by a unit of Dallas-based Petro-Hunt.
Ashton Woods is a homebuilding subsidiary of Canada-based real estate giant Great Gulf. The builder’s Forney purchase included land for 1,030 single-family homes plus 88 completed home sites...

We need to start seeing announcements about vast tracts of lightly developed land being secured for preservation for rural enclaves and wilderness restoration.
The larger the population center's footprint becomes, the more important the adjacent natural areas.

The larger the population center's footprint becomes, the more important the adjacent natural areas.
Given most of the land is privately owned, that would be a difficult feat.

Forney been in media past few days. The Megatel Lagoon community mentioned above^ and HEB purchasing land on FM 548. Lots of industrial growth going on as well 4 - warehouses under construction (3 in the Gateway development) and 1 on Wellington Ridge development. There are also 8 other approved warehouse projects. Retail growth with Victory Shops new development with anchor Kohls which had a ground breaking earlier this week. A Hampton Inn in the Trailhouse development. Few apartment/house rental projects under construction or in the pipeline. Waldon Pond, Falcon Ridge residential developments broke ground with few other subdivisions expanding with more phases. FISD just opened 3 campuses in August, 2 campuses + pool center started construction to open next August, and 2 more campuses in the pipeline for August 2023 opening date. Lot of growth also outside the city limits such as the Las Lomas development and other developments in the ETJs. The East is about to see some growing pains next 10 years, hopefully TXDot gets on it with Highway 80 and the many major FM roads in Kaufman County.

The DBJ interviewed Kaufman's head of economic development. He said that several retail and restaurant chains are looking at locating in Kaufman, but didn't specify which ones. One name he did drop, was a Hampton Inn hotel that would break ground later this summer. This would mark only the second branded hotel in Kaufman. He also said that the city projects its population (now at ~8000) will double in the next 10 years.

Ground was broken this week for a Tom Thumb store in Forney. The store is projected to open in September of next year.
