Well, it has to serve:
* Trammell Crow Center
* The new TCC restaurants/retail
* The 2000 Ross hotel
* The 2000 Ross apartments
* The 2000 Ross office tenants
* The 2000 Ross restaurant/retail tenants

Plus, will they provide any spaces for the First UMC across the street?

There is no 2000 Ross office space. It's a garage project with a theoretical hotel and apartment tower and confirmed ground floor retail.

OK, thanks for the update. I guess when I initially hear 'multi-use' I automatically think office is involved in it somewhere.

I love how they say a 200 room hotel is "planned" for the top of the garage but nobody ever says it is being built.

I didn't see any info on another restaurant that is supposedly supposed to open at 2000 Ross in the large northwest corner of the garage. Supposedly opening this year is 400 Gradi with it's first US location. It shows up on one map I found and it shows up on the 400 Gradi web page. Wonder if thats a go or no?

I believe the're working on the 9th floor and renderings show 11 or 12 levels for the garage. We won't know anything until the garage tops out, unfortunately, but that should come soon.

They are just starting to raise the 10th floor. This garage is an absolute monster.

how many cars will that garage be able to accommodate? I can imagine the traffic congestion all these cars will bring will turn Olive and Ross into an absolute nightmare. The cladding looks really nice up close.

Yeah I would guess the same, although I would also guess most of the garage will be empty once it opens since the residential tower is not being built yet. I don't know where people that used to park on that surface lot are parking now but it wasn't 10 floors of parking, many new garages have been built and capacity seems really high.

Its solid and is reflective when you see it up close. I believe it is glass.

The question is how many sides does the retail wrap around? Even if they don't fill it all up in the first year eventually the ground floor on three sides could be very valuable in that area. It would be easy for them to just skin the exterior of the ground floor on other sides to secure the base and not build out drywall spaces until demand was higher in a later phase. Kinda like how the Mercantile only recently made their Ervay retail space leasable by dividing it up and adding the delivery corridor.

Trammell Crow Center's $140 million skyscraper redo is headed toward a finish

After almost a year of construction, work crews revamping downtown Dallas' landmark Trammell Crow Center are in a race toward the finish line.

The $140 million redo of the Ross Avenue skyscraper will be mostly done by the end of the year.

The project - by owner JP Morgan Asset Management and Stream Realty - is the most elaborate renovation yet of one of downtown's iconic 1980s towers.

"We are excited because we are getting close to the end," Stream Realty Partners' managing director Ramsey March said giving a tour of the project. "The response from the market has already been strong.

"We have more prospects and proposals than the space we have left."

Stream Realty still has to fill up a 175,000-square-foot block of space in the building being left vacant with accounting firm PriceWaterhouseCooper's move to the new Park District tower in Uptown.

But since starting the high-rise renovation last year, new office tenants including Goldman Sachs, coworking firm Common Desk and other companies have taken large blocks of space in the Trammell Crow Center.

Quoted rents in the building have increased from near $25 per square foot to more than $30 per square foot.

That's still cheaper than in nearby Uptown where new office space can top $50 per square foot.

"We're still a great discount," said Stream Realty's senior vice president Sara Terry.

And those deals were done before the construction was even finished.

Contractors are just topping out the 10-story parking garage and retail building going up adjacent to Trammell Crow Center.

And ground floor lobby and exterior upgrades are still on the way.

Already most of the dark stone and bright brass that characterized the original postmodern style of the 3-decade old, 50-story tower is gone.

"We argued about the brass," said project architect Ben Crawford of HOK.

"I think brass is coming back," he joked.

The new lobby is knocked out with polished stone from Brazil, France, Turkey and Greece.

"We kept it constrained with light stone and bronze metal," Crawford said.

Big glass framed openings on the Ross and Flora Street entry allow light into the 30-foot high "grand hall" that now cuts through the tower at street level.

"We want people and light to pass through the building," Crawford said. "Before, the whole project was a bit of a fortress, which reflects the era it was built.

"It really needed to reinvent itself."

That reinvention includes a Royal Blue grocery boutique store on the ground floor of the skyscraper along with a new full-service restaurant by Dallas' NL Group.

On the second floor of the tower there will be a conference center and exercise facilities, with open-air terraces overlooking Ross Avenue.

The Harwood Street side of the tower facing the Dallas Museum of Art gets a large outdoor patio and seating area with a tenant lounge opening to the new plaza.

"I am really bringing the vitality of this building right to the street," Crawford said. "It's going to feel much more connected to the city.

"In the universe of commercial offices now, tenant amenities are vital."

So is parking. The new garage across the street will have 2,000 spaces plus a hotel, apartments and retail fronting on Ross.

The garage is now being converted in panels of white fritted glass made in Italy.

"It's going to be lighted and look white and elegant in the evenings," March said. "We won't be using red, purple or blue - we'll stick with white lights."

Pure speculation on my part... But perhaps the parking allocation can look better on the marketing flyers if it is not being gobbled up by potential hotel/apartements. Once the bulk of the leasing is done... assuming any agreed lease has parking guarantees written into it, the developer will know if/how much hotel/apartments they can move forward with.

I know... it's a reach. But, there is some logic to it.

They are on 10, and obviously still moving up but the garage appears to have a roof so that shouldn't be a surprise. If they are still moving up after this then we should know.

The residential tower will be available to another developer to construct at a later date I imagine. It will, however, according to some renderings at the TCC homepage - be a small surface parking lot (@ San Jacinto/Olive) and a linear landscaped area along Olive with a drive to enter/exit the garage when this place initially opens for parking cars for the existing tower and retail that runs along Ross.

The hotel? If you see any substantial rebar protrusion above a future garage roof *starting at Ross & Harwood, then there may be "hope". While there is a ton of precedence and examples of aspirations left unfinished, the whole Harwood side is designed with a hotel (and probably a bit more retail) in mind. And, it's not an unfinished side like Olive is with the pre-existing parking lot asphalt still actually there under some turned-up dirt and it's the main staging area for the whole site.

SO they are working the roof, been looking to see if it looks like they intend to go up higher and so far it's been hard to tell. I don't see that substantial rebar pushing up like we were seeing before which leads me to think they are not. I have seen some but not a lot. Maybe somebody else can get a better look.

I believe it is water reflecting the windows of the building across the street from 2000 Ross.

Considering the 24 Hour Fitness is under there, I would imagine its just a puddle. Wonder why they don't put some tarmac on the roof for an open air basketball court or something.

So work on the roof continues, I swear this is the largest parking garage in the city....but they are clearly placing a decent sized wall around the roof and there is some indication that they are still moving up. They have been setting some forms in various places on the roof, just not sure what they have planned but there is at least still some kind of upward momentum.

And it will sit mostly empty on weekends. Why doesn't First Baptist contract with them to use the garage on Sundays instead of tearing down historic buildings to build more parking? There is a one block distance separating the 2000 Ross garage and the fountains in front of the FBC entrance.
