Is the parking garage included in the number of floors? Or does level one start at the first residential level (the 10th floor)?

I would say yes but I don't recall seeing the schematic anywhere so I can't say for sure. However if the garage were not included that make it a 56 story tower and since it only eclipses Museum tower by a few feet I am led to believe the garage is included in the overall height.

Looks like the brackets for the glass are being placed on the garage. Looks like the plan all along was to set the glass on the garage when the tower went up.

What's the lifespan of those brackets? Seems like they would need to be replaced every two decades.

This will be a fairly thin tower, I wonder how it will look from various angles being that it is not an exact duplicate. Time will tell, promises to be a looker.

It does. I think we can confirm that this will be a tower that chances depending on the angle...just like Fountian Place. This will be the most architecturally significant building built in decades. Hopefully, other developers will take note.

Thanks for posting that link. I wanted to point something out from their brochure. Here is the amenities list for the building.

If anyone is curious as to why some office workers never need to leave these 80's office towers till they jump in their cars and drive home to Frisco...
Gym, Dy Cleaners, Convenience Store, Deli, Starbucks is available through a tunnel to next door Fairmount which I didn't realize there was a tunnel between the two. These are pretty standard fare for these buildings as well.

Fountain Place is the terminus of the Dallas Pedestrian Network. It pops out in the plaza along Ross.

Hell yeah! Uptown and Downtown is basically one continuous skyline. Someone from Houston thought, Uptown was Downtown. They honestly couldn’t tell the difference between the two. That just shows how much growth has occurred in the last 5 to 10 years.

You are absolutely right....KWP has played a huge role in making all that has happen in that area over the last 10 years come to pass. At the early presentation stage it was roundly critiqued as a boondoggle and a waste of time and effort...where are those folks now, oh I know, enjoying the park for a nice lunch break from the office.

It takes strong leaders like Jody Grant (KWP), Erik Jonnson (DFW), Elon Musk (SpaceX and Tesla), Steve Jobs (Apple twice), etc that have such confidence in their vision that all the nay sayers in the world will not stop them from inserting their imprint on the world. It takes a special set of tools in the kit to be able to achieve that level of success. So, thanks Jody and Erik for adding your vision to our great area of the country.

klyde warren park is the best thing downtown/uptown and dallas proper has done in the last 20 years.. complete game changer, hopefully they will make it a little bigger and bridge the gap to the perot museum.

I personally think there is little value added by expanding Klyde Warren. Much more value in decking i-30 or i-35 near Oak Cliff.

Yeah and in about a year and some change we will have about 4 more high rises in this general vicinity. Amli, atelier, hall arts, and i guess 2000 ross will be visible from the park if the hotel gets built.

I generally agree. Deck parks are pricey and sort of gimmicks but I do think they start to help with the damage done by freeways. My question is when does the gimmick give out and when does the park itself become as valuable as a park on land that would be much cheaper to build. If you have multiple around town will the same amount of positive influence happen for those localized economies? Not all will be surrounded by high priced residential and office space but they could def still make office space become more premium than before and make land around it more attractive to new kinds of development. I do agree that this tower is a result of KWP influence.

Glad to see Amli making some vertical strides. Now I wonder how long it will be for Hillwood to snag a tenant for their signature tower next door...

As much as I would agree that having a deckpark in South Dallas is a great idea - I think now it is much more financially rewarding to expand KWP to the West. Imagine KWP connected with walkways to the Perot museum and on the opposite to the plaza base at Fountain Place and perhaps even extended to the South Asian Museum Green Space.

Its already connected. We don't need to waste money on an intrusive and giant overpass that will look more like the mixmaster than a linear park.

It’s been 5 years and things really haven’t progressed at all with this tower. At this point, I would be ecstatic if ground breaking occurred before the end of 2020.

Dallas doesn't do pragmatic, it does over-the-top. Take a look at our bridges. If this project get's a sponsor with the name Perot or Crowe it's happening.

I believe a portion of KWP’s expansion money was apart of the recent bond package. The rest will have to be raised by private donors.

Whether we like it or not, the park is going to expand. We just don’t know the full details of how it will be accomplished. I think they went back to the drawing broad (someone correct me if I’m wrong).

I tend to agree with you ... the Arts District and near CBD areas along with Uptown and near Victory Park areas are already booming.

If money were going to be spent on another deck park to me the most logical and beneficial place would be over I-30, connecting the Cedars to the southern edge of the CBD.

What with all that is either already happening there or is announced another KWP-like deck park over I-30 would lay the foundation for a huge boom to occur in the southern Downtown corridor, just like what has happened along the northern periphery.

The Smart District, high speed train station, the 24 block redevelopment already going on, and the existing activity in the Cedars would absolutely be synergized by a deck park over I-30 and would help lead a boom in the southern sector of the City Center.

I have expressed support on this forum for a deck park over 75 in the past. I would like to see if it can assist to get development to jump across to East Dallas and hasten the infill between Ross and McKinney Ave. Seems like we’ve been waiting forever for that result.

Really? Awesome! The tower portion seems to be moving along at a pretty good clip, they will need to raise that crane soon. They should be about ready to set the 15th level.

I could be wrong...but it seems like the residential portion of the tower is only 36 floors, which equals a total 45 story building, when you add the 9 story garage.

Here’s what I found on Page Southernland Page (the building’s architecture firm)

Its form, however, is original and distinctive, with slices, folds and ridges that endow it with a unique identity and initiate a dialogue with the office tower.

So, the lower 28 typical floors + 7 upper unique floors = 36 residential floors?

36 residential floors + 9 parking floors = 45 stories?

Why must they use such unnecessarily cheesy language like this?

Overall, I'm loving the presence it is invoking on the skyline. It really does serve well as a compliment to Fountain Place.

Renzo Piano used the phrase "close enough for a dialogue" to describe his addition to the Kimbell Museum. It seems to appear in every other piece I've read about the Kimbell or Renzo Piano, for the better part of a decade. I think that it bears usage here. Solving the "missing twin" of Fountain Place's dilemma seems like a miracle. And amazingly, the solution seems like a suitable companion to an iconic building. And you have to give it up for the AMLI PR person who thought to recycle "dialogue" so soon after someone else's recent campaign. New AMLI = New Kimbell = Cha-Ching! :D
