Topped out.

Maybe they read this forum!
Re: Deep Ellum: Epic ~ Knights of Pythias Temple
This just looks taller in person to me than I imagined from the renderings. I felt like the renderings made the office building look more short and fat.

Depends on the side you are looking at. Plus I guarantee the renderings focused on making sure the tower didn't appear to be too tall for the neighborhood. It's an art preparing renderings that sell a project to politicians, tenants, and the neighborhood who might stop it from happening if they get a whiff of whats really being built.

I expected it to be about that big. Its the only part of the complex that is guaranteed to be built. Hopefully they fill it all in - I expect that the parts that include/connect-to the KoP will be the Last built. (most expensive with the least return) The apartment/mixed-use/hotel are a bit iffy with all the new hotel and apartment spaces being brought into the area already.

My understanding was they were building office space and not apartments first -- but that was from some of the early renderings. I still stand by my position that KoP will be the LAST part they do.
The renderings don't look much like what they built, no cantilevering. So I can see where I got confused. Just walked past last night and I watched it going up from my building.

There's a site plan on page 9 of https://kdc.com/wp-content/uploads/2017 ... al-A22.pdf
the office tower is topped out. The residential tower along Elm is around the second or third floor now. About two weeks ago they got the city to chip in historic preservation funds to subsidize building the new hotel tower next to the existing building. https://www.dallasnews.com/opinion/comm ... ay-new-one

Is the segment marked "Hotel Addition" also planned or are they staging construction?
Also have any tenants been announced for the central plaza square area?

Yeah, the residential tower is definitely under construction as well as the hotel. The Hotel addition is the smallest construction but the hotel project is definitely moving along. This project is moving full steam ahead.

That's the building they just got the city to give them big bucks for. It's not under construction yet.

Great shots, that brickwork facade mockup looks great. Really looking forward to seeing the residential portion impact the skyline. I really hope we can get the Dallas Highschool tower started, would hate to see the project fall through.

Another big garage, this one looks like it will not be concealed behind a glass curtain wall.

The garage at the base of the building will be covered. The larger garage on the highway side will not.

Let the highway stare at garages is fine with me. As long as the pedestrian level is more dressed up appropriately.

Seems fine to me as noise and pollution buffers for the real buildings. If we aren't going to lower parking requirements, then lining freeways with garages seems like the best option.
Re: Deep Ellum: Epic ~ Knights of Pythias Temple
After it's finished and this giant uncovered garage is sitting there....I can hear the complaints now.

No, one office, one hotel and one residential tower which is the tallest of them all.

Second crane, not second building. There was another crane on the other side of the office building, removed in August. Was mainly used for the parking garage.
Re: Deep Ellum: Epic ~ Knights of Pythias Temple
Okay, so the other crane was removed and now I noticed another crane today. What is that blue crane working on? Anybody know?

^ Hotel. The new building that the city is giving them millions in historic preservation dollars to build.
Re: Deep Ellum: Epic ~ Knights of Pythias Temple
So looks like the garage is topped out and the residential tower is now under construction.

Took this shot from the Arts District today of The Epic. Enjoy! You can see the second tower going up fast!

Thanks for posting...that's a very good shot of the development! What an imposing presence that'll have once it's all done!

Posted on the "Traveling Man" Facebook page. Not the greatest picture, but they are basically just showing us that the construction barrier between The Epic and the Traveling man has been removed.

Still no announcement for any of the ground floor spaces. Keeping in mind the office tower seemed to be their first priority to get done and open.

Deep Ellum's huge Epic development moves closer to opening with new office and retail tenants
https://www.dallasnews.com/business/rea ... il-tenants
The Epic will also have more than 55,000 square feet of retail space.
Miami restaurateur David Grutman is opening a Dallas version of his popular Komodo restaurant in 19,700 square feet on the ground floor of the office tower. The contemporary Southeast Asian eatery will also have 2,500 square feet of exterior seating, with an upper-level Komodo Lounge.
Re: Deep Ellum: Epic ~ Knights of Pythias Temple
Does anyone think that this area on the north side of Deep Ellum could become a shopping district for the urban core? I know retail is on the decline, but it's a chore for urban core residents to head north towards NorthPark/NW Highway area to shop. I think it's time for a small/midsize mixed-use urban mall somewhere around DT/Uptown.

Re: Deep Ellum: Epic ~ Knights of Pythias Temple
Speaking as a ~Millennial~ East Dallas resident who moved here from central Boston (where we enjoyed several lively, urban, walkable, dedicated shopping districts), it absolutely is annoying trying to "go shopping" in Dallas. There is no one place with a good diversity of interesting shops and cafes, so we end up bouncing from one neighborhood to another. Via car, of course.
I never want to set foot in an old-school shopping mall, because I despise them and so do all my friends. Truly no offense meant to anybody who enjoys it, but I went inside NorthPark Center for 5 minutes and was revolted. What a beige, soulless hellscape.
But! I think Deep Ellum totally has the potential to be that shopping district for Dallas. Just picked up a new bike from the bike shop on Commerce, and Deep Ellum developers are doing a great job building out storefronts to inspire a sense of discovery and and intrigue. Not all the storefronts are built to spill directly onto the street, so it inspires the kind of pedestrian wandering and exploration that makes shopping districts interesting (Bishop Arts is also doing well with this).
If Deep Ellum gets some street activities going (think crafts markets, small festivals, sidewalk sales, live music performances, etc.) then it could be Dallas' high street 10 years from now.

That's a very interesting idea for sure. Deep Ellum can definitely provide a nice mix of shops, but, unless I'm missing something, I don't see much room for growth on the north side? But yes, it's about time some of the shops start making their way to the urban core.

Haha, I'm right there with you. I've always hated them for the same reason you do, but, now that I've recently started to become more interested in urban development, I despise them even more. Even before stepping foot inside the mall, I'm already annoyed because of the insane amount of traffic, and parking you have to deal with before you even get inside.
It is crazy, to me, how successful some of our malls still are though. The last time I was in one, I was just thinking 'if only a fraction of these people were to frequent Downtown Dallas, we'd have a much more bustling urban core'.

Sure, this is a fun idea.... but Dallas and the sun belt are entirely different in terms of culture, climate and consumer habits. How many people would actually be walking around Deep Ellum in the middle of the afternoon on any weekend from late May to late September?

I'm also very optimistic about the prospects and potential of Deep Ellum and a number of these other evolving areas. Bishop Arts, Deep Ellum, West Village, Knox/Henderson, Lower Greenville, etc have all come such a long way and it's exciting to imagine where they will be in 10, 20 years...which is great because I also hate shopping malls and avoid them like the plague! lol
