Harwood International unveils Rolex building design as work gets underway

The seven-story, 138,857 square-foot build-to-suit office building soon will sit on a small tract of land adjacent to Saint Ann Court at Harry Hines Boulevard and Moody Street in Dallas.

World-renowned landscape architect Sadafumi Uchiyama plans to curate a Japanese-inspired tiered garden with rampart stone walls at the base of the building with cascading waterfalls and reflecting pools on the property.

Within the dream-like landscaping, The Rolex Building will include a motor court and pedestrian friendly sidewalks to tie the site to the rest of the Harwood District.

It's interesting that some of the columns cannot make a continuous run from the ground to the top of the building. I suspect that the engineering to make that work is not trivial.

Looks darker than the render, I do like it tho. Should be a sharp building.

Hmm...I guess this one won't be white like in the rendering.

The white in the top-down rendering comes from the aluminum shading fins that line all of the glass.

Here's a poor photo of the fins, installed on the lower overhang glass. There will be fins on all of the glazing.

"The project for Rolex is an opportunity to introduce a layer of human-scaled nature into this car-driven lifestyle of Dallas. The silhouette of the building twists out of its site as a series of floor plates and louvers for shading–not as a solid mass, but as many layers, like a deck of cards. Some of the layers support vegetation, visually connecting the surrounding gardens and public streetscape to a private, planted event space on the roof. The idea for this landscape took its cue from the stone walls (rampart) of traditional Japanese castles. The rampart is an intermediary between the building and nature, and if one compares it to a platform in western architecture, which makes the basic part of a building, it would be obvious that the rampart is designed to be more intimate with nature. By combining the basic office building in Dallas, and blending it with the landscape, we aim to make a new kind of natural, urban icon: an entrance to the Harwood arts district, and for Dallas in general."

I wasn't sure where to put this, but there's signage on each side of the surface parking lot at Cedar Springs and Olive Street saying that a 22 story highrise will start in the Spring. Anyone have any information on this?

edit: Is the previous post referencing that old washed-out billboard that has been there for the past few years? Or has that been replaced with a newer one?

Yes, that lot. Where Harwood had proposed the Oliver tower in the past. It's currently where Saint Anne's valet parking lot is. I guess that's technically not Cedar Springs right there. Maybe it's Harry Hines and Olive?

Harwood has finally updated their website. In fact, it looks like it is still a work in progress. The Rolex building is listed and the map with the purple/ royal blue buildings has been updated to only show buildings that are completed or are currently under construction.

Under the "Coming Soon" section, Harwood Forum is listed with "more details coming soon." It's the first time I've seen it on their website. It looks like the updated site will be great once it is fully updated. I'm anxious to see more details "soon" on Harwood Forum.

Interesting, But not really surprising. A couple of months back I saw a coming soon sign on the construction fence of Bleu Ciel (At least I think it was Bleu Ciel).

I'm sure their plans since the super tall renders have changed. With that said where would they place Harwood Forum? It isn't shown on their MastertPlan map.

The white fins are aesthetically pleasing to look at. However, I was expecting this building to have a lighter complexion.


The dark blue windows juxtaposed with the white fins creates a stark contrast IMO.

A grey / silver tint would have looked more in line with the original renders.

I'll hold off on my final judgment until all the fins have been placed.

This building will certainly become an instant Dallas landmark on par to the Reunion Tower, Magnolia Building, Chase Manhattan (Key Hole), Fountain Place and BoA buildings. No doubt in my mind it will.

Also if it had a company in it that meant more to Dallas like Mary Kay or AT&T does. Rolex has always been there nearby with their brand on a similar short building. I don't expect this one to be more than a trophy for Harwood to put on their website and marketing promo materials.
