Light industrial projects in Forney are starting to come up in the Gateway area of Forney. Goodyear just opened up a 1.2mil sqft distribution warehouse about a month ago. Amazon started a project for a 200,000 sqft warehouse for local Prime delivery trucks that are expected to be completed by September. This week the P&Z will be reviewing and probably approving a 1.0mil sqft warehouse for Amazon, which will be for widespread shipping warehouse like the one on 20/45 and Irving. Glad to see more light industrial projects in Forney. You can't compare to the northern cities but Forney is a pretty nice starter/middle-class city. It has good schools, about 20 miles from downtown Dallas, decent shopping areas, close to Mesquite/Rockwall, and a good median price point for houses. You can find cheaper new housing for around 150k mark, and bigger, better builder homes and subdivisions for around 300k. I'm sure the current and future supply of new homes and the price point is a big reason why Forney is seeing a lot more light industrial projects. And this may spur more housing developments + retail and dining.

Seefried and USAA Real Estate to develop largest speculative Class-A warehouse in DFW Metroplex history

It will be located at US 80/Gateway, and span over 1,272,000 square feet.

Rumors have been circulating about retail development in Forney in the Gateway area. Last week the city council approved some PD ammendments and site plans for the proposed Village at Gateway development. No official names have been released but the detailed site plans showed stores that are clearly Home Depot and Target. Along with this development are some small and junior retail within the development and 10 pad sites. Two other anchors were mentioned to be interested but again no names annouced. Rumors are that Costco and HEB are the other anchors. HEB purchased land in Forney a little over a year ago but issues with Union Pacific and HEB's driveway needs the project has been stalling. Along with the Village of Gateway annoucement, the city council also approved PD ammendments for another 50 acres in the Gateway area for Texas Health. They are proposing a hospitaly and medical office. A repersentive mentioned this hospital is planned to be bigger then what has been development in Rockwall by them.
