At least a residential part of this project appears to be nearing a start:

Trinity Mills Station
Developers hope to break ground in mid 2021 on the first phase of a 25-acre transit oriented development in Carrollton.

The first office building is set for a 2022 delivery. Commercial property firm JLL is marketing the property to tenants.

Let's start hiding drone taxi helipads on every rendering and see who notices.

So I drove by this lot and they've recently torn it up. It's looking like this is happening.

This would be great if it weren't for the sea of surface lots between the project and the DART rail stop.

Yeah, it's not ideal, but hopefully the lot will be used for denser development later on.
I'm curious what the future has for this not-so-little suburb. This station has the A-train connection, and just one stop south is the downtown carrollton station where the silver line will intersect.

It's only a bummer that trinity mills and the korean district are just a little too far from each other.

I still don't have a great feel for where exactly this is located?

In the rendering above, the Trinity Mills rail station can be seen in the bottom right. This development will be across the station's parking lot.

Here is the report from the local Carrollton newspaper. It appears the current work is for utilities.

Too bad the development ambition isn't at the Rosslyn or Ballston level for Trinity Mills as well as DT Carrollton.

This has finally broken ground:
"Apartment project breaks ground at Carrollton’s Trinity Mills Station"
Atlanta-based Integral Group is developing the 436-unit apartment portion of the project, being built just east of DART’s Green Line commuter station. The Eviva Trinity Mills apartments are scheduled to open in November 2025.

Was at Trinity Mills station and saw that the pedestrian space work was finished and open. Of course there was nowhere to go lol. But it looks like it will be great when it fills out.

Looks like the garage is done and they're working on the apartment building now.

"Apartments rise as first piece of $1B project next to DART train station in Carrollton"
- Dallas Business Journal
https://www.bizjournals.com/dallas/news/2024/01/04/trinity-mills-dart-carrollton-eviva-apartments.html

The city is wisely embracing the idea of their train stations becoming their "urban centers" and the mayor seems to understand the downtown Carrollton station's future as a crossroads. It's refreshing to have a suburb totally onboard with all this sort of stuff.

But hmm
The transit-oriented development, one of the largest TODs in North Texas, seeks to further this trend of revitalization and prepare the city for the future, said Ravi Shah, Carrollton's urban development director.

“This is a catalyst project," he said. "This is a 20-plus acre site. We are looking at the future, not only on the east side of I-35 but even on the west side.”

How about we focus on the side of the freeway with a bunch of empty space where people actually want to be and perhaps leave the forested flood zone alone lol.

Figured yall might find this interesting; the old Office Depot building in the Carrollton K-town has been undergoing a transformation.
ksector2.jpg

ksector.jpg

They've raised the original roof to accommodate a second floor and knocked out the walls for windows to create a mixed-use building called The K-sector. From their site:
"The first floor of the k-sector building will be leased with a mix of bakeries, restaurants and specialty businesses on 23,500 SQ. These businesses will attract foot traffic to the building and create a vibrant atmosphere that benefits all tenants. The 23,500 SQ on the second floor is dedicated to cafes and professional offices, and will be leased to companies that need high-quality office space."

It's so fascinating to me that going through such an extensive redo of a bare-bones building made more financial sense than knocking it down and rebuilding. So much of it (electrical, plumbing, ventilation) is likely having to be redone from scratch anyways. But I appreciate the reuse! I wonder if they were able to sell the bricking they knocked out, or if some will be repurposed to cover the gap made by the raised roof.
Permit filings put the estimated project cost at 2.5 million.
