Online pet retailer takes a big bite out of Dallas warehouse space

Chewy Inc. just leased 663,000 square-feet of warehouse space for its first area regional distribution center in Southwest Dallas at 7243 Grady Niblo Road. The building was rented from Crow Holdings.

Mountain Creek area is getting really busy all of a sudden. First Industrial started clearing 100 acres along Mountain Creek Drive south of I-20 for a 1.2 million sf warehouse project, Exxon station started north of I-20 and two smaller parcels rezoned for smaller warehouse/industrial on Merrifield Drive. There may be additional retail space next to the gas station. Further north along Mountain Creek is another massive tree clearing operation for a new warehouse/light industrial park. Originally planned for housing it has now been recast as more warehouse space. Never an end to that.

Overlooking the First Industrial project is a plan for about 450 additional apartments. Not sure of the status on those but they will likely be approved.

The I-20 corridor continues to sail along.

Where will the apartments be?

I just wish the retail will get here fast. It's so annoying having to go to Grand Prairie or Cedar Hill for retail.

The apartments are on top of the hill where Eagle Ford Drive ends at Camp Wisdom. There are already apartments there, the developer just wants to add two more phases so the complex will be quite large when finished. I believe I counted around 440 new units. There was some issue about fire truck access to the back side of the property so I am not sure what they did about that yet.

Large scale retail may never come, with Grand Prairie scheduled to add a million sf around IKEA including something like 24 restaurant pad sites and five hotels we may never see retail migrate towards Mountain Creek in any large quantity. At least there is that new grocery story going in across the street from Wal-Mart.

A Dallas-based developer behind the 590-acre Mountain Creek Business Park in South Dallas plans to begin construction on a two-building speculative project, which will add more than 150,000 square feet of industrial space to the park.

"All the industrial land in the (South Dallas) corridor are pretty much gone," Jon Napper, managing partner and founder of Dallas-based Courtland Development, told the Dallas Business Journal.


That success has brought thousands of employees to Mountain Creek Business Park, with the latest tally at about 3,300 employees. But there aren't a lot of amenities to support the workforce, Napper said.

The longtime Dallas developer is hunting for an apartment developer that could start the initial phase of an apartment community project that could total about 800 units upon completion.

The developer already has two restaurants — Texas Best Smokehouse and Sonic — and an Exxon gas station underway to help expand Mountain Creek Business Park's surrounding amenities.

Some buzz around Mountain Creek today as word got out that Norma's Cafe may be looking at a new location at Mountain Creek right next to the new Exxon station going up.

Southwest Dallas has some of the most beautiful topography in the Dallas area. Hills, ridges, trees, lakes. It's a shame so much of it is used for industrial purposes. Cockrell Hill Road is beautiful and has lovely vistas of the city, but it's going all industrial.

Another warehouse ugh. When are they finally gonna put retail here? Or trails, something. It's a shame that a beautiful part of Dallas, with a population of over 15,000, a 3,000+ student university, and a 10,000+ member church has nothing but a gas station.

Well, you have to understand South Dallas has been without serious job implications for decades so with jobs comes all those other things. You aren't gonna get Amazon to plop down and offer a bunch of high paid office jobs down there in a beautiful walkable urban campus. Jobs in industrial warehouses near national transit access points is what the city has been prepping and zoning for.

The council will also vote on more than $1 million in tax incentives for a new industrial facility for HD Supply Facilities Maintenance Ltd. in Southwest Dallas. The 82-acre distribution center project would be built south of Interstate 20 in the Mountain Creek business park.

Developer First Industrial LP will build the project.

Talk about low density apartments. Which would be fine if they kept most of the gorgeous forested areas on their parcel. But let's be honest... we know most of those trees are going to meet the bulldozer. Makes no sense. Just remove the trees from where the foundations and parking lots will go, and leave the rest. Other parts of TX do this all the time but our developers can't seem to do anything without clearing every tree and blade of grass from a piece of land before building.

Hoping I'm wrong with this one.

You're not wrong, they have already gone through and torn everything out including the unique land features that would have provided some interesting terrain for this complex. What they are doing here is what they will likely do with the entire 400 acre parcel, cut everything down and try to flatten it as much as possible. It's a remarkably beautiful parcel of land as it exists today which I expect will just be gone by the time they are done, replaced with single family homes and apartments.

Arguably, one of the prettiest parts of Dallas will hills and trees-- it must be destroyed!
Alas, Dallas' drop-dead dumb and cheap developers strike again. A friend once said to me, "Dallas could f'up a wet dream!" Hmm. Can't comment on that but these guys sure as hell can't or won't build with the high quality and forethought of design related to site that you often see in Houston and Austin and elsewhere.

Dallas City Council votes to acquire 300-acre park in southern Dallas

The Dallas City Council voted Wednesday to acquire a nearly 300-acre park property in southern Dallas.

Located north of Cedar Ridge Preserve, Big Cedar Wilderness features over 50,000 trees and a variety of cliffs, hills, creeks and tributaries. The property is estimated to be worth over $17 million and was privately held by Liberty Bankers Insurance Group President Brad Philips and his company.

Philips donated the park to Trust for Public Land, and the property will be preserved as a natural area and public park.

Any near wilderness in South Dallas county needs to be put into conservation status. Quality of life is substantially increased with access of nature.

Glad they saved this space since I am sure the land on the north side of I-20 is sold to a developer and will likely be lost
