Per the article, it seems they're intentionally not going into detail because they're still finalizing the scope with the developer.

That said, these are the conceptual images from the article.

Mansfield considering plans for a $70 million film studio development

https://www.dallasnews.com/business/rea ... velopment/

Mansfield officials are considering a proposal for a film studio development expected to bring more than 2,000 jobs to the fast-growing city south of Arlington.

The city’s staff have been working with an entity named Super Studios Mansfield LLC for several months on a mixed-use development along the city’s western border, according to city documents. Mansfield City Council will consider a resolution Monday evening that would allow the city manager to authorize a development agreement.

The development includes plans for five sound stages as well as mill shops and technical studios and is expected to be built out over five years, according to the city.

The developer also proposes to build restaurants, retail and hotels in the early phases, with residences planned in future phases to accommodate demand from production teams. The move is to prevent existing homes nearby to be purchased for short-term rentals, according to the city.

Concept plans show 550 units of housing plus 15 “studio lofts,” a five-story, 120-room hotel with a restaurant and bar, a four-story hotel also with 120 rooms as well as 117,800 square feet of retail.

City partners with REV Sports Management and FC Dallas for Stadium
REV Sports Management will serve as the operator of the venue upon completion, as well as the design and construction consultant throughout the design and construction phase. REV Sports Management has partnered with FC Dallas to deliver a world-class experience to Mansfield.

In this role, FC Dallas will assist in the design and construction phase of the stadium. FC Dallas will also lead efforts to program all sports programming at the facility, including youth soccer and international tournaments.
. . .
In addition to the stadium, the proposed 250-acre Harvest Point development includes residential, retail, family entertainment, hotel and conference center and entertainment venues.

From the 02/12 city council resolution:
Description/History
The city has progressed with the multi-purpose stadium project within Harvest Point over the
last several months. As part of the process, it is necessary to partner with an actual operator to
ensure design and construction meet the standards necessary for the professional teams and
future tenants. REV Sports Management has partnered with FC Dallas to deliver world class,
remarkable experiences to Mansfield. In an effort to continue progressing with stadium design,
the draft agreement is close to be finalized.

Justification
This consulting, management, and operations agreement will ensure we have a stadium open
and operational by the time the World Cup is down the street in Arlington in June 2026

From the 05/23/2023 city council agenda to give an idea on the location:

Hard to say exactly what role FC Dallas will play in all this after its complete. Might become the new home stadium for North Texas SC, FC Dallas's lower division reserve team that plays in the 'MLS Next Pro' league. They currently play in the Ranger's old stadium, which is a weird fit for them. Soccer specific stadiums are almost universally better for attendance when it comes to soccer teams.
