A recently torn-down office complex east of 75-Central on Spring Valley by the DART Red/Orange Line station, is due to become the site of a new apartment complex. Almost 300 units will be built there. No construction or completion timeline was given.

I think that one was or is going to be called Sherman Lofts. I seem to remember something about a mural being painted on part of the project as well.

I found the story I'd seen that mentions this. It also has a blurry rendering of the building.

They are putting the stream thing in the middle of Waterview Parkway next to Campbell/UTD in covered culvert. I wonder if this in advance of narrowing Waterview or something to grow UTD a bit? I couldn't find any permit information to see if they gave a more mundane reason (repair the existing culverts/ prevent mosquitoes? LOL). It would be generally a good idea to narrow Waterview, since it has bike lanes and not that much traffic or many entrances adjacent to UTD.

While the Sherman Lofts project at the corner of Spring Valley and Sherman continues to not happen, in April the city council approved another apartment development on the lot just to the south, projected to open late 2025-early 2026.

They're wanting to put parking minimums of 0.8 per bedroom for 1- and 2-bedroom units and 2 spaces per *unit* for 3- and 4-bedroom units. Considering a majority of residents can be expected to be students, *and* there's adjacent transit access. There will likely be students showing up to this meeting, it's probably worth it to advocate for removing the parking minimums for residential.

They fought that poor guy relentlessly on parking ratios on lots just north of that, so I'd be hilarious if they approved these with no fuss. Those lots are still undeveloped, probably because they missed the best window with perfect demand and low interest rates fighting city hall over ultimately a low-quality watered down development (or who knows, maybe they are still being designed). The planning commission wailing about missing sidewalks was extra hilarious. Obviously nobody on that committee has ever had to walk anywhere in DFW.

UTD, developer team up on transit-oriented project with homes, offices, shops and hotels
The project would be near the University of Texas at Dallas campus and along DART’s new Silver Line connecting to DFW Airport.

This is a good project. Should really help connect UTD students to other parts of Dallas w/o needing a car.

My only complaints are 1) such a limited number of units beyond 2 bedrooms (theoretical max of 4000 units- 15% allowed, so theoretical max of 600 units larger than 2 bedroom) Why? This is why so few families live in walkable areas in DFW. Let the market decide for themselves, I'm sure the number would be equal.

Also Independence Parkway/Waterview Parkway is so lightly trafficked it's a moderately popular on-street bike route, with no marked bike lane. There is no way any part of it has a current level of service of 'F' except maybe for a few minutes per day. The traffic light on Greenside was completely unnecessary due to the lack of traffic, any additional lanes here too will be wasted.

The former Sears building in Richardson Square Mall is going to be redeveloped, with the lead tenant the first U.S. location of Japanese grocery store Aeon. I think it's still going to be a powercenter strip mall thing, just an occupied one instead of empty.

Just had a quick look at AEON and looks like it'll be a good addition to DFW's grocery selection. Hopefully, it brings some additional traffic to the area and attracts some investment. Would be great to have the entirety of the area redeveloped. Begging for gentle density/mixed-use.
