I had to chuckle when I read that the developers consider Frisco to be an "International city" . Guess this means the McKinney Ave project is dead.

Maybe Dallas is just too difficult to work with. Seems to be an ongoing issue.

So, Dream Hotel as the FIRST phase of a project in the middle of nowhere @ DNT and 380 which is about to become a major road reconstruction project. That should go well.

It seems to me the issues with Dream Hotel are a lack of understanding/preparation by the developer and perhaps not so much the City of Dallas.

Nah, they sat on Uptown site for years ..... At some point it's about developer not being committed to the project.

They even left rubble on the site, as of they didn't even care.

Dallas' extremely dysfunctional building permit process has been heavily reported.

The PGA project nearby, along with FC Dallas, will likely generate a fair amount of hotel traffic in spite of the looming road construction.

If you're a relatively inexperienced developer working on a shoestring budget in an inflationary environment (why is it Dallas seems to only attract these type of developers is a whole 'nother topic), unnecessarily long administrative delays would definitely be a problem.
