I go to Joe's Coffee Shop near downtown Irving sometimes and definitely see the potential of the area. Plus, the work that has been done down there so far is really beautiful. I don't think it's going to really take off until the residential starts happening. I know there are some nice single family homes recently built on the creek near downtown, but there needs to be some downtown multifamily soon.
I go to Babe's Chicken in Carrolton sometimes and it's pretty impressive what's happened in that little downtown area. Irving should take notes.

Irving wants to make downtown a destination spot, and it will pay business owners to help
Business and property owners can apply for grants to improve corridors, building facades and signs.

If approved, applicants are eligible to receive $5,000 to $25,000 in reimbursements or up to 50% of the total cost, depending on the program and project.

Last time I was down there it looked like a lot of work was going on. I'm interested in seeing it when everything is all done.

I've never been here, but I can definitely see the potential. I love that it's convenient to a TRE station and also in a good position between Downtown Dallas and Downtown Fort Worth.

It's one of the few upsides of our passenger rail being slapped on top of the old freight rail routes: all the old downtown areas of our suburbs were intentionally placed on these routes, and those downtowns were designed to be walkable at their inception.
They've just patiently been waiting for people to recognize their potential. I think plano was the first to see this ages ago.

New development for the past half century largely steered clear of these areas because they became unfashionable, so they were damn near untouched except to accommodate increased traffic flow. Like here, no one was messing with downtown Irving when there was all that exciting land up north in Las Colinas to build on.

That these old downtowns have now been getting attention and investment during a time when walkability and bikeability are being prioritized makes me think these areas are going to become some of the best parts of the metroplex.

I go to Joe's Coffee Shop often ( a city treasure btw) and there is definitely a lot going on down there. Hopefully things get moving in downtown Irving. There's lots of potential there and what has been done like the parks, trails and library, is really nice.
