No good place to drop these comments but this thread seems ok since above it's been talked about...

My teen daughter specifically asked last week to go to the "mall with the turtles" to find clothes. She's well aware of Stonebriar, Willow Bend, Galleria but picks NP.

Location and demographics are key from pure money perspective. I have a soft spot for Town East, and went last weekend. I used to work there. It was as packed as it could be. I still think the layout is the best and can get to any store 5x faster than regular malls. Yes, I smelled like cologne after leaving, and it was too much really. But wow was it busy. The whole area was still gridlock with too many shoppers. Surely someone could demolish Sears and put a destination store there that would do well.

What does "mall with the turtles" mean?

And I agree about Town East. It's a thriving working class mall (no fancy stores and not a wealthy demographic, but it's healthy/vibrant and has everything one needs), which are increasingly rare breeds today.

They're referring to NP and the fountains I assume.

There were talks about redeveloping the site. Alternatively they could reopen the Sears like they did in Burbank, I think the Town East one was the last one to close in the region.

There’s a See’s Candies here now, maybe just a holiday pop up (not sure) but I remember there being one a loooooong time ago. So that’s exciting.

The Galleria Christmas tree is up. New additions for this year, so they say. The official lighting is Nov. 24.

New Louis Vuitton is opening next week. It’s about 4K square feet smaller than the NorthPark location, but will have some of the similar features. I expect the store front to be better looking too (the NorthPark refresh looked rushed from the exterior)

The Galleria tree I think was historically presented by Macy’s but this year Bachendorfs seems to be the sponsor. Interesting and very nice.

I don’t have an update on the Galleria Dallas, but I think people underestimate its prowess. A 2 story Rolex shop in shop, and a 7000 sqft Louis Vuitton (which is nearly twice as large as legate west). No it’s not Northpark or Highland Park, but it’s a major tourist destination. I’m happy to see these positive changes along with the pending renovations at the front entrance!

The luxury stores that the Galleria does have are the most popular ones that tourists expect to see when they go shopping. That said, I really do think if Tory Burch, Golden Goose, Allsaints, and Alo, among other upscale brands, opened second Dallas locations at the Galleria, they’d likely perform well there. The Galleria has also done a much better job than NorthPark at making sure mid-range additions are actually interesting and new to market. It’s surely a testament to the mall that it got the first Mango, as well as the first Zara in the region while NorthPark is filling spaces with some questionable retailers.

Overall, I enjoy the Galleria and think that struggles aside, it’s going to have a major comeback within the next couple years.

Luxury stores tend to stick around longer because with only a few sales a day, they're able to make rent.

Tell that to every retailer that was at the Shops at Willow Bend back in the day. These stores do good sales numbers at the Galleria which is why they stayed and continue to invest in their locations while the other luxury brands that used to be there relocated or closed.

The new Louis Vuitton is now open and is the absolute most stunning LV storefront in the region. They have an artisan like NorthPark does. I think The Galleria is proving itself to be the #1 competitor to NorthPark.

I just want the Galleria to add multi family towers to the redevelopment (if it finally happens). There's no reason for this area not to become a true second Central Business District for the City of Dallas (if Valley View redevelopment ever happens as well lol). Deck the freeways with parks there too....now you've got a beautiful new downtown like environment centrally located within North Dallas.

Nice find!

That spot was actually sealed off as part of the "Future Redevelopment" plan.

All of this activity suggests the "plans" are evolving, and they're actually putting more effort into leasing. Definitely good news IMO.

I mean, while not a high-end store, Uniqlo would be the first-to-market (and possibly only) location in DFW if not Texas.

That's a huge score for the Galleria, which has been struggling with keeping stores as a late.

Not saying it's not a good catch. It's amazing to finally have one considering they never actually opened their store in Houston, just not sure how I feel with these fast-fashion brands taking over what used to be reserved for high end stores. Should be fine so long as they don't expand rapidly like H&M.

I can't comment on the permitting status.

However, I did come across a Reddit post where an employee of Uniqlo confirmed they will be opening stores in Dallas & San Diego in 2024 (this post was from several months ago).

Also, I see no reason why they would add Uniqlo to their leasing plan if some form of paperwork wasn't signed.

I looked up the now closed TDLR filing for the proposal store in Houston, and it was going to be roughly 22K sq. ft. The square footage for Uniqlo on the 1st floor of the Galleria Dallas' leasing plain is only 11K sq. ft.

So assuming they would be looking at an additional 11K sq ft. or so with the 2nd floor for total square footage roughly in line with what they had planned in Houston, that to me seems right.

EDIT: BTW, if I'm not mistaken, the Forever 21 store at the Galleria is also 2 stories.

They do a better job at getting unique mid range retailers than even NorthPark does. I get it’s because it’s the “tourist mall” but they’ve built a very unique collection of international brands.

I didn't even know where to put this, but since Uniqlo was being discussed for Galleria after appearing on a leasing plan, it seems they've announced Arlington first at the Parks at Arlington Mall:
https://www.dallasnews.com/business/ret ... gton-mall/

The article says it will be "one of the first" Uniqlo locations in Texas, mentioning that one will also be opening at Memorial City Mall in Houston.
The article states construction of the Arlington store will start in June and end in December 2024.
It would be nice if they announce Dallas Galleria as the first Texas store, and construction wraps up before the other 2.
