Y'all may have heard about this news but Ray Washburne and his HP Village Partners group, owners of Highland Park, are in due diligence for a purchase of Kansas City's Country Club Plaza.
As a KC resident what should we expect? How do you feel like highland Park Village has been managed over the past ~15 years?

They also do leasing for Knox District and I think some other areas of Dallas and they are good at bringing trendy brands that fit the character of the neighborhoods. I can't imagine KC will have something on the level of HP Village, but I do think you all will see more stores unique to the area.

It’s been a net positive, it used to be more of an upscale neighbourhood shopping center with typical stores like Anthropologie and Banana Republic, but now it’s the main high end shopping district in Dallas. Typically, upscale brands choose Highland Park Village for their first Dallas store. They’ve also brought some restaurants to Dallas that are typically only found in bigger cities which is nice.

Yes, they lease Watters Creek now I’m pretty sure and there have been some improvements to leasing. They’ve done a good job at leasing some stores that usually require a drive to Dallas or Plano. Nothing major, considering it’s Allen, but an improvement from what the center used to be under Trademark (the Galleria Dallas management). L’Occitane, Lululemon, and Barnes and Noble opened stores there.

Vacheron C. and Loewe should be opening any day now. I imagine Veronica Beard's renovations should be wrapping up soon.

Permits have the "ADDITION OF 808 SF TO THE EXISTING "LORO PIANA" RETAIL STORE".
How is this possible without absorbing Beretta Gallery next door or adding a second story?

It appears Hadleigh's has consolidated into the upstairs atelier at 70 HP Village, vacating 74 HP Village for a new tenant.

Hoping that once Chanel moves it will free up a space that can be broken into at least 2/3 new storefronts.

Why would you want second locations when there could be new stores? Also, HP management once said they won't put a store at the Village if it already exists at Northpark or near by.

That store is one of the originals and still produces high volume. It attracts a solid clientele.

I can 100% confirm Northpark Tory Burch does more than Highland PV Tory Burch. by a significant amount.
HPV was one of the first TB locations when the brand was launched and I guess the current HPV owners like that.

Tory would do very well at the Galleria. It’s mid-range but is very trendy right now.

Not at HPV - but for brands that are already there to maybe open at NorthPark or Clearfork. It seems like most duplicates in the market are the three I mentioned though.

That's what I assumed. This location opened in 2006/2007, when TB was still a new concept. The NorthPark store opened in 2014, around the same time most Tory Burch stores began opening across the US.

Seems like a lot of the recent additions to HP Village have been fine jewelry boutiques. I wonder if we will see that trend continue...

Etro has moved into the previously vacated Hadleigh's at 47 Hp Village, vacating their previous space between Valentino & Bandier.
I assume HP Village must have a new tenant coming soon and are starting renovations with the anticipated move of Etro to Northpark Center soon.

Chanel has officially moved back into its address at 100 Highland Park Village. Since September 2022, the luxury French fashion house has lived in a temporary storefront while it updated its original spot in the Park Cities shopping center. Its new and improved 6,500-square-foot store officially reopens March 15.
