Oh yeah, that makes sense. Being in a shopping mall or near a lot of amenities in general is a huge sell for a hotel. If NorthPark wants to compete with Houston’s Galleria or even the Domain as a main shopping district for Texas, it needs hotels. We have a mall that has some designer stores and the nearest hotel is a La Quinta. Weirdly enough hotels and apartments couldn't save Victory Park.

Weirdly enough there's barely hotels near Highland Park, although I'd think they need one also. I guess most upscale shoppers would rather stay in Uptown where the Crescent and the Ritz Carlton are? Makes me hate the driving culture here actually.

Knox is getting a fancy hotel and a lot more retail.

The West Village has had one for a long time also. Even Willow Bend is adding hotels to the property of all places. Point is, NorthPark gotta start making changes, like, yesterday. Hopefully this loan will help with that.

Kendra Scott signage is up next an also under construction, expanding Madewell. Second floor should be great once these, EBW, and Buckle open.

Tory Burch’s new location is opening next month, May at the latest.

NP Macys is on company Top 50 doors to focus on immediately for improvements. That cannot come soon enough. Sadly, it should have just become a Bloomingdale’s or even better, a hotel tower.

Many stores like the expanded Lululemon and recently opened A&F are still not big enough and could use more space.

Would like to see lululemon move at some point. Did Everlane and apm monaco drop out? No word on them lately.

I really do not understand why Lululemon is next to the luxury stores when it should be near Vuori, Nike, and Athleta. Alo too, move that and Lulu over to the old VS space.

Alo’s just so far away from all the other athletic brands also. It feels out of place being near Coach and Tory Burch.

LensCrafters is open in their new location. It’s a nice build out. It along with the new T Mobile location in the corridor brings some life to that small section.

I’m curious why the old Sarah Flint and temp Robert Graham spaces are not covered in drywall. Are they planned to be temp/pop-up spaces for current retailers?

I hope Macy's decides to blur the lines between their stores and Bloomingdales. Could you imagine if Macy's began carrying even nicer (maybe even designer) brands at their top locations, similar to what Nordstrom's already doing? What would really make me mad is if NorthPark added that Backstage stuff. For that you should go to Park Lane (where competing chains like Bloomingdale's Outlet, Nordstrom Rack, and Saks Off Fifth are...)

The store always looked super bare and empty when I would go to the mall. Even on the weekends, there's hardly ever people there.

Looks like Houston’s Galleria is turning the second floor above the ice rink into more luxury stores, it’s quite vacant but there’s Amiri and Dolce Gabbana there now. Hopefully NorthPark will follow suit and expand.

DFW made the cut, but weirdly Houston didn’t and St. Louis is higher than Dallas and NYC is really low.

Could The Webster be a new tenant coming soon? They just announced a store in Atlanta, and there's already one in Houston. Dallas seems to be the only major shopping city missing from their store lineup.

They made a deal with Simon to expand in their luxury properties. The only one in DFW I can think of being a good candidate would be Clearfork in Fort Worth.

They’d most likely open at Clearfork. If they still managed the Galleria then that would be a good contender but not anymore.

Why don’t some of NorthPark’s luxury brands build two story stores? With Louis Vuitton and Gucci having large exteriors on the CenterPark side these locations definitely could have two floors. Maybe Dallas isn’t the right place for that though. Would be nice if the ones facing the exterior side would do that though, imagine if Tiffany’s built a second floor.

Some of the Galleria’s stores in Houston are expanding to multiple levels, notably Gucci.

I’m sure HPV would love for Dior to get a cafe and have a Ralph’s coffee, but they may not get zoning approval for both. The Dior cafe will be shrunk in size to purposefully accommodate less people. Meanwhile at Northpark, brands have room to expand and create fully realized concepts. I think Northpark’s interim future will be focused on giving brands the space they need. Diptyque, Golden Goose, and Eiseman Jewelers are all expanding. Many other stores could expand like Abercrombie and Sephora.

Where HPV wins in true hyper luxury, Northpark wins on square footage.

Sephora at NorthPark is already huge. A second expansion would be crazy. Abercrombie is a good size for NorthPark, personally I’d put it on the second floor near Sundance and Madewell. Dior should open a second Dallas store in NorthPark, just like they have two stores in Houston.

Still drives me crazy that so many of the restaurant spaces are still vacant. At this point throw a Mi Cocina into one of them, I don't care.

No yeah, it really hit me, how do we have three Italian places in this mall but the only Tex Mex place is Chipotle?

I would honestly hope for a Blanco location (Houston’s Galleria has one) but at this point I’d take a Mi Cocina

Nicole Kwon has closed.

Steve Madden is moving upstairs into the old Nicole Kwon spot. Will we see Lego, Aveda, Peloton or even James Avery move as well? Those don’t seem to fit in with the transformation of this section of the mall to trendy clothing brands.

I like Pelaton there being close to Nike and Vuori. What I need is for Alo and Lulemon to move closer to these.

I had read previously that Peloton would eventually close it's retail stores. Not sure if that's still the case or not.

Lego definitely needs to move to the second floor now that the area around Macy's has become higher end on the first floor. If they want the upstairs Macy's section to be family stores then Lego should be there. I could see them moving to Park Lane to be closer to American Girl - would be nice for that to become the "family hub" for stores but obviously NorthPark probably doesn't want to be 100% a fashion mall.

Laderach chocolate is opening between Swatch and Breitling. They have another DFW location at Stonebriar.
Marine Layer is now open and Etro at HP Village is closed, so I imagine their NP store will open soon.

Some updates on closed stores:

Ugg has also closed their Houston store which leaves them without a presence in Texas and they have left Florida as well, so it seems as if the NorthPark closure was part of a larger downsizing strategy.

AllSaints has also closed their Austin location after directing Dallas shoppers to that store, so I wonder if we will also see Houston close soon. The brand was struggling quite a bit in recent years, asking for reduced rents from landlords.

That’s too bad, I see the Allsaints brand around a lot and I love it, but at the same time I never saw another person in the store here. I was hoping, after seeing their renovation of their Scottsdale store, that the same would happen here. Perhaps they can reopen in Galleria for cheaper rent

I would love to see it now that more hotels are being built. Having more of these chains there would be so beneficial for the stores that are already there (Neiman Marcus, Forty Five Ten). I know not many people live downtown but it could truly make it more of a destination, not just a workplace.

Deep Ellum's thriving, I think Allsaints would do better there than at NorthPark.

Word on the street is Balenciaga expansion, but that seems a little doubtful to me.

Glossier is a huge get. In 2017 they had maybe one or two locations period.
