Downtown Dallas: Hillwood Urban - Field Street Tower
Re: Downtown Dallas: Hillwood Urban's ~50 storey tower on former BoA motorcourt
For a glassy office design not too shockingly different from this I always liked the twenty year old now Victory Tower, the one that got away...
Was it the Perots or the Germans who paid the architect to draw up that one? Shaped like a long hexagon that tapers into two squares at the top.
I don't mean the MO tower that was intended as the W's foil. That's a different one although this is a good rendering of that one: https://archinect.imgix.net/uploads/qg/ ... s%2Cformat

Was this the Mandarin Oriental Hotel project that never got off the ground?
Re: Downtown Dallas: Hillwood Urban's ~50 storey tower on former BoA motorcourt
Yes, that pic was a mixed use tower concept (office, hotel, condo I believe) across from the AAC with the Mandarin Oriental operating the hotel. That 20 year old concept (eventually just became apartments) is what everybody is clamoring for at this Field St site, but Hillwood will never do it. Had a chance next to the Victory DART station with a bigger site but still just did a nice but small, safe, one-use office project.

Pickard Chilton Architects were involved in that 20-year-old design also. . . (As well as HKS in some form also)
Also, 3001 TC.
Pretty sure it was all Hillwood/Perot way back then.

So:
The building for this thread as currently imagined:
(Make very large: https://media.nbcdfw.com/2021/05/field- ... s-2021.jpg)
Early Victory Tower site (pre-dating MO concept) rendering where The Victor now is (approx. where the old smoke stacks were) :

Could've looked cool if the four corners of AAC had some "ornamental" stacks incorporated.
Or, if the plaza buildings ended up looked like this, then 2 stacks on the end:
I imagine the brownfield super-site clean-up deal would've made keeping the originals standing a no-go (would be neat, though). An homage could've been interesting, contextually w/in current urban fabric.

Nice find!
Wouldn’t be my first choice, but its is much better than the current design.
I’d break up a bit of the monotony with some texture changes near the tops of each box to create crowns at the top. Strap on some LEDs on this bad boy and you got an icon

Or you can add some antennas for an eye of sauron vibe

Yeah, definitely better than the current design.
Re: Downtown Dallas: Hillwood Urban's ~50 storey tower on former BoA motorcourt
Neither is likely to happen, so no sense losing sleep over it.
Re: Downtown Dallas: Hillwood Urban's ~50 storey tower on former BoA motorcourt
Maybe this tower will end up looking better than the rendering. Another point about this buildings that its right across the street from the collage of towers proposed on that vacant lot with the DART line. Seems like that collection of high rises will steal some of the thunder from Hillwood being the gateway. Be nice to see a rendering with both developments to see how it might look.

Are you referring to the Field St District from Kaizen? If so, then yeah, they'd obscure a lot of the tower. I'll say this... If Hillwood does build this thing and it looks like the renders, the least they could (and should do) is throw in/on some LEDs to "help."
But yes, a render with both projects is something I want to see, too. I've been working on figuring out a way to create a render of Dallas with as many proposed projects as possible, just for context/pipe dream drooling.

Now, this building is "iconic" compared to the current rendition.

Yeah that was my favorite too. What the hell was wrong with that one.

I liked the round one, but why does it have to be so standard...?

I'd just like a see at least a single SOM proposal. Their 100 Leadenhall St tower would be incredible in this spot, for example.

I like their original concept "Early Victory Tower" far better than what they're currently proposing. It looks like they've taken some design elements from the original "Early Victory Tower" too. The original would be even better if it were 15 to 20 stories higher.

“Why does it have to be so standard?” Because it’s cheaper, less complicated, less risky - and Hillwood doesn’t do those. Many of us think that many of these development sites warrant more risk and could potentially offer more reward than our conservative local developers see.

Sure that's fair. But you also dont get to run around saying its iconic, the gateway to Dallas, the tallest building in the last 30 years, by arbitrarily cutting off at 30 years

My inside sources tell me these are the most recent and accurate renderings of Hillwood’s iconic gateway to Dallas.

It’s good infill, but it’s not iconic or any sort of gateway as they claim.

Not defending Hillwood at all..
You bring up a good point though. Hillwood is a very conservative developer selling a development that’s better left to someone else more capable..

Had they used the Foster designed building, it would have been the iconic tower they are touting. However, Hillwood Urban is incapable of building that kind of development. IMO.

You got your wish, but it is in San Francisco. Ironically it used to be a Mandarin Oriental hotel. And they managed to build it in the middle of the block preserving historic buildings on all 4 corners of the block.
This was their original plans I believe, but ended up preserving the historic building on the 4 corners instead of the common base.
The four buildings on the corners:

Ha! Don't encourage them though - given their penchant for building warehouses I wouldn't be surprised if this design was top of mind for them.

Wow, what coincidence! great find!
Although I understand the footprint is limited by the existing buildings.
It really needed one more step back, otherwise it is uncanny.

utgf, one of those building images looks like it's straight out of Sim City 4's image tiles. That's so cool! Where did you find that?

You must be referring to the one I mistook as original plans for the building. All images posted were found doing Google pic searching for 345 California Center. The building is familiar to me since I live just two blocks away and the two flag towers and the horizontal bridges at the top between the two towers are lighted prominently for special occasions.

Ah, gotcha. I'm betting someone created an image tile of the building for a SimCity game and uploaded it so other users could have it as well. I've had thought of doing a Dallas build (including proposed projects) in Cities Skylines, but converting that GIS data into terrain has been a pain.

Lol funny you mention this, I've been working on a to-scale version of Dallas, as well as Collin County in Cities for a long time.
Recently, also started trying to figure out how to go about creating 3D renders of Dallas with all of the somewhat feasible proposed projects, as well as those under construction just to see how the city could/might look.
Message me, would definitely be interested in messing around on this with someone else.
Re: Downtown Dallas: Hillwood Urban's ~50 storey tower on former BoA motorcourt
The current proposal looks very much like a building now being built in Houston, adjacent to Discovery Green downtown. It "rounds a corner" like this one, with stair-stepping "towers" as well. I think it's proportions are better. Rather than building an original icon, Hillwood may be building a slightly more "masculine" knock-off. If by chance it's the same architect, somebody should be pissed.

In the last two years Perot has shown how many renderings for this site 4 or 5?

This site should be a hot spot. It's proximity to the CBD & Uptown would be a natural link, but Hillwood doesn't appear to be capable in marketing the location. They chose one of the weakest designs for the tower IMO. I just don't think it will ever be built.

Perhaps never getting built by Hillwood is the best option for this site. I think if they get a shot at it, Hillwoods best chance is once KW park is expanded that direction. If not then, it could be another long wait yo see that area develop.
