Formerly known as 301 N. Crowdus, The Assembly will stand 13 stories tall and feature 400,000 square feet of office space, 23,000 square feet of ground floor retail and 40,000 square feet of amenity space. The project will mark the Texas debut of Chicago-based developer Sterling Bay, which has built several other office projects in Chicago, Washington, D.C., Miami and Portland.

Thanks for the vid.
Cutting off that top floor really didn't do it any favors... Makes it just another set of boxes like the Stack.

Ill have you know, this building has 4 walls, none of them blank! ;)

But yes, that top floor, or “crown” as I like to call it, is an important detail that makes it look less like a box and more like a building. I suppose it was kind of an observation deck, maybe they didnt want the plebes visiting? Or Maybe they couldn’t get the financing for it.

Either way, while this is an excellent video, its more of the same. Media press fishing for tenants. I’m not sure what the hold up is . It’s a great site!

No hold up. DD’s (Design Development drawings) just finished. CD’s next. Demo/site work, subject to time to complete CD’s (ie any tweaks), begins early 2022.

Spoke to someone I know at CBRE and they said they just got the invite for a site tour from Sterling Bay, so maybe that means this thing is starting sooner than later..? Who knows though.

I'll take credit! Been yelling at Sterling Bay to start The Assembly on IG. You're welcome!

Joking aside, really hope this does get started... Think it'll be great for Deep Ellum. Obviously wish there was a residential component, but having Sterling Bay enter DFW is a great thing.

I just noticed the cost figure as $100,00,00.00 ! Is that not a lot for a non high rise development.

It's almost a half million sq ft and looks like 2 separate mid-rises. Considering the recent rise in costs, that figure looks about right to me.

Each of the tower portions is 12 stories, if I remember correctly. "Podium" portion between the two is also pretty sizable, and one of the highlights of this project is the fact that it'll have the largest superfloor in all of Dallas, so that doesn't come cheap. As lakewoodhobo said:

It's not a really tall project, but it's still a big development.
