Aren't we stuck with the Sam's Club for a while? I recall that was a topic of conversation before the new Sam's Club was built and we learned that Wal-Mart has a long lease on the property and likely won't get rid of that property anytime soon.

Basically correct but who knows in a pandemic they may sell to a non grocer with restrictions that no other grocery store can operate on the property. The bigger problem is probably the neighborhood going crazy over anything new built there.

I'm very surprised the neighborhood didn't go crazy about the residential project that's being built now. Maybe there's hope after all? lol

I'm maybe in the minority but I actually utilize that Sam's Club quite a bit even living in downtown so I personally don't have an issue with it staying although I can see the appeal of it becoming mixed use. I'm actually involved on this project and I can say that from what I was told, in the beginning there were definitely issues with residents in that area complaining and if I recall they tried keeping things quiet as much as possible to avoid any opposition. The property is basically at its absolute max with height for that location and its surprising they were able to get the size and amount of units needed for that spot. They had to drop the property to stay within height restrictions and get the floor count needed.

Construction on that large residential building on Richmond, just east of Greenville (I don't think I ever saw what it was going to be called) seems to have stalled. No work has happened on it in what feels like months. Does anybody have any updates on its progress? I sure hope we're not left with a big, rotting wooden carcass. How awful that would be.

The apartment name is Ele and they just launched an Instagram account ~4 days ago (3 total posts thus far) that says "opening Spring 2022." Who knows when it actually opens. Who knows why it's been quiet (normal hiccups or abnormal hiccups (e.g., Supply Chain craziness)), but don't think it's at risk of not finishing...

The latest schedule we've been given for the Leasing Level is March but agreed that based on progress that schedule is not going to stick and I expect it to push closer to Summer.

This may be nothing, but the CVS at Ross and Greenville is apparently closing. They stay quite busy and it's a prime lot for CVS. It's pretty close to where there's a lot of redevelopment happening...anyone have any inside information?

They are trying to dominate in all the urban markets like what many of us hoped Royal Blue would do and failed. I mean, they are opening the Knox location soon and already have the McKinney Ave location. When is the Deep Ellum or Downtown location coming?
I hope the market will be strong enough for one in Downtown and Deep Ellum, but Deep Ellum is more fashionable despite its crime issues. Although Downtown developers would love to get FoxTrot on their list of amenities, and the East Qtr has plenty of new space coming online that FoxTrot could see as a good opportunity near all that housing and delivery access to the nearby office towers. DDowntown Dallas Inc would love to have FoxTrot on Main Street to help bolster that corridor, but any downtown resident would probably welcome FoxTrot anywhere Downtown inside the CBD.
