West Dallas: Unnamed Megatel Lagoon Development

Postby Matt777 » 15 Dec 2020 20:18

Megatel Homes, builder of the Soho Square townhomes development in West Dallas, has announced a project consisting of 4 5-story apartment buildings surrounding a crystal lagoon. These lagoons are becoming popular, and the company is also developing one in McKinney surrounded by single family homes.

I think these will be very popular. I have mentioned before on this forum how nice it would be to have a public access crystal lagoon on the western banks of the Trinity, facing downtown, as part of the Trinity park.

This looks great! It doesn't seem to say where on Singleton this will be on, all it says is that it will extend from Singleton Blvd to the railroad.

The buildings along Singleton that are notched out of the project appear to be Whiskers Fish and Burgers, a used car lot next door, and a couple other businesses behind. That visual match plus the story mentioning this will be adjacent to Megatel’s Soho Square (and extend to the railroad) makes me think it’s some or all of the area I marked on the attached map.

Appears to be just past the townhomes they already built in a fairly large plot of land undeveloped.

Thanks! I guess I skimmed past the part where it said it would be next to Megatel’s Soho Square.

One of the biggest laughs I'd have every week was looking through the nightclub ads in the Observer to see how wacky the band names were.

$1 billion West Dallas development will have thousands of homes and a lagoon
Megatel Homes’ mixed-use project on Singleton Boulevard will include hundreds of workforce housing units.

“We currently have plans for about 4,100 residential units, including multifamily and single-family homes and up to 900,000 square feet of retail and commercial,” said Megatel CEO Zach Ipour, who founded the homebuilding company with his brother Aaron. “In our mixed-use development, we will be proud to introduce the first-ever lagoon in the city of Dallas.

“This includes 5 acres of clear blue water and white sand beaches.”

I have a Megatel townhome development in progress on my daily commute. The townhouses are fine, but the build out is slow - the first set of units have been in place for years now with no common areas constructed yet. They are starting phase II now, with the common areas like the pool, so it's not stalled. Anecdotally, I'm saying I would not want to be one of the first movers to this place based on a future lagoon and other common amenities.

True, but for this development the lagoon and the mixed use components will be built in phase 1 according to them.

The quality of the homes is nice. Not gonna lie. At least they appear nice from the outside
