Uptown Dallas: 3001 Maple (Maple Terrace Office + Residences)

Postby CTroyMathis » 16 Nov 2020 11:03

Found this mention in another thread early this year, tucked away:

Kelley USA wrote:Couldn't really find the old thread for Maple Terrace, and didn't think it was worth starting a new one... so I'll post this here since it's same neighborhood and a block away. But Hines has purchased the Maple Terrace Apartments. Curious what that might mean. I know in the past new residential towers and I think there was even a rumor of Four Seasons looking to build a hotel here on the available land.

https://www.dallasnews.com/business/rea ... developer/

Here's some new data posted up recently:
https://www.tdlr.texas.gov/TABS/Search/ ... 2021004387
https://www.tdlr.texas.gov/TABS/Search/ ... 2021004414
https://www.tdlr.texas.gov/TABS/Search/ ... 2021004391

Looks like a 21-story (29?) residential tower, office conversion of Maple Terrace, and, other odds & ends.

It's good to know that the old building will not be demolished.

Interesting that the old building will become office and residential will be the new tower but a 8 story parking garage is gonna be fun.

From the Dallas CPC yesterday:

Looks like it's a total of 21 stories w/no height change requests so up to 240'.
The backside of Maple Terrace within the u-shape area an additional glass 9-st office building will be incorporated into the existing Maple Terrace (office conversion) itself, going up to 150' or about 40' above the original building, whose façade is supposed to be restored and maintained. Directly behind it, and from top-down plans looks fairly symmetrical with Maple Terrace at least where height is concerned, is where the res. tower will be, complimentary in arch., but, not completely copying it apparently. Two jewel box restaurant/retail buildings will be added, one off Maple and the other at the corner and wrapping around to Wolf. The plans say 2 ST, but, verbally they said it's now looking to be a one story building. They mentioned heavy use of glass.

Not sure how that nice pocket park and some of the fairly old trees and creek will fair way over on the backside. Looks like the current pool becomes an entrance for the site's shared garage and loading dock. The pocket park is probably what they are calling the dog park, and, there is a "plaza" between the res. and office.

^ This one could be the previously mentioned steak joint out of Chicago as mentioned already in the Uptown business openings/closings thread. It's the corner of Maple/Wolf given the SF size.

So they're keeping the existing building (but restoring it), and a new tower is going up behind it?

Yes, the existing building is being restored, essentially with a new office building built into the gap its "U" shape forms and yes, a new tower is being built behind it.
On top of that, new restaurant sites are going up in front of the existing building, one of which will become Maple & Ash.

By the way, I wonder how Nick & Sam's feels about Maple & Ash going in literally across the street.

This is what I’ve been thinking! Seems like a weird move for Maple & Ash

It is so nice to see that the old structure appears to remain and to be added onto. It gives it a more eclectic look and honors the history of this plots’ past. Nice nod to the old and to the newish condo tower next door. Well done.

Well considering Trulock's is shutting down soon while the Trammel Crow project on that site gets built seems like Maple and Ash will have a few things to cash in on. Two hotels Stoneleigh and Marriot plus an already established corner for a successful steakhouse. Plus the Stoneleigh P got bought last year along with the buildings next to it by an Austin developer who intends to open more places on this stretch of Maple. Plus this isn't too far from the current steakhouse hub of McKinney avenue and Klyde Warren park. Now if we can get more neighborhood service retail that would be the wonder but a dry cleaners or other small no chef/valet driven businesses aren't sexy to developers trying to sign pricey high rent tenants.

The existing building is really cool looking, but is set way too far back from the street and it's best features are blocked by poor landscaping and too many large oaks clustered in front (but strangely none to the sides). The cleanup of the 'yard' in the rendering really helps.

Its one of those times where the lack of urbanity on a historical property can be remedied by simply filling in wasteful grass lawns and just create more interactive areas near the street. then repurpose the older structure and optimizing the previous surface parking with a denser tower. Its no Meyerson in terms of architecture but its better than replacing the old building with more of the same boring stucco apartment donuts they build on clear and build lots all over Uptown.

If they want, the additional square footage could still be designed to make this more of a Ponce City Market-type of daily destination on the lower two floors of the block.

Noticed today, July 7, 2021, the all the trees on the south and east sides of the Maple Terrace building had red ribbons around their trunks. (Did not check the west or north sides). Many are beautiful, mature trees. I assume this means they are targeted for destruction.

The Maple Terrace (3001 Maple) property, as of July 12, 2021, is now surrounded by a chain link fence.

Hank, let me know if you glimpse the west side where the old rocky meander with at least one tiny bridge, small park w/old-school equipment, and, trees (hopefully not marked) are still in place. I'm referring to the area somewhat near that tennis court. I'll try to see it myself soon as well. Sounds like getting up close will be difficult. Maybe the back by tennis courts.

Walked by the west side and northeast corner of Maple Terrace (3001 Maple) today. Could not see much of the west side due to an existing wooden fence, between the carport and the tennis courts, that blocked my view. BUT, got the impression the small grove of trees right along there were not marked with a red ribbon. Also, along the northeast corner, could see to the now-empty swimming pool, and some trees there were marked with a red ribbon, but those closest to the sidewalk on Maple were not marked with a red ribbon. Also noticed that two sections of the new chain-link fencing along Maple were marked as "Gate 1" and "Gate 2".

*Bonus* — First pic (@ 2:19) is the excavation of the 23Springs site and Harwood No. 14 being clearly visible too. The cleared lot next to 23Springs is the location of 2811 Maple, which hasn’t officially started construction.

With a flight number and a date FlightAware will give you the altitude and airspeed at any point in a flight.

San Diego's definitely one of the coolest to land at (but man, Downtown is crippled with the height restrictions).

Progress photos in this article.

The new window feel like a miss; unfortunate since windows are a character-defining feature of any historic building. The previous windows were not original but it looks like the original were more of a 4-over-1 design. The new ones are too industrial for the building and not recessed enough; the commercial style windows flatten the facade without any visible mullion. They've managed to flatten a Spanish Revival building to a box.
