Same reason why people go to watch parties, or watch games at bars. It's free, more convenient, different atmosphere.

It also helps that a lot of people are ditching Cable TV these days and don't have the ability to watch games at home any more. I realize you can easily get a cheap HD Antenna which will get you channels for free, but a lot of people (like myself) can't really be bothered to do that. Then again, I'm not a sports fan, so the fact that I don't have an antenna doesn't mean much. I will say that, even though I'm not really a fan, I would absolutely watch a few games here just for the experience of it all.

Yeah, I know people who drive to Dallas to watch the Cowboy games because even they don't want to deal with the traffic and aren't the kind that wants to pay Jerry Jones prices for most games.

I'm imagining Downtown Dallas looking like the area around UT in Austin on Gameday. It's really cool to be in Austin on gameday and see everyone out and about wearing burnt orange. Would love to see something like that in Downtown as well.

Ye Olde Scarlet Pimpernel Tavern (yes, seriously...) aka the old City Tavern space opened last night at 6. The space is definitely much improved. We'll see how they do.

1900 Elm: They went through all that trouble to get approval for a corner-facing entrance to this aborted restaurant only to remove the steps leading up to the door. No clue what's going on with this (maybe it needs to be ADA compliant now), but it seems like a comedy of errors at this point.

I may be wrong, but I feel like the West End is very slowly coming back to life. The Corner Bakery is now open on Saturdays, work was being done on the front portion of the old Palm restaurant entrance, and progress is being made on the new burger place taking over the old Ellen's location. Also saw this...

Thanks for providing some pictures. I had heard this restaurant was opening soon in the West End, but I didn't know the exact location. I think it'll be a great addition to the area, and it looks like it has a really promiment location which is great!

So glad to see all the progress being made in the West End. It's such a small, and compact area, that is super urban and walkable, so it shouldn't take long to see it thrive.

I think adding more residential has definitely helped the area. I'm really hoping to see some those parking lots in the area give way to development of for-purchase townhouses. Brownstone style townhomes really fit this area and I'm surprised it hasn't been done yet.

I think its the perceived safety problem with the DART train/bus station and homeless combo that helps keep for purchase homes away in the West End. The Farmers Market at least has a sleepy quality and the Bus station there is less busy. In the West End, there is a lot of people, train, bus traffic that really changes its perception for a home buyer.

A few updates from Sunday afternoon. First two pics are from the West End. The third photo is an interior progress shot of the old Sol Irlandes building. Tried Clean Juice today and it was really good. It's good to have a smoothie/juice place especially when it's so hot out. Last shot is one of the retail storefronts for Mid Elm Lofts.

Not sure how long it's been going on, but the former Fast Signs and FedEx building owned by Headington has been undergoing some interior demo/renovation.

When you look at the building on DCAD, you can see Fast Signs still listed as a business there, but there's another business called "Venus & Co." operating under a Headington LLC that to my knowledge is new: http://dallascad.org/AcctDetailBPP.aspx ... 3500000000

There's a floral shop/studio with that name so it could be related.

The floral shop is currently listed as being out of home in East Dallas so I would imagine its possible Headington wanted to renovate and get a higher rent rate for those buildings so he closed out existing leases and found a local flower shop to take on some space. Mind you knowing Headington I wouldn't put it past him to also have a deal with the flower shop to provide arrangements for his businesses as part of the deal.

Family Thais Asian Bistro is now open! This new Thai restaurant serves lunch/Dinner Thai favorites along with Breakfast options and asian Boba Teas. There's also some coffee. Recall, this place overtook the now defunct Dante's Pizza spot in West End (RIP).

Looks like they will be successful. The work lunch crowd seemed to really be excited to finally have an Asian cusine option in the neighborhood.

I liked the food. Tasty and modest prices.

The design of the restaurant is quite cozy and they did a real nice job brightening up the small spot. The former Chipotle spot is still vacant and has not been able to recover from the Rat Video. Hopefully, This new place doesn't have the same fate.

Flying Biscuit has closed both of their locations in DFW. For what its worth, I used to live in Atlanta so was very excited when it opened, but the service was incredibly bad on my one visit to their downtown location and I couldn't justify going back.

I'm not surprised. Although I thought the food was really good, that location was awful. The last two times I went were on late Saturday mornings and the place was DEAD.

Downtown Dallas Is Getting Its First Brewery, Inside a Historical Landmark
One of downtown Dallas’ oldest buildings is getting a local craft brewery and beer garden.

The 19-story Dallas Power and Light Building will soon be home to a second branch of Pegasus City, the 2-year-old Design District brewery that specializes in hugely drinkable styles and won the Observer’s Best Brewery award in 2018. It will be a natural extension of a brand that is rooted in Dallas history and tradition, and it will also be the first craft brewery to open downtown.

Pegasus City’s space in the Power and Light Building’s front lobby area will feature a very small pilot brewery for small-batch specialty work — the plan is to use a two-barrel system — alongside a taproom and an outdoor beer garden facing Browder Street and AT&T's corporate headquarters.

I've read several times that the DD would include an AT&T Experience Store, perhaps in the building with the large screen.

What I'm wondering now is whether there's an issue with the planned beer garden directly competing with the newly announced Pegasus Brewing taproom.

For some reason, I swear I had a dream that someone was converting the 24hr into some luxury gym brand. You know its bad when you are having dreams about real estate deals and redevelopment projects.

I wonder if the fitness gym was the expected project on top of that garage or if there is a foundation built on top of that garage for something taller on top. I wouldn't be surprised if they expected to build something bigger there at one time but the 80's crash killed a lot of speculative projects downtown.

Either way that 24 needs to be replaced I just hope they don't convert it to office space any new tenant would have to do massive renovations. 24hr has let their gyms deteriorate by my measure. I wonder if LA would ever consider major renovation.

I've been a 24 Hour member for 20 years and it's definitely true that they let their gyms steadily go downhill. This was my gym when I lived downtown and after I moved I would still visit it every now and then, and it just got worse and worse. Those windows radiate heat and the place bakes like an oven in the summer months. Plus, what should have been an wonderful downtown view was always ruined by the constant pounds of bird poop and dirt on said windows. I swear, I don't think they ever washed them. I haven't checked out the new gym in Oak Cliff yet, but if I lived downtown and used this gym, I would probably be a little irritated because not only do I have to drive to OC now, but I would also have to upgrade my membership because the OC gym is a Super Sport.

It will be interesting to see what happens with this space.

Back when Craiglist was still a thing this 24hr was also commonly mentioned as a hookup spot.

I wonder if their lease was not renewed. If I was the connected office building I would rather renovate and re-lease rather than extend the life of the low-quality tenant that has been here for decades.

What is funny is there seems like there could be a big market for a quality gym downtown. I personally used to have a YMCA membership and the T Boone Pickens location is great. Most everyone I know though goes to the LA Signature at CityPlace which is a fairly recent addition. It seems like the kind of tenant 1401 Elm could have snagged if they leased out the bulk of their lower podium retail space to one tenant.

I've started going to the new 24-Hr in Oak Cliff and it's a very nice gym, as one would expect from a brand-new build. Already recognize a few faces from the downtown location.

The LA Fitness at Wynnewood Village will actually be closer to us so I'm going to wait and see how that looks before deciding which one to stick with.

The retail space at 1700 Commerce and Ervay is being built out as well. The notices say it's part of the hotel though. I may be wrong on this, but I thought I'd read that this space was going to be a Starbucks.

It would still be a part of the hotel if they intended to lease it to Starbucks, which I'm sure is still the plan. Whether it'll be a company-operated store like the ones at 1700 Pacific and Renaissance Tower or just a licensed store, which may not take rewards or offer mobile ordering, is another question.

Do we think Starbucks is planning to leave 1700 Pacific? I mean I know Starbucks is a company that loves to over saturate a market and AT&T has one too a couple hundred feet away...

So that means you could get a shot of expresso at AT&T HQ from Starbucks at Commerce and Browder then walk two blocks to Starbucks at Commerce and Ervay and get a frappe then walk up Ervay two more blocks to 1700 Pacific at Ervay and Pacific for a Chai Tea to close out a crazed caffeine binge.
