At 580 Ft. That's the same height as Ross Tower. So roughly 45 stories.

Probably will be 35 stories of office. 10 for parking.

If Dallas' sells the Pink Affordable Housing nearby, we could see more buildings of this size around that area.

Looks like this is scheduled to break ground this winter, already with a lead tenant.. article mentions harwood no 12 is waiting right now until they have a lead tenant, but are in negotiations

This part of town will never be walkable as long as the main streets are designed to be wide highways to get people in and out of the city.

And Harwood will not fight any governmental body that keeps that way so I don't expect much in terms of walkability from the Harwood District. There are other areas of the city I would rather spend energy in.

Since the articles basically read like a basic press release from HI, I wonder if this is 27 stories incl. podium-level stuff. Or is this 27 over 9 (or 10 if the ground floor is all lobby/retail/etc. except for parking ramp and a load area). I bring it up because of this clearance provided and project description: https://oeaaa.faa.gov/oeaaa/external/se ... 3380&row=4

Also, I wonder if this will actually take up that whole block, or half directly across from No.10.

Totally spitballing here... Harwood seems to have office floor plates that hover in the 13K-18K SF range. At 17 floors of office space, that would roughly pencil out to an avg. of 21K SF floor plates. At 27 floors of office space, it’s roughly 13.3K SF floor plates. My bet would be on 27 floors of office space on top of the parking levels, with floor plates gradually getting smaller towards the top.

Because of how DMN described the district's other 42-storey one awhile back, I think we can interpret DMN's description as follows:

FAA application in February specifies a 580' office building
FAA approval form in your new post's link specifies a 580' office building with thirty-eight floors.

DMN says it has a 13,000 square foot rooftop and sky terrace;
27 floors of offices;
9 floors of parking;
Various ground floor restaurants and amenities.
Ignore for now the description of the two-story lobby and we are left with 1+9+27+1 = 38, where the second floor is split between lobby and parking garage.

Harwood has only built one decent building so far imo, and that's the one to the left of this tower. And why all the talk as if the Rolex building is an architectural marvel? It looked great in the renderings, but the finished product?? Maybe if it were 50 stories tall it would be something, but overall, the Rolex is pretty underwhelming.

This appears to be around 27 floors when you compare it to the nearby buildings in the rendering. It’s small footprint on the lot leaves room for the proposed Lexi tower.

Even though Harwood's projects don't always execute as expected, I think with the exception of the 80's skyline, museum tower, and AMLI, Harwood makes the best attempt at attractive buildings when compared to most area developers. But this building is way fatter than I would have expected but hopefully the façade will be as impressive as say.

Agree 100%! Harwood often gets trashed on this board, but the reality is they push the envelope of design more than any other developer in this city IMO. I actually think they build some really nice spaces, and obviously they have a strong ability to attract tenants to their buildings because of it.

Awe look at the chunky wedding cake. I can appreciate that they do some textural things differently and they don't do just the same building over and over like many unified projects in Dallas but still they are basically at the intersection of conservatism and design. They put in more effort then most glass boxes but its still a tissue box with slightly fancier tissue paper. Mind you I assume their tenants are happy with the results and they are leasing tenants that the rest of Downtown and Uptown doesn't get so I can not fault them too much.

Is the district truly an active walkable district of ground floor activation, wide walkable sidewalks, patios of people, and neighborhood service businesses mixed in hell no. Is it a SUCESSFUL luxury office park with some luxury residential properties with valet driven restaurants and luxury service providers filling in things like dry cleaners, corner stores and food delivery, yes it is. Its basically the hybrid version of city living powered by money to pay for the valet, uber, ubereats, amazon, favor, instant cart etc.

Interesting that Haynes & Boone is moving from Victory Park, having just moved to One Victory Park 12 years ago. When they announced the move to One Victory Park, they said "our firm leadership set out to position the organization for the year 2020 and beyond." And now that we got to 2020, they are moving again. So I guess their plan for 2020 and beyond didn't work out so well.

Also, in the process, they will be reducing their footprint from 175,000 square feet to 124,000 square feet.

So, we're looking at a building that's been vaguely described. It's probably 27 stories-ish, slightly under half of the height is parking and ancillaries. Probably around 300-ish feet +. Maybe the plan was for taller, then scaled back given that we know the FAA air space allowance was more generous. Maybe it wasn't going to go that high at all unless it was deemed favorable to them. I never followed the local track on the building's zoning.

If form following function was less important in this case for Harwood Int'l, it would be nice to see the wedding cake have a few more scaled-back layers to break up the base twice and tower at least once. The façade might be alright, though.

Based on the multiple articles and the renderings, that does not seem to be the case. The base(parking, two story lobby and a little bit of ground floor restaurant space) is 11 stories. The upper portion (the office "tower") appears to be 16 stories.

Haynes & Boone is actually a client of ours. They have lots of unused space where they are now. (If memory serves me correctly, they have 7 floors). It doesn't surprise me they would shrink their space. Coincidentally, their Richardson office is moving to Plano's Legacy West in December into a new building as well.

I do have one question. If Blue Ceil is really 390 feet tall, then how is a 388-foot-tall building now the tallest in Harwood?

Not a huge fan, but it’s better than the empty lot that’s currently there. Maybe if Uptown fills up with these smaller buildings, it can push some taller buildings to being built downtown.

This reminds me of the Perot museum. Ugly as sin. Long for sleek, taller, revival styles of bygone days, which appear to be deemed worthless by many of architects today. Brutal looking modern architecture reigns the day. My two cents.

You could put up a building shaped like a teapot and it would still do great because of its vicinity to The Crescent. Ground zero. Ms. HUNT was no slouch. She was just another great among a very long list of legacy figures in Dallas Real estate. Second only to Chicago. Dallas is surely a wonderland when it comes to retail and wholesale. I didn't appreciate this until watching a video of a sophisticated lady from Paris marvel at all the wondrous retail in Dallas. We are talking Paris here folks!!
