Well, it's a very ambitious project in general and I imagine we will get lucky if we get two of those towers in this cycle. The West Village was also a very long term project and took decades to get to the point it is now. We had lots of empty land and concept renderings for years leading up to now.

Well to give Trammell Crow credit a Sam's Club and some pad sites for fast food would have been a very doable project. This is reaching for the stars and its vision is lot of what would like to see but since this developer doesn't appear to have developed something on this scale I wonder if he can pull it off. Best of luck though.

Would love to see this type of dense tall development not only jump the east side of 75 into east Dallas but also next to the DART subway station.

The signature tower on the new website -- good find Kelley! -- is 31 floors by my count. That's still a complicated project to finance, but not as complicated as the giant Smart District buildings, and even if it's across 75, this does have closer valuation comps by being on the north side of DTD.

So true. I was at the first community meeting with the developers after the Sam's Club was revealed, and was spewed BS when I asked them questions about their crap development and illegal zoning process. It feels good to see this, even if it's just a possibility, after having to endure those TC douchebags for an hour. I will be even happier if this breaks ground, knowing that the passionate neighbors and citizens at that meeting made a difference!

I really hope one of the buildings in this development is as tall, or taller than Cityplace Tower. It'd be nice to get some tall buildings outside of the CBD.

It's funny cause Houston's skyline was the first thing I thought of after seeing this. We have conglomerates of towers in Las Colinas, along the Platinum corridor, etc. but nothing super close to downtown/uptown. Contiguous high rise development around the CBD makes Houston's skyline look massive.

God I hope this gets built. De la Vega seems to be posting this on their Instagram often in the last week or so, so the project is definitely "in the works."

Well, Dallas has lost a building....and gained a landmark, The Leanibg Tower of Dallas.


Most of the building went down as planned. The elevator bank said NAW!

It is leaning to the east.

WFAA has updated their story online to reflect the implosion failure.

$2.5 billion project in the works north of downtown builds on the Uptown boom

Plans for the first phase of The Central include a 17-story office building, a 320-unit apartment high-rise, a 430-unit apartment project by JPI, a 300-room full-service hotel and a 150-room limited-service hotel. There will also be 110,000 square feet of eateries and entertainment space.

Developer Artemio De La Vega has been working on the project for more than five years. He has a team of high-profile architects working on The Central project, including Dallas-based GFF, BOKA Powell and New York’s Perkins-Eastman.

“Food and beverage and entertainment are really critical for the mixed-use component,” De Le Vega said, as is the central park that the high-rise buildings will overlook. “We want to make this project very much nature-oriented with as much green space as we can.”

Thanks! I had not seen that yet. Today's demolition delay will be a blip on the radar if this ends up built as planned.

This quote is encouraging:
De La Vega is also talking with DART about expanding its underground Cityplace commuter station, which could give The Central direct access to the light-rail line.

“This site is blessed with a ton of infrastructure, and it’s under-used in my opinion,” De La Vega said. “This area I think has the most potential of all.

So the towers directly along Central are probably 10 yrs away, if ever, right? Hopefully Phase 1 does well so they don't just decide to fill the remaining land with suburban style retail

If he pulls this off it will make him look good cause he managed to do what Trammell Crow claimed wouldnt work at this site.

“We would like to break ground in the third quarter.”


So we have plenty of time to wait to see if this ever happens. I wonder how much of phase 1 has to have signed leases to break ground or if he planning on any of it being just spec built. Office space construction starts without a lead tenant is almost non-existent in Dallas until very recently some smaller stuff in Lower Mckinney. Hotels and Apartments though. If he has signed on a hotel flag by that time and has financing in place for a residential tower those segments could go vertical. Midtown is kinda awkward right now but they did get that AC hotel built despite the other parts delayed. Just cause he has been working on this project for 5 years though doesn't mean he is guaranteed any successful starts.

De La Vega Development has done real estate projects in Arizona, South Carolina, Georgia and Louisiana. The family also founded one of the most successful firms in El Paso and Ciudad Juarez with its Grupo De La Vega business consortium.

De La Vega admits that he’s never done a project the size of The Central development, but he believes the timing and location are right.

I'm admittedly a little concerned about phase 1. It eerily reminds me of how they created Victory Park back in 2006. Development only being on one side of the street (or in this case a park) has me a little worried. Hopefully I'm wrong though. Does anyone else have any thoughts on this?

Sort of what I think as well, everything in phase one looks doable and they probably wouldn't have any trouble filling all of it. After Phase I, who knows.

That’s an impressive development if it all gets built. The DMN correction to $2.5B for the whole thing seems high for what’s shown. Seems more in the range of $1.5 to $2.0B. Regardless, this is much better than the TC development.

I can see it now. The developer actually builds the office tower and in the lobby is a giant abstract of the leaning tower done by a local artist or a piece of the leaning tower reinterpreted as sculpture connecting the project with its past lol. The piece entitled "From Dust to Dawn".

Developer behind $2.5B project is eyeing a 'third billion-dollar company' for the site

If such a tenant can wait until late 2022, an entire 17-story, 350,000-square-foot office tower could be theirs.

The $2.5 billion development, which is called "The Central," will also feature two hotels, two apartment complexes, green space and 110,000 square feet of retail and restaurants in its first phase. Additionally, the developer is working to get an entrance to the nearby Cityplace DART station to connect to the development.

Office and retail space will break ground first by this fall. The developer and its leasing partner JLL are already in talks with several first-to-market retail tenants, according to De La Vega. The rest of the project team includes architects BOKA Powell and New York’s Perkins-Eastman.

Did anyone see the Choctaw Casino ad posted on the side of the leaning tower? The Richards Group was responsible. Genius! The story is that apparently they didn't even have permits to do this. Sort of guerrilla marketing!

It's almost as if you don't read the board. Ha! :) I literally posted the exact same thing 30 minutes earlier. Except it was Choctaw and not Winstar (which in my opinion, is a much better casino). You did include a photo though which is awesome.

Wouldn’t it be cool if somehow the developer could incorporate this Leaning Tower of Dallas Into it’s development. Well it would draw more tourists to it and mean more business. LOL

That would be ideal, an intentional leaning tower incorporate into the design.

The developer also says they want to preserve the memory of this brief moment in history. They’re asking people to share artwork and pictures on Instagram with the hashtag #DiscoverTheCentral for a chance to be featured.

The pictures will go in a gallery space at The Central – the 27 acre mixed-use development that will go up at the site.


Not sure if this information is reliable but it sounds like a simple and appeasing thing to do. It's nice to see them embrace the excitement.

I do like the idea of having a leaning tower as part of the experience of this new development. A replica of whats there except one thats not in danger of falling over on everyone. I will actually kind of miss it.

There was a pretty good turnout at the party today, some food trucks, a DJ, and a bunch of people taking pictures and having a good time.
