Remember that Sams Club mess proposed for the property next to this one? Talk about dodging a bullet.

The city needs a transportation renovation plan for the Peak Haskell Corridor, like, yesterday.

Highland Capital could pick up plans initially proposed by Parmenter Realty nearly five years ago to transform the acreage fronting Haskell Avenue into an "urban mixed-use development" that could total more than 600,000 square feet of residences, restaurants and shops. Those plans, under Parmenter Realty's direction, never came to fruition. But Parmenter was hardly the only landlord to face difficulties executing on plans for the tract.

Would love to see Cityplace and across the street get developed and put and replace the old Target and that strip center with midrise uses. Maybe then that subway station could see more use.

I have been reading city planning documents and city council agendas for months now I have not seen a thing. Isn't the council on a summer break right now as well? The question is really what is the land zoned as already. If it's already sufficient for what they want to build they might not need much in terms of immediate approvals besides construction certification.

Someone named Urban Smart Growth LP is the current owner of the corner property where this project is planned. Trammel Crow appears to still be the owner of the surrounding property where the Sams Club would have been built had they succeeded.

I believe there was some discussion around this very issue when Harwood proposed those two supertalls and many here thought Harwood was testing the waters to see what could get approved. Is there a chance that is happening here, they are just testing the waters.

So the start date posted above is "8/13/2018" that's this Sunday. Does anyone think this is going to show any sign of anything soon or is it still mostly just concept renderings?

The renderings are on the front page of the developer's website now but that just means they would really like the project to happen and Eately is prominently featured in another layout graphic so I wonder if they are truly wanting to come to Dallas and might jump to another project if this one never takes off.

Eataly Downtown at The Drever would be amazing (as would The Drever actually being completed). Or as the base of a new Downtown tower.

I just drove by this development- as I do every morning- and noticed that a new sign has been placed on the corner. It's a black background with digitized towers announcing De la Vega Development and a stating "Rising 2019". I don't know if this is flying under the radar and things are shaping up that we are not aware of, but I'm super excited if it does start. This intersection, along with the new CityPlace Tower will be amazing in a few short years. Sorry, no pics. I was late to work and driving fast.

Funny how Trammell Crow just took the laziest step and proposed the exact same shopping center except without the big box... well, the added parking garage makes them Timber Creek Crossing Lite.

This is their way of saying FU to the neighborhood for killing their Sam's Club.

At this point this would be considered low density use in Allen. Why can't they put apartments above the retail. What a joke they are and apparently have zero interest in doing what is right for Dallas.

I get that they are in the business of making money and I accept that they also don't have Dallas's best interests at heart. But, even with that in mind, it's crazy to me that a development like this makes financial sense.

Can someone explain the difference between the two developments? having both in the same post gets confusing. Is the TC shopping center on the northern side closer to Carroll? and the taller De La Vega Development is right on Haskell?

The taller development is on the corner of Haskell and 75, the Crow development is next to it on the north side along 75. So yes you have that right. I think they would look odd next to each other.

It will be just like what Cityplace and the Target shopping center are to each other. High Rise then immediate suburban sprawl. Sadly its more likely that TC will get its sprawl than DeLa Vega is to get off the ground.
TC will be successful getting tenants though despite the terrible form of the project. There is plenty of suburban tenants who would love to have a city center located right on the freeway across from Uptown, State Thomas, East Dallas, Deep Ellum and the growing Downtown CBD etc. The rooftops are there so any number of tenants I am sure are willing to sign on.

What a shit show and I hope this POS dies in a fire. I will make a separate thread for the De-La Vega development as we will get the two confused all the time and it is so different that I think it warrants its own thread.
