Interesting. Seems like the old lighting allowed for a better experience for anyone enjoying the plaza at the foot of the building. From the photo, seems like the plaza is now lit up like a concert stage.

Lemmon to Haskell seems like a good choice. It's a smaller stretch of potential park and you have West Village on one side and City place on the other, and a DART station that will drop you off on either side. I guess the ROI wouldn't be as high in this area because it's already pretty built out, but I think it would be a good starting point before expanding the park further north to Fitzhugh and/or Knox. This would be a huge project with enormous costs, though, so I know it'll never happen, but it would be nice to eliminate a lot of these highway barriers with walkable greenspace.

I live by this intersection at the Monterey and used to belong to Larry north and then LA Fitness across the highway. Although they're very close I hated crossing that freeway for some intangible reason.

I think part of it is just that you feel very exposed and there's just a lot of lanes to cross. Some shade would go a long way, too. For those crossing and going to Cityplace from the pedestrian POV I think that place is like a fortress... lots of confusing ups and downs and walls and ramps that make it hard to get to where you're going (DART, Target, Larry north, etc). Add in the general perception that the east side is less safe and that's why I tend to drive to that Kroger

All great stuff, but the Plano project is much less expensive and still gets a lot of bang for the buck. Plano is simply converting a Texas U-Turn lane into a pedestrian bridge. This would be quite doable at Haskell/Blackburn.

Plano City Council on Monday announced support for an application to the North Central Texas Council of Governments for the design and construction of the bridge and approved $88,946 in local funds for the $444,730 project.

When completed, a 14-foot divided pedestrian walkway and a 14-foot bicycle pathway would stretch over the tollway. The project includes pedestrian traffic signals, lighting and five-foot buffers to separate foot traffic from vehicle lanes.

In Plano, the NTTA is replacing the Texas U-Turn with new construction, a cost not included in the $444,730. But with the Lemmon bridge so close by perhaps there is some way that cost could be avoided here.

Or with Haskell/Lemmon having 5 lanes in each direction, perhaps we could dedicate one lane in one direction to the existing pedestrian crossing then enhance the combined ROW with landscaping and buffers.

Is the Plano bridge going to go over the service road lanes too? There's not a rendering in the article, but I feel like that's the only way for it to get much use. Otherwise, that's several lanes of traffic to cross.

Streetcar extension to TxA&M-Baylor-ScottWhite and Fair Park would be accompanied by ped/bike "park-lanes." This could be the impetus to jump start the Peak-Haskell transportation corridor renovation, or could take/make two or three of the Lemmon Ave Bridge lanes to Washington-Exposition.

The Plano bridge is just taking the old U-Turn lane and using that space for the pedestrian bridge so moving the U-Turn lane north just a bit to make room for the widened pedestrian crossing will mean crossing traffic. Two lanes on the east side and four on the west.

Sam's Club was an incredibly stupid use of such a good site. Now TCC will make 10x the money with a mixed use development. The neighborhood should get a cut of the value they added.

Whoa, is that 895 feet the crane height or structure height? It says structure. That would make it the 2nd tallest building in Dallas, 5th tallest in Texas, and just shy of BoA Plaza!

We saw some very conceptual renderings before (about a year ago) which showed a good-sized mixed-use development but nothing featuring a building quite of this scale.

With something of this scale, I hope that the unfinished connection from this site to the CityPlace DART subway station can be completed. It would make it a great place for an employment super center site, being able to commute from multiple points around DFW being dropped off my DART right by your building.

Maybe Amazon......??? I know they want a campus like environment. It is still a big enough site to do a small, dense, tight knit campus with multiple buildings. They never said low density campus.

Nothing in that looks like 800+ feet, but these could be outdated. From the page above, a 700,000+ sqft office tower could certainly be that tall.

The towers in the renderings definitely look taller than 12 and 18 floors as described in the map diagram..

is it wrong to wish TC had built out Sam's and commenced to flog themselves hourly when this pops up next door realizing their short-term, money grubbing plans could have made them sooooo much richer?

But now, if this goes through, they can dream a bigger dream for that sad patch of dirt at Carroll and NCX.

Well they applied for construction permit. So some sort of financing is in place.

Couple of things to keep in mind Trammel Crow wouldn't have cared about the above proposal if they got Sam's Club built. Trammel Crow would have gotten a big check from Walmart for that project and Trammel Crow would have moved on to their next project without a care in their mind. Walmart wanted downtown access to customers and they were willing to pay for it. Trammel Crow is a conservative developer and they don't feel embarrassed or in the wrong no matter what they do just because people like us don't like their choices. Just cause the above-rendered development on this corner is surrounded by the Sam's Club site doesn't mean the Trammel Crow land would have also developed as dense either. Demand and the economics still could have favored the corner be dense but the rest of the land less than dense as we would like at this time.

Also, we will see if this developer gets more than Phase 1 off the ground. Not to be a negative nancy but the best way to sell a smaller first phase is to show non-detailed renderings of a bigger phase aka the surrounding towers which do not have as much detail as the rendering of the smaller phase right at the corner. They could build the much shorter hotel/retail phase and flip the rest of the land to a Trammel Crow or High Street Residential for a generic apartment tower and lower density surrounding development.

Renderings promise the world rarely as it actually is...

I do hope we get some of the whats proposed here and the requests for FAA sure are a promising indicator that something is coming.

There are two distinct site plans for this location. I am curious which one it is... I tend to think it is the one with the 'prettier pictures', but I'm not sure. If so, that one appears more dense and seems to fit the bill of the taller building requests.

Also, that site plan shows three of the towers as multi-family, and only one of them as office. If that is the case, there is a bit less of a contingency for getting them built. Those 'proposed office' renderings seem to be the ones that sit on the shelf unbuilt for the longest time.

Wow this is very surprising and unexpected. It sure would be great if Perot would get off of his ass and build Something on that land in downtown that is better looking than that ugly ass glass cylinder he teased us with a while back.

Hopefully the FAA doesn't do the usual and try to kill it. And this is an indication that the market is about to really take off

I would be okay with a skyscraper arms race to the sky. As long as the ground level design works for the surrounding area, and the architecture isn't bland.

There's no reason why a site like this, attached to a subway station, on 75, and in a primo location can't attract a supertall with a retail center in the first few floors, then a mixture of office, hotel, and residential taking up the next 70-100 floors. :-)

This doesn't explain the cranes request, but if you look at their past developments it is mostly power centers (strip malls) with one mixed-use site in Lubbock. Their website has pictures of strip mall tenants (Target, Cheddars, Pier 1 etc) and their past work in Dallas involves a Starbucks. This site is way outside their wheelhouse. Kudos to them if they can build it.

^ That's the part that's the part I am most distracted by in this whole vision. Renderings are nice but mixed-use projects require a lot of balls in the air even when they are suburban in nature let alone when they are dense towers of walkable development. Throw in density with hotel flags & residential leasing & retail leases & office leases and you have to either have other companies as partners to take on certain elements or you have to have the right people hired just to get the marketing and compelling reasons lined up for the banks to lend you the money. Look at Beck at Valley View or look at how even Perot's Hillwood at Victory Park got something built but still had to bow out and hand things over to the bank. Even look at Spire which is largely an office project with some minor mixed-use elements thrown in and they too have had a hard time getting the plane off the runway. It's not impossible and this project isn't some crazy idea but developers who can accomplish such complex projects are fewer than people realize. Good luck, I am certainly open to them showing that they too can function on such a larger playing field.

Even if they only build the first Phase... That is much better than than anything else that has been proposed on this side of 75. Perhaps it sets the table for Skyhouse or someone else to throw in one of the towers afterwards. Being right next to City Place surely means height is not an issue.

If they stick to this work schedule, wouldn't they need to begin demolishing the existing structures almost immediately? I'm not sure what the lead up time and the work involved on a project of this scale and type is but we are a little over 3 months away. This is very exciting and want to see this one come alive!

I know the structure height of 895 may not be allowed by the FAA. I’m thinking they are testing the FAA to determine how high is allowed for this location. Remember what Harwood International did with those tall towers Uptown.

Yeah, could be a proof of concept kinda thing. Start building the first phase and make sure if you do build a tall tower like proposed in those renderings that you can actually build something that tall.

That's a lot of space, hope they can do what they say but I remain skeptical. Would be nice to see a cluster of taller towers share the skyline with Cityplace.
