Nice, this one is finally making an impact on the skyline. That whole VP area is starting to look so dense.

9 floors poured for the residential building. Expect to see the second floor taking shape on the theatre/parking building soon.

Nice photo.

This is starting to look like a very well conceived project-- the location, orientation, massing and mix of uses all seem to fit well with the park and the surrounding retail space. I am starting to feel optimistic that the movie theater in particular is going to create the foot traffic and energy that will take VP from a collection of buildings to a neighborhood.

Yes, the theater, and the grocery store will really complete the neighborhood. I think, right now, the biggest problem is all the construction sites. Eventually, they will lead to a very dense neighborhood, but, for now, so many construction sites are extremely unpleasant.

As I walk through VP I can't help but feel that the AAC is holding the Neighborhood back now. The large garages and stadium surface parking lots are disconnecting the area. :/

I wish that parking garage , masked with the new store fronts in front of the W, was just demolished. It's so out of place.

There is quite a large open area at the north east corner of the tower portion, the renderings show this area covered in glass. Is this just an atrium?

That is the cinema entry escalator atrium.

Correct. Although, as of today there are 6 floors to go. Level 17 was poured last week.

This building really fills a gap in the Victory Park skyline, especially if you're traveling north on Lamar. I suppose The Case is doing the same for Deep Ellum if you're traveling in that direction, but Cinepolis is already surrounded by towers whereas Case is the only one in that area.

And just to think, the parking lot across the street is about to become a new tower as well, which will really fill in the gap.

Have there been any new announcements on that tower? All I can recall is that Hines or Hillwood Urban is sitting on it waiting on a tennant before they break down. It's a beautiful tower and I hope it gets built. That would absolutely help the Victory Park build out.

I've disliked it since it was built. Not functional at all and designed like a corporate office park park. Disconnected and useless beyond a place for dogs to defecate. The redesign they showed off previously will do wonders for this underutilized public/private space.

Yes, they are near the top of the residential tower. But I believe the movie house sits on top of the garage and that still has a ways to go before it tops out.

From the way it is shaping up, it will vie with the W as the best piece of architecture in VP.

A new crane went up today right next door to this. Anyone have any idea what it's for? Does it have something to do with the aa center garage improvements?

I so agree. Useless design as is too often the case in Dallas. It's almost like the developers/landscape architects design and build pictures or trophies that are to be admired from a distance and not actually practical buildings or spaces that add value to the Urban fabric.

I live on the North End of VP at The Alexan, and had to go to the new 7-Eleven at the bottom of the Cirque tonight. Even at 9pm, there was a good amount of pedestrian activity and it didn't even seem like anything was going on at the AAC. I think with the addition of the Camden residents, this neighborhood is coming to life. Should kick up even more once Skyhouse, Ascent, The 23, and Katy Station open.

I know it's not everyone's favorite tenant, but this neighborhood really needs a Starbucks. Somewhere near the middle, by the AAC, so it can serve both office tenants and residents. It would have actually been great in the space where 7-Eleven is in Cirque. I think there's still some retail space for lease next to 7-Eleven. Urban Starbucks tend to drive foot traffic pretty well.

Not bad, not great but solid. They have limited seating so it's more of a grab and go.

Cafe Victoria is also only open from 7am - 7pm. I don't think Starbucks' are typically open much later, but even a few hours could bring in a decent evening crowd.

You have to think back to when those apartments were built, what was around them, what was happening at the time, etc. The dynamics were completely different and really, that area was barely even "downtown."

Different times, I remember when they built it, seems like it was actually considered "dense" at the time and considering what was around it, it probably was. You have to remember that VP was still the old brown field site at that time.
