This part of town continues to emerge as the most expensive residential neighborhood in North Texas.

...Crescent Real Estate plans to build the more than 30-floor luxury residential tower on Maple Avenue between the Stoneleigh Hotel and the Crescent...The high-rise is set to go up at 2811 Maple Ave., just north of Cedar Springs. The tower would replace a low-rise commercial building.

“It could have been office or hospitality, but after some analysis of the market, luxury, multifamily became the obvious and logical choice.” The building will have about 220 rental units that average 1,200 square feet in size, which is significantly larger than the typical new Uptown apartment. “We thought the market needed a project really geared to a different clientele than other buildings in Uptown we have seen,” Pitchford said. “There is a place in the market for a higher-end project. “There will be a really good mix of two-bedroom and three-bedroom units a more mature, professional audience will appreciate.”

Sad to see the building they are tearing down go. Its been empty ever since I noticed it years ago so I get it but this section of Uptown definitely seems to be a hotspot right now. This high rise looks nice and they are obviously targeting empty nesters rather than college students/20 something club goers.

This area will be much better after all of this, especially if the Concrete Cowboy and Quadrangle sites' development materializes.

The only thing that's kinda a bummer is the amount of units. It's not that dense.

There's also a bigger need for more affordable units.

I'm glad to see the local economy seems to still be moving forward, and glad to see they are providing some three bedroom units, which might help encourage more families to move into the area and diversify the demographics a little more.

I know it's not historical and I wouldn't stop this high rise development ever to preserve it but it's funny there are far less attractive buildings in that area I wouldn't mind seeing toppled for a high rise but the one I think actually looks like it could be perfect for a number of uses sits empty and is about to be demoed.

At least we are getting buried parking here as well. No street-level garage with a tower slapped on top.

Hopefully does not meet the street with a wall and/or a valet car park, continuing the current trend of new buildings in the area being less integrated with the streets than the older ones they are replacing.

I'm not sure I have ever noticed this building. But I do agree it does have more character than most.

Kudos to Crescent for proposing a taller tower, putting the parking underground, and caring about pedestrians and streetscape on their frontage. Other developers should take note.

Hopefully Kairoi (across the street), does similar things with their pedestrian access. It'd be the least they could do considering that they're building a non mixed-use development in a location that is primed for it.

Developers ready to go with Uptown Dallas luxury high-rise
Crescent Real Estate’s residential tower is on the way on Maple Avenue.

Developers are moving ahead with plans for a new Uptown Dallas residential tower.

Crescent Real Estate has been working on the project since 2018 on Maple Avenue near Cedar Springs Road.


The 30-story 2811 Maple tower would be built between the landmark Stoneleigh Hotel and the Crescent complex.

Dallas architects GFF designed the residential tower, which will cost more than $100 million.

Crescent Real Estate is starting work on the more than 300,000-square-foot building and plans to finish it in 2024, according to planning documents filed with the state.

The high-rise with more than 200 large rental units will replace older commercial buildings on the site. The masonry, glass and metal tower will have a third-floor pool deck and underground parking.

Maple Ave. is turning into quite the street with the planned towers from McKinney all the way down to the Crow development past Oak Lawn. I hope they all get built.

Somebody mentioned all the activity about to take place on Maple. Really is true, should be a nice row of towers going up all the way up to McKinney.

This site has a for lease sign-up that looks fairly new from Shop Companies so I wonder if the project is even still coming. The SHOP companies website doesn't have it listed on their website so not sure what the update is here.

I passed by the site this morning and there is fencing around the site with minor internal/perimeter gutting going on. I don't think I've seen this before so possibly the start of something?

Yeah def tearing it down no renovation here. Even keeping the Now Leasing signage up for some reason referring to commercial/retail space.

I'm not sure, but great find... Latest article from DMN said GFF designed the tower, but this Keating project page has 2025 as completion date, whereas everything regarding the original announcement in 2020 said 2024. Unit-count also reduced on the Keating project page to 177. All the recent DMN stuff talks about "over 200 units..."
Hmmm... Regardless, I'll take a ~30 story residential tower in this part of the city any day over the usual 15-20 range.

Hopefully so. Even though this is big-money residential, I'm just ready to see more new residential construction going on in/around the core.

Interesting... Anyone been by this site to see if work is actually underway? Crescent seems pretty consistent with updating their site's news section, and there's nothing in it about this thing actually getting started.

Of course their plans may have changed over the past two years, but I believe they plan 5 levels of underground parking; so it should be pretty easy to tell when this is underway. There will be a lot of digging going on... ;)

Also, (a) I can't find this project mentioned on Crescent's website. It seems likely they would have a press release for the start of construction of a 30-story residential tower and (b) the chances of Steve Brown not having an article about the construction of this building is pretty much zero.

They clearly were not ready to start construction back in January. There was still a building occupying the site. FWIW, I'm not sure their building permits have even been issued yet.

The site is leveled. Lots of firewood if anyone needs some for next Winter. "They" even nuked the street trees.

Really eager to see this one 23 Springs get underway. How is the demolition coming along on the 23Springs site? Any sign of digging commencing on 2811?

This one pretty much sits level now. No digging below grade. There is still a massive pile of debris from the previous buildings on the 23 Springs land that they are hauling off.
