Developer Trammell Crow plans new Uptown Dallas tower project
McKinney Avenue high-rise would be next door to the Crescent.

Developer Trammell Crow Co. is eyeing another major project in Dallas’ booming Uptown district.

After the success of its $350 million Park District mixed-use project on Klyde Warren Park at Pearl Street, Crow Co. has been scouting the area just north of downtown for another building locations.

The developer has zeroed in on a prime Uptown block at McKinney and Maple avenues next door to the Crescent, real estate brokers who are tracking the deal say.

I've always hated that Trulucks. Hopefully it dies.. The shopping center across the street also should be redeveloped; it's time for something mixed use there. Tons of potential on this end of McKinney Ave.

Have hated it since they moved it back and put the parking lot on McKinney. Agreed hope it dies a painful death.

Maybe they will get a deal on the ground floor of the new tower. Although that could potentially take too long for them. I assume they will move somewhere else?

I would hope they would go ahead and buy out the former pool bar behind Truluck's. It's now a crab and oyster bar that will undoubtedly fail before summer starts. Trammel should have leased one of their retail spaces at Park District to Truluck's.

I would have predicted Gold's Gym would have gone first though.

They're a chain. Closing 1 location isn't going to hurt them. Especially, if they sell the property.. assuming they own it.

Good riddance! This is awesome news!!

It's great that there is enough demand in this area to actually justify razing something that was only just recently built.

I just don't think it's economical at this point to have a single use building for a restaurant there anymore on that specific lot. Everything is going vertical in that vicinity.

Two places Trulucks could move nearby that are built out for restaurants are the Circo space and the Perry's space once they move to Park District.

That tells you how high demand has gotten that it makes sense to buy out a relatively brand new steak house for a tower. I doubt Truluck's is having any issues paying for the property upkeep, maintenance plus taxes. It also points out that other properties either require more assemblage of various land parcels or are asking for too high a price. We already know the people who own where Nickle and Rye have that property on the market for a high rise and the land where the Den, Jakes BUrgers has a residential, office and retail high rise planned and announced.

If TC buys this property, hopefully they’ll do something special. TC’s reputation is pretty conservative. The Park District is nice but with that location was expecting more..

Agreed, be nice if they go taller too, maybe up towards 30-35 floors if they can get that kind of approval.

The Circo space might be a good fit for them but would require a total redo inside.

TC does uninspired projects in Dallas nowadays. I wouldn't be expecting much architecturally.

Their culture is very conservative. Even my mom used to tell me I would have to wear a full suit every day if I ever worked for this part of the Trammel Crow empire. They believe in building a "quality" product but without the unnecessary showboating. With the Park District project, top executives at Trammel Crow were required to interview every potential employee the property management company wanted to hire. They can def be the type of company to pseudo-micro-manages a project.

They updated the article today with a response from Trulucks. They say they have a 20 year lease and dont plan on going anywhere.

Trulucks could be just posturing. Obviously there is some price that would entice them to relocate. Probably provisions in their lease agreement that allow it. Otherwise why would TC waste their time?

Well I’m all for redevelopment with a quality, well designed building AND site. However, variation in building height and massing should remain in Uptown. I don’t think Uptown will remain as active and viable if every block is filled with high-rise buildings.

I wonder how the decision was made to design the Infomart.

Hard to know. Built in the early 80s, the Infomart is an exception to TC’s usual conservative design. Perhaps it needed a wow factor to attract the type of tenants (not the usual office, etc) it was designed for at the time. Back then economics weren’t the ultimate driving factor they are today.

...Trammell Crow Co. plans to build the 2401 McKinney tower on the block between Maple Avenue and Fairmount Street.... 2-acre site next to the Crescent is occupied by Truluck’s restaurant and Gold’s Gym....Truluck’s will be the anchor retail tenant for the project.

Plans for the building call for 670,000 square feet of offices, 15,000 square feet of retail and underground parking.

Crow Co. plans to start construction on the tower early next year with an opening in mid-2023. The developer is seeking zoning changes to allow for greater height and density for the project.

There looks to be a drive thru and a small parking lot by trulucks.. the architecture looks okay.. wish it was less glass and more in line with the crescent.

I'm just glad the trulucks building is being scrapped. Awful, not sure why it was approved to begin with. It Didn't fit the area architecturally being right on McKinney and designed like an Albertsons..

I'm still surprised the retail strip across shake shack still exists.. that could easily hold multiple towers.

Overall, a good project and I like the plan. Wish the sidewalk was bigger.

I really don't think this building has enough retail in my opinion...I'm sure Trulucks will take up at least 90% of the 15,000 sq. ft. designated for retail. But other than that small critique, I think this is a really solid project. Definitely a massive improvement over what is currently there.

I like it. The drive/parking appear to be on the side, which is better than along McKinney.

I'm so glad that the god-awful Truluck's didn't stick around for too long! This is a great looking tower and a welcome addition to the area!

I'm guessing the pandemic likely hastened the closing of Gold's Gym and, as a result, we are getting this tower sooner than expected. I wonder if the same will happen to other businesses in the area.

Guess this is why Gold's Gym was so eager to permanently close this location anyway. The article says they have been working on getting both tracks since 2016. No wonder Golds didn't reinvest in the existing building they were holding out for a developer check so they could leave without spending any more money.

It’s a great looking tower (I like the reflective glass) and it’s nice to see a developer in this area propose something taller than 20 stories and make the parking underground. Kudos to TC. We’ve criticized them before for being too conservative so this is a great change.

I do wonder why this type of development wasn’t proposed 5 years ago. Trulucks spent a lot on a restaurant that didn’t fit very well in the neighborhood.

This is the best news i've heard on here since SHTF. Was getting a little disenchanted with all the prospects in Uptown... as far as i'm concerned, this project is a godsend. Anything beats an empty Gold's gym and a Truluck's parking lot

At least the Gold's Gym building was built to the sidewalk and pedestrian oriented, unlike the God awful Trulucks.

Balfour Beatty Construction filed five work in progress documents with the FAA on September 1st. Link is to the last one (...each one for a "point" of the top of this building -- 402', 402', 414', 414', 415').

I got a feeling this one is going to happen. Trammell Crow Company has a high level of success of moving forward on projects once they've been announced. Since the Dallas planning commission will green light this development with haste, I'd expect the construction to start early in 2021. It's a great Uptown location adjacent to Downtown.
