Taxes are passed straight through to the tenants. That’s prime real estate. The owner can get long term leases with rent escalators. Taxes, insurance, and utilities/maintenance all get passed on to their tenants.

CBRE is locating their headquarters from Los Angeles to Dallas.
This development is mentioned as a possible site if they eventually consolidate their local offices to one building.

The 670,000-square-foot development was designed by Connecticut-based architect Pickard Chilton and Dallas’ HKS and will include restaurant and retail space on the ground floor. Truluck’s plans to move into the building after the two years of construction.

FWIW, the renderings don't seem to show a 29-story building. It's a stretch to count 27 stories.

Dallas City Council approved a plan to give CBRE/Trammel Crow subsidies if they build this building. The subsidy would require CBRE to lease 200,000 square feet of space in their own building! The folks at CBRE must be laughing all the way to the bank.

This has Trammel Crow and CBRE involved all pretty sturdy developers. The question is the Maple Ave road work getting in the way of this starting at all? They have had Maple ave along the southern edge of this site for months now. Plus the apartment building further down Maple. DId this site maybe need some utility work before construction could start for some reason maybe? CBRE isn't going anywhere so it's odd but also I can see them not being in a rush too.

Maple Ave. is so bizarrely bad between McKinney Ave. and a little short of Wolf. There are massive divots really close to the McK intersection that I'm not sure you can just call them potholes. This as a pedestrian observer from the sidewalk.
Regardless, while I have zero knowledge of if the street chaos has anything to do with the construction schedule of this tower - it does appear it is definitely not helpful. I guess I could use a lot more info on that detail that I don't have at the moment - I'll try to look up a few things later.
Between old Old Warsaw/3001 Maple/28whatever Maple/2401 McK/Springs-whatever - there's a lot of shit going on or presumed to be going on in this short and fairly narrow corridor. Maple will have to be *resurfaced again for sure in a couple of years or so, assuming all or most of the vertical construction happens. I'll post some photos later, too. My lunch break was a loop around a lot of this today.
*-My own anecdote based on what kind of heavy equipment I see pass through constantly with only one building (old Old Warsaw) u/c, deliveries to The Crescent's hilariously tiny loading dock, and, other stuff with street work and nearby demos. Granted, 3001 is u/c, but, they're largely using Wolf.

Called Trulucks manager today. Even they don’t know when construction will start. Saying “it keeps getting pushed back”. As of now you can book a reservation through December

I did notice that a bunch of car barriers blocks piled up just to the right side of the True Lucks restaurant parking lot. Don't know if this means anything

No...that is most logical as no construction will start until the CBRE agreement is finalized ( a guarantee for the construction $$$). Wish they had included residential somehow in this project so you could get the killer cake delivered from Trulucks the ground floor to your door. Maybe next time.

Construction Journal is now expecting this project to start August 2022. This was just updated today. They just had the dates they pulled from TDLR before. CBRE did just release a very positive quarterly earning report today. We shall see.

I wonder if Trulucks might ghost out of some location and do a revised menu for pick-up/courier vice just shutting down for a couple of years or so whenever this project actually starts. Just thinking out loud.

Drove by the location of this project on my way to work and noticed they took down the proposed rezoning sign that was there a week ago. Not sure what this means.
