So, Park District Residences is either 32, 33 or 34 stories depending on what web page you find describing it. Looking at the rendering in this pic, this 30 floor Miyami tower towers above Park Districts 30 plus story tower.

But aren’t office floor heights usually taller than residential, which is why this one might actually be a bit taller than the Park District residential tower?

I know living walls are all the rage, but man... you could really make some amazing LED displays with those walls if you wanted to.

The hotel is a part of the second later phase. I doubt they have even a hotel flag meeting yet. This is one of those launch flashy renderings with multiple phases and see if you can make it through the first phase. The second phase will probaly get lots of design tweaks when and if it ever launches.

The asks for such a building are not inconsequential (but most wouldn’t even need to be asked on the south side of Woodall Rodgers). They want to triple the floor area ratio to 12.5 (seen in the bulk of the building). The height almost doubles from 240-feet to 450-feet (again, not an issue on the other side of Klyde Warren). They want to reduce parking (like everyone else). More controversially, they want to eliminate setbacks on Harwood to zero. While initially concerning, it was explained that at ground level there would be wide sidewalk and greenery setbacks, they would just be setback under a cantilever. While some were uncomfortable with this, I felt that if their zoning was written properly, it’s essentially a shaded and dry place to walk. But it is the main drag into Klyde Warren, so you want it to feel generous (more detail needed, I think).

This project has totally gone off radar & has been overshadowed by the most recent announcements in Victory Park & Uptown. Should be interesting if this one ever gets going.

This one will come around eventually. Whether or not as envisioned originally, this family knows the potential and is extremely patient. Maybe this years antics might make the overall project scope better someday in the future, even.

The more I see this design, I dislike the base of the tower more and more. For such a prominent spot, you’d think it would be more welcoming. It looks so crammed in this spot.

That's a smart observation. I reminds me of something you might see in Midtown Manhattan. Forced green space on a sidewalk.

Haha, you're absolutely right. I had completely forgotten about this, but that's a good sign that we have so many good things happening in Dallas that it's hard to keep track of them all.

The greenery on multi-levels is relatively new for Dallas, so it's better than the Kleenex boxes in most of Harwood's portfolio.

For sure, assuming the towers end up actually looking like the renderings (where Harwood usually falls down), this would be way better than any Harwood project so far.

It better have LED's we're leaving in the future here.
Given all the greenery they expect to have. IT would even be advantageous to incorporate them.
I know some of the greenhouses around DFW have LED growlights that give this interesting purple glow to them. It's very alluring and helps with growth.
Of course its not the same thing for outdoor plants.
but the issue with alot of these renderings is that they put alot of greenery
without considering the upkeep and then the plants all die in the Dallas Summer Sun.
Just like how Central Expressway was supposed to be.
And then you are just left with dead plants which looks way worse.
So they better put LED's. its for the plants

No, non-native plants die in the Texas sun particularly when they are planted in ways that are not realistic to the natural environment here. We have plenty of lush greenery that does survive here beyond dessert plant life but in many cases Dallas developers try to force things that look great in other states because someone in some upper office above the landscape architects office dictates it because they want that East Coast look etc. I trust that the landscaping architects know what they are doing in most cases but I imagine they also know what the CEOS want to see when a project has a ribbon cutting with the press all around.
If Mexico City can make vertical gardens work which in their case help reduce pollution I imagine Dallas could to. Dallas developers don't want the hassle and with city governments here not having any desire to push developers you get what you get.

Looks very similar, but it seems they made the podium thicker with less greenery, and changed the top portion/ crown. Not a change for the better IMO. Looks more boxy than before. And yet still somehow better than the Hillwood’s iconic gateway to Dallas!
