They've really moved along at a quick pace on getting this one started. The crane will be up soon.

I like what they did with that ground level space. Really a plus for this area.

It will probably be a fortress closed off to outsiders. Mckinnon or Harry Hines need to be narrowed if Harwood ever wants to become a walkable area, but that will never happen because those roads are practically expressways for people to DNT.

Why don't they create a TIF or PID and rebuild Harwood St. from Blue Ciel to St. Anne's?

If Harwood continues on the path it's going, I could see it having the clout to influence the nature of both Harry Hines and Mckinnon as it will no longer be 'fly over country'. But there not quite there yet, and I'm not convinced it's in their motivation at this time.
The more people move in and work here, the more obvious it'll be that those two roads don't jive with the area. It's only a matter of time before people start getting hurt. The entry to MODA is right on the corner of Harry Hines there and when crossing with my son at Payne several weeks ago it seemed very dangerous.

I think maintaining Harry Hines & McKinnon as highway access roads could play into the linear neighborhood being created along Harwood Street - sort of like the alley behind a house.... utilitarian in function. The neighborhood doesn't really continue south of McKinnon... Little Mexico Village is not likely to go away pairing Harwood and Maple as the truly viable pedestrian options between Katy Trail and Arts District. The vehicular thoroughfares will provide localized access to parking and cross streets while continuing the quick shot to downtown. Hybridization will friendly-up the one way thoroughfares, and create one or two protected crosswalks to Victory Park/Design District.

The idea is for that area to become more Walkable. I read this in a article were some Hardwood execs. Mentioned this very thing. However, I don't think that they're at that point right now. Let them get more residents first then Maybe.

A couple of takeaways from this.

1) if the district is 98% leased and Rolex is the lead tenant in the new building..I wonder if they decided to build another commercial tower soon. What are thier plans for the current Rolex site?


2) they're cognizant of the inhospitable nature of their district and in particular McKinnon; which is comically so anti-pedestrian.

This is one of the most interesting towers going up, hope they make good on the green spaces shown in the renderings. Afraid all those trees will somehow just not show up on the upper levels when it gets built out.

Are these Harwood buildings being built in order? I'm looking at the original masterplan, and there are ten buildings, so I'm just wondering if this is the last one.

They are numbered not in order but so as to name them without the heft of individual naming schemes. Since they are all a part of the district naming them Harwood 1-2-3-4 etc means they are seen as part of the larger project and not a property separate from the larger project.

Gotcha, thanks. So, if they are not necessarily being built in order, which ones are left? Seems many have already been completed, with a few under construction at the moment.

You would have to ask them. They could buy more property or redevelop existing property etc. Tomorrow they could buy some more stuff close to their existing site or redevelop one of their underutilized sites they already own.

Have there been any announcements about a 22st Hotel in the Harwood District, or does anyone familiar with the master plan see a slot for one? I heard from a reliable source that an announcement was coming soon. Just curious if it's something I missed.

Oh, and those palm trees upthread a bit are staged for the Bleu Ciel. In case anyone thought they were for this building or just random caged trees hanging out. The other plants, too.

Remember when that one website had all the Harwood Forum visuals, and then the storm followed for quite awhile? Subsequently, they deleted all the renderings at least from their own website. Nothing to see there. . .! Even though everyone with posterity in mind had saved the visuals already.

After a periodic review of the website, I noticed they did bring back this one from back in the day; but, it doesn't at all necessarily mean anything. Just interesting to notice it online again, that's all. . . Hell, it may have been back online for quite some time. I didn't check very often.

Harwood still has "The Forum" listed as a future project. I wonder if they'll start releasing details soon on this project. Looks like they're fishing for a tenant

I passed by this building today and it looks like it is nearing the height of the adjacent building it will connect to with resteraunts on the ground floor. I don’t know about everyone else but I’m really looking forward to La Rue Perdue, the internal restaurant row between the two buildings. I hope the restauarant selection is more than just geared towards the daytime office workers.

It's such a poor location (no visibility, crammed in between some pretty unfriendly streets, isolated, etc...) that it seems like it would have to just be lunchtime office worker fare.

I was initially excited for La Rue Perdue, but, I agree, the location is poor, and that's mainly because the rest of the Harwood District has made zero effort in becoming a walkable and pedestrian friendly environment.

This one is finally starting to show up on the skyline. Hope it turns out as good as the renders, Harwood can disappoint.
